You can view the luxurious countryside from your poolside chaise as you relax, get motivated and venture into Perugia for the famous sights, or enjoy a round of golf at Lake Trasimeno, all within easy access. We recommend this accommodation, because you just may find that you want to return to this private hilltop estate, holiday after holiday!

With its isolated, secluded location near the hilltop village of Montelaguardia, you will feel a world away from the major cities of Perugia and Assisi, but you are actually less than a 30 minute drive away. Within the village of Montelaguardia (about a 30 minute walk) you will find a bar for drinks and magazine/newspapers, and a grocery store. The nearest bus stop is about 600 meters away from the villa; a bus leaves every hour for Perugia. The trip takes about 20 minutes. A visit (or several) to Perugia, with its Etruscan origins, is a must. The Piazza IV Novembre, the heart of the city, is where locals and tourists gather. Any visit to Perugia should include a stroll along the Corso Vannucci for your evening passeggiata (stroll)! You can also spend a day in Assisi, where you will find the Basilica of St. Francis and the Pinacoteca Communale. Other convenient day trips include visits to Lake Trasimeno and onto Cortona and Arezzo. Gubbio, an hour’s drive away, is also welcoming, with its Palazzo dei Consoli, Piazza Grande, and Palazzo dei Podesta.

Enjoying complete privacy, this independent house is situated behind a gated entrance, surrounded by fields and trees. There are staircases between floors on the outside of the property, as well as inside. It offers views from three terraces, one of which is equipped with a table and seating for 8. There is a swimming pool (4m x 8m), and garden equipment is also available. There is private parking.

Ground Floor: There is a living room with working fireplace, a dining room with seating for 8 people and a working fireplace, plus a nice kitchen with microwave and dishwasher. There is a full bathroom with sink, toilet, and shower. There is a laundry room with half bath (sink and toilet) at the back of the house; it has an exterior entrance. There is also a patio at the rear of the house with table and seating for eight.
First Floor: There are two bedrooms, each with 160 cm queen-size beds and ensuite bathrooms. One bathroom has a tub and handheld shower head, while the other has a stall shower. Both also have a wash basin, toilet, and bidet. There are two additional rooms, each with two single beds, situated in another wing. The bedrooms share a bathroom with tub, handheld shower, sink, toilet, and bidet. All bathrooms have heated towel racks.

Overall:
We had a wonderful and relaxing week. The villa was very comfortable and very well appointed. Its location was central to many of the interesting Umbrian and Tuscan sites and hill towns.
Enjoyed Most:
It was quiet, peaceful and centrally and conveniently located. The view of the Umbrian countryside was spectacular. The owner was extremely helpful with directions and tips on Perugia (including the best gelato in town). She is also a terrific cook. We recommend engaging her for a few dinners.
Enjoyed Least:
Parking was a little awkward. There were a few idiosyncrasies like lighting the stove and the cycling of hot water during showers, but none of these dampened our enthusiasm in any way.
Surrounding Area:
Pleasant walks, great views, quiet, close to Perugia and hill towns.
Nearby Events or Locales:
Montelaguardia was the nearest small town. It's really a bit too much to walk. Ponte Pattoli was around 5 km and had a great supermarket.
Tips or Restaurants:
All of the essentials were there and supplies are easily obtainable from the supermarket. There was a small taverna in Montelaguardia that we liked for pizza. Do try to arrange a tour with lunch at Antonelli vineyards for a real treat.
Directions:
We used a GPS with the coordinates provided by the owner. Be sure to enter them in your GPS using the correct format!
Check In Out:
The owner was very helpful and let us drop off our luggage before the appointed check-in time and also made lunch reservations for us in Perugia. She couldn't have been nicer.

Overall:
Very good experience. The owner, Anna, was delightful and very helpful when we arrived. She told us about the area and places to visit. It is a lovely old villa in beautiful surroundings.
Enjoyed Most:
Lovely position surrounded by vineyards and olive groves. Lovely garden. It was nice having a table on the outside porch but right near the house. Taking the bus to Perugia worked well.
Enjoyed Least:
Not much space, and in one case no space at all, for storing clothes in 3 out of the 4 bedrooms. The twin beds had very soft mattresses.
Directions:
We did use a GPS. We probably wouldn't have been able to find it had it been dark when we arrived!

Overall:
We loved our stay at Casa Carmelina. The house and gardens were beautiful. The pool was a delight during the hot days. It was very well placed to travel around Umbria.
Enjoyed Most:
The tranquility of the location was wonderful. Eating breakfast and looking out over the Umbrian hills was just delightful. It was beautifully kept and Anna the most lovely host.
Enjoyed Least:
On hot days, it was difficult to cool the bedrooms down.
Surrounding Area:
Everything! The historic hillside towns nearby from Assisi to Gubbio were all wonderful. We even rode horses through the hills.
Nearby Events or Locales:
The small local village had very little, but a 15 minute drive had us at the local shopping mall, complete with a huge hypermarket which had all our needs. There is nothing within walking distance and you must have a car at this property.
Tips or Restaurants:
You must go to the delightful Villa Taticchi - the food is wonderful and excellent value. We did a cooking lesson there with Francesca and learnt to make what we ate. It is a 15 minute drive from the Villa.
Directions:
We didn't use GPS although would be useful as we got lost getting home in the dark!
