The property is located within walking distance of a restaurant and trattoria. Six kilometers away is Montespertoli, a town dating back to the Etruscan times. There are numerous annual festivals throughout the year celebrating everything from wine to doughnuts to ecology. There are also a number of notable churches and ancient buildings, including the Chiesa di Sant’Andrea and the Villa Sonnino. Short drives away that offer wonderful views of the countryside are to Florence and San Gimignano. When in Florence, visit the Piazza San Giovanni, also known as the religious heart of the city, and you’ll see the Cathedral of Santa Maria del Fiore, built in the 15th century. Other marvelous attractions include the Ponte Vecchio where you can go shopping, the Accademia Gallery full of Florentine paintings, and of course the Uffizi Gallery. There is also a train station in Florence that can take you quickly and conveniently to other cities in the region. San Gimignano is well known for its towers and rich history dating back to Etruscan times. It is a wonderful place to wander and explore, and major sights include the 12th century Duomo, the People's Palace, and museums dedicated to artwork and archeology. Siena and Pisa are also close enough for day trips.

This farmhouse is made up of a main house with two independent units and two apartments, one of which is the owner’s house. It is situated on a farming estate in a small hamlet of houses. There is a large shared garden furnished with tables, chairs, umbrellas, a barbecue, and table tennis, as well as a shared swimming pool (7m x 14m). Parking is available within the property grounds. Each unit has a private terrace furnished with a table and chairs.

InteriorDescription

(72 m2) Ground floor: A living room is furnished with a sofa bed (comfortable for one), two arm chairs, satellite TV, and a wood dining table with chairs. The kitchen corner is equipped with an oven, cook-top, refrigerator, freezer, and dishwasher, as well as a table with chairs. There are two bedrooms, each with a 160 cm queen-sized bed, and two bathrooms, each with a sink, toilet, and shower.

    Overall:
    Our experience was generally good.
    Enjoyed Most:
    The setting in a small Tuscan village.
    Unpleasant Surprises:
    The property was very cold and required heating whenever you were in the building.
    Surrounding Area:
    Proximity to main Tuscan cities nearby restaurants.
    Tips or Restaurants:
    Bring any essentials for the kitchen unless the previous tenants have left things, you will need to buy. Restaurants - try Trattoria Montalbino and Osteria Del'Ignorante in Lucardo.
    Directions:
    We did not use a GPS but one would be very useful. Even though the directions were very detailed, we could not find one of the turns even once we were familiar with the area.

    Overall:
    It was wonderful. Within driving distance of everything we wanted to see. We cooked our own meals more than we ate out. Gas and groceries were close. Two restaurants were withing walking distance.
    Enjoyed Most:
    The quiet. The private patio. The bathrooms and showers. Withing easy drive to many wonderful spots in Tuscany! When we got there, it was unseasonably cold. The Keyholder and manager got the okay for central heat and brought us wood for the fireplace.
    Unpleasant Surprises:
    When you were in the shower, you had to constantly adjust the hot water. There is a dog next door that does not like strangers, but within 2 days, he stopped barking at us.
    Surrounding Area:
    It is lovely. Calming and peaceful. Perfect haven after a vigorous touring day!
    Nearby Events or Locales:
    Montabino is the nearest town. With 2 eating places. You had to drive to get gas and groceries.
    Tips or Restaurants:
    Make sure you stop for gas and groceries BEFORE you get there. Also, remember many stores and gas stations are closed on Sunday. We used Sunday as a down time, walking close to the Villa and enjoying the quiet.
    Directions:
    We just used the directions. It was easy.
    Check In Out:
    The owner of the property came to meet us when we were leaving. I think she wanted to meet the 4 American women who were traveling Italy!!!!!!

    Overall:
    Thia was one of our very best vacations ever! This villa is in excellent condition and we had everything we needed. The quality of the building and furnishings is excellent. The host was very friendly and helpful. The location on top of a hill with a 360 degree view is awesome. The hills of vineyards and olive trees is beautiful.

    The quality and condition of the villa, the location, and the view.
    Unpleasant Surprises:
    Nothing!
    Surrounding Area:
    The view of perfectly laid out vineyards and olive groves, the local shops, and friendly people. Florence was just a short drive away.
    Nearby Events or Locales:
    The villa is in Montalbino.
    Tips or Restaurants:
    There are two excellent restaurants within a few minutes walk. You will need a rental car.
    Directions:
    The written directions were very good. I did not use a GPS.

    The host was very helpful.
