- About The Experience
- Up to three couples can enjoy the enchantment of living in an old stone farmhouse that has been recently updated with modern conveniences including a private pool. It is located in the hills and overlooks a valley and the Mediterranean Sea. The pool area is perfect for lounging. The terrace has a wonderful panoramic view and is equipped with an oven for pizza and a BBQ as well as a dining table and chairs. What a perfect spot to enjoy the peace and quiet of the countryside and yet be close enough to access the coastal towns and beach life!
- Location Description
Ideally situated for exploring the coastal towns of Tuscany, this restored stone farmhouse property rental is located close to the sea and to several villages and towns. On a clear day, it is possible to see the islands from the terrace of the house. It is about 20 minutes away from the beach town of Viareggio. The rental property is near (6 Km) the highway connection in Massarosa which allows easy access to most of the major destinations in Tuscany. There is shopping at the village of Stiava (4 Km) with grocery shops, restaurant, pizzeria, post office, gas station. The hamlet of Panicale (2 Km) has a grocery shop, butcher and bar.
Nearby Attractions: There are many beach clubs nearby where it is possible to rent a cabana, sun umbrella and deck chairs. There is also a golf course about l/2 hour away in Forte dei Marmi. In the nearby (3 Km) Romanesque church of Pieve a Elici, during July or August, there is an important festival of classical music with well known soloists.

- Exterior Description
- This hillside 3-level farmhouse was built in the 1800’s and has been completely restored. There is a covered patio outside of the entrance level. The private pool (16m x 6.5m) is accessed from the lower level. It has roman steps and a hydromassage. It has a maximum depth of 2.5m. The pool area is fully equipped with sun beds. Both the pool and the terrace have panoramic views of the valley and the Mediterranean Sea. There is good access to the property with secure parking for up to 3 cars. The farmhouse has panoramic views of the nearby village and Mediterranean Sea. Quiet location.
- Interior Description
- Entrance/ground level:
The living room has a fireplace, and a TV with DVD/CD player. There is a double bedroom with queen-size (170 cm mattress) bed. There is also a bathroom with hydromassage tub. Both the bedroom and that bathroom feature exposed beam ceilings and plastered walls and are lovingly restored.
Lower Level:
The fully equipped kitchen is located on the lower level. It has a dishwasher, oven, cook top and a large table with chairs. It is a warm and inviting room with the exposed beam ceiling and the door to the terrace. There is also a dining room with fireplace that opens onto the panoramic stone terrace. The terrace is equipped with a dining table and chairs as well as a pizza oven and BBQ.
Top Level:
There are two double bedrooms with queen-size (170 cm mattress) beds on the top level. Each bedroom has an ensuite bathroom. One of the bathrooms has a tub and the other a shower.

Please Note:- The villa comes with a welcome basket which usually contains ready to use tomato sauce (basil), pasta and grated parmesan cheese, fresh fruit, eggs, corn flakes, yogurt, olives, cheese, prosciutto, and fresh bread. Beverages include: mineral water, orange juice, coke, milk, coffee, and wine (red and white). Extras included: sugar, salt, butter, jam, Nutella, napkins, and toilet paper

Nearby Events or Locales:
Stiava was not really within walking distance.
Tips or Restaurants:
EVERYTHING was there, including wine, cheese, and salami when we arrived, pasta, pasta sauce, coffee. Stiava, the local village was a delight in itself where we did all of our grocery shopping along with the fruit/vegetable roadside vendor.
Directions:
The written directions were right on. The GPS that we had obviously needed the software updated.
Check In Out:
The key holder was exceptionally friendly and helpful when we arrived, showed me around, explained everything and made sure that we had all of the important phone numbers to call if we needed anything.
