This nice estate is located in a hilly and wooded area 7km from the charming town of Todi. Only 2km from the E45 highway connecting Orte and Ravenna, it is a convenient location for visiting Umbria. The small village of Pian di San Martino, with a bar, post office and church, is less than 1km away. In Ponterio there is a supermarket, pharmacy, two banks, cafes, and a restaurant, as well as a bus stop and a local train station that links Sansepolcro to Terni.

The typical Umbria farmhouse has been converted in 5 independent apartments. The property, which includes a 3,000m2 garden, olive grove and walnut orchard, is fenced with an automatic gate. Each apartment has access to the garden and garden furniture. The communal facilities include: a swimming pool (12m x 6m, open from 1 May to the end of September), sun deck, barbecue, lounge with Satellite TV and fireplace, laundry room (washing machine, 2 sinks, iron and ironing board), ping pong and mountain bikes. There is outdoor parking for each apartment. The last 400 meters of the road to the building is unpaved, but it is in good condition.

(72m2) Ground floor: There is a living/dining/kitchen room, and guest bathroom with a WC and sink. In the kitchen are a 4-burner gas cook top, electric oven, refrigerator, freezer, etc.
First floor: Up 20 steps is the first floor. There is a bedroom with a queen-size bed (160cm x 190cm), a twin-bedded room (each bed is 85cm x 190cm), and a bathroom with a shower, sink, bidet and WC. The wooden furniture and accents have been created by a craftsman-artist. There is independent heating, with units in each room.

Overall:
This property is absolutely wonderful and I would book reservations at this place again if I had the opportunity to return to Italy. It is centrally located in Italy and easy access to anywhere you would want to travel if you were doing day trips.
Enjoyed Most:
There were several things we liked about the property. First of all, the view from the property was breathtaking. It overlooked a valley filled with sunflower fields and had a spectacular view of the town Todi. Second, we loved the set up of the property, it had a beautiful swimming pool, organic garden available to the guests, comfortable accommodations, laundry facilities, game room and most of all a friendly owner who was very personable.
Unpleasant Surprises:
I am not sure of anything that was undesirable.
Surrounding Area:
This property was located 5 minutes from a supermarket and 15 minutes from a town with local eateries and shopping. This property also had easy access to the major highway system to travel north to Florence or south to Rome if you so desired. There was also a major city, Terni, 40 minutes away.
Nearby Events or Locales:
The property set on top of a small village, Podere San Martino, which did not have any restaurants or shops. You could walk to this village to visit with the locals, but you could not walk to the supermarket. The market is located off the highway several miles away.
Tips or Restaurants:
You may want to bring pool toys for little people, but everything else is available to you at the villa.
Check In Out:
You can check out the evening before you leave and if you need to leave early in the day, this would be more efficient.
