About The Experience
Located on the border of Umbria and Southern Tuscany, this farmhouse is a great starting point for visiting some of the best towns of each region, including Arezzo and Siena. Its outdoor veranda is the perfect place to enjoy the countryside views as you and your family dines al fresco and make plans for Italian holiday.
Location Description
The property is located three kilometers from Ficulle, a small village with food shops, a bank, and post office. Fabro Scalo is a little further and is where you’ll find markets, restaurants, cafes, shops, banks, a post office, and pharmacy, as well as a train station that can connect you to Arezzo or Siena. Fabro Scalo is on a hilltop overlooking the Tiber Valley, which means the views are picturesque. Orvieto, a city that features a once secret labyrinth of caves and tunnels that lie beneath the surface, is a wonderful day trop. Many homes of noble families where equipped with these passageways as a means of escape from times of siege. Guided tours are now offered for the visitor. In addition, the cathedral is truly spectacular. Other great day trip destinations include Lake Trasimeno, Arezzo, Cortona and Siena which can be reached via a train from Fabro Scalo.

Exterior Description
This stone farmhouse is situated in a quiet location surrounded by views of the countryside. There is a terrace furnished with a table and chairs covered by a pergola. A private swimming pool (6m x 6m) has sun loungers nearby with views of the countryside. Parking is available within the property grounds.
Interior Description
Ground floor: The entrance leads to a living room with couches, chairs, and French doors that open to the garden. There is a dining room with a table and chairs and a kitchen equipped with a cook-top, oven, toaster, American coffee maker, and dishwasher. There is one bedroom on this floor with a single bed and an ensuite bathroom with a sink, toilet, and shower.
First floor: A staircase leads up to five bedrooms. The first, second, and third bedrooms each have two single beds. The fourth bedroom has one single bed. The fifth bedroom has a double bed and an ensuite bathroom with a sink, toilet, shower, and separate tub. There are two additional bathrooms, each with a sink, toilet, and shower.

    Overall:
    Very pleasant stay. I really thought the house was beautiful.
    Enjoyed Most:
    The living room and terrace.
    Enjoyed Least:
    The pool was a bit small, the access road was tricky, and there were ants on the lovely terrace.
    Surrounding Area:
    The mountains were beautiful and the village of Ficulle was a gem.
    Nearby Events or Locales:
    Ficulle. A bit far to walk but doable.
    Tips or Restaurants:
    Il Taverno was a great restaurant in Ficulle.
    Check In Out:
    The 1500 cash deposit was steep. We gave them our credit card number and 200 dollars, instead.

    Overall:
    A wonderful experience for all. The views were spectacular, the grounds beautiful and the villa has everything you would need. .
    Enjoyed Most:
    The villa itself was just beautiful. We really enjoyed sitting outside on the patio and by the pool. The woman who takes care of the villa, Gabriella, was wonderful. She cooked dinner for us the night we arrived and our last night at the villa. Two of the best meals we had during our trip to Umbria.
    Enjoyed Least:
    The road to the villa. It's a dirt/gravel road that is only big enough for one car at a time. In certain areas along the road one side had a steep drop. A person who is not a great driver would definitely be hesitant to drive on this road, especially at night since there are no lights.
    Surrounding Area:
    The surrounding area was beautiful but there was not much to do.
    Nearby Events or Locales:
    You could not walk to Ficulle because the villa was on a gravel road a mile and a half up a hill.
    Tips or Restaurants:
    I suggest that the villa owners put together a House Book with the locations of the nearest grocery store, restaurants, and emergency numbers. I suggest going down into Fabro Scala for restaurants and a grocery store.
    Directions:
    I used the GPS coordinate given to me by RentVillas. They worked out perfectly although I didn't know the villa was on a dirt road and got really nervous that the GPS was taking us the wrong way but it was fine.
