Furnished with antiques and comprised of seven bedrooms, choose to cook for yourselves in your large kitchen or have someone prepare something delicious for you, right in the comfort of your home. Only adding to its greatness is the fact that this farmhouse in Italy is within walking distance of Sant'Albino di Montepulciano.

Just 800 meters from the farmhouse is the village of Sant Albino di Montepulciano where there are thermal spas, grocery stores, butcher shop, bars, and restaurants. Four kilometers away is the center of Montepulciano, which like Many Tuscan towns, is known to produce great wines. Many of the buildings date back to the 14th century but the castle is believed to date back to the year 715. Because Montepulciano's center is "car-free," seeing the main sights such as the Cathedral of Santa Maria Assunta and the Palazzo Comunale will be easy and fun. There are also many restaurants, shops, and cafes in addition to the some necessities like banks and pharmacies. Great day trip destinations include some of the regions most famous towns like Cortona, a city filled with beautiful art, museums, shops, and restaurants, Siena, and Arezzo.

This farmhouse was built in the 16th century and is surrounded by the Cappuccini Mountains and is also within a garden of olive trees, cypress trees, flowers, and herbs. As a farming estate, olive oil and grains are produced on the grounds which allows guests the opportunity to see the workings of a Tuscan farm. Accessible from the farmhouse's living room is a patio with a pergola lined with wisteria vines covering a table with chairs. This leads to the grass landscaped garden where there is a private swimming pool (16m x 8m, open from May 15 - September 30), and Jacuzzi surrounded by sun loungers. Parking is available within the property grounds.

Ground Floor: There is a living room with four couches, coffee tables, a TV, and large glass windows with views of the gardens. The dining room has several tables with chairs and the kitchen is equipped with a cook-top, oven, microwave, coffee maker, toaster, and dishwasher. There are three bedrooms on this floor. Each bedroom has a king-sized bed (210 cm) and an ensuite bathroom with a sink, toilet, and tub with a handheld shower.
First Floor: An internal staircase leads up to sitting room, with chairs and a fireplace, and four bedrooms, each with a king-sized (210 cm) bed and an ensuite bathroom with a sink, toilet, and shower.

Very nice.
Enjoyed Most:
Beautiful house, loved the lavender, good location.
Enjoyed Least:
Living room couches were uncomfortable and better lamps for reading are needed in every room.

The gorgeous hill towns were fantastic.

Not much of a town, but a good restaurant and coffee restaurant within walking distance.
Tips or Restaurants:
Did not have a bad meal anywhere!

Use GPS and arrive in daylight !

Overall:
The property itself is outstanding.
Enjoyed Most:
The fact that every bedroom had its own bathroom and the rest of the house was spacious.
Enjoyed Least:
Dealing with the owner/manager.
Surrounding Area:
The location is central enough that you can easily make day trips to many locations throughout Italy. Some in our group even went to Rome and back in the same day.
Nearby Events or Locales:
St. Albino. It would be fairly easy to walk, but we always drove in (we had lots of rainy weather and early autumn dark).
Tips or Restaurants:
Supplies are minimal at the proerty. One roll of TP in each bathroom, 3 dishwasher tabs, one extra trash can liner. Checking in on Saturday afternoon makes shopping difficult because many stores are closed on Sunday. If possible, do your shopping ahead of time and plan to purchase all sundries.
Directions:
It was a little difficult to find the turn off from the main road as it is not marked. Not sure how to help with that. As typical with GPS it says have arrived at your destination before you actually have, and in this case it is a church which is still several hundred yards from the villa. One member of our group actually interrupted a church service because she thought the church was the villa! You must continue up the road past the cemetery.
Check In Out:
All my information from RentVillas said that check out was at 10 AM on Saturday. The owner declared that she wanted us out at 9 AM. She and her cleaning crew swooped in while guests were eating breakfast and still in their bedrooms/bathrooms. And they started going through our food and supplies and divvying them up. It made for a rather unpleasant end of stay.
