Overall:
It was very peaceful with gorgeous sunrises, a definite event that we enjoyed daily.
The walk down the hill was a daily experience that we enjoyed but you really need a car to pick up supplies.
I would recommend it to anyone who has good hips and knees. You have to be strong to go up and down the stairs.
Enjoyed Most:
The views, the second floor balcony, the kitchen, and living room were great and roomy. We also liked the little back yard.
Unpleasant Surprises:
There weren't any screens on the windows and we had a heat wave when we were there. The mosquitos were really bad, particularly at night, so it made it essential to use air conditioning/AC. I didn't like AC during our stay due to ecological reasons and also was unsure how much more it would add to the final cost. The air conditioning cost was 50 Euros per week, even though we used it sparingly. It would have been nice to know up front what this cost could have been.
Also, a simple solution would be to have screens on some of the key windows, say in the kitchen and the side windows on the 2nd to 4th floors to get cross ventilation.
Surrounding Area:
I loved the old town of Cupra up on the hill. The walks around the hill and the beach were wonderful. The views were spectacular.
Nearby Events or Locales:
Cupra Marittima. It was within wlaking distance. There was one restaurant two blocks away that was great.
Tips or Restaurants:
iPod and stand for CDs. Spices if you plan to cook. Repellent and after bite if you don't like mosquitos.
Directions:
You need a car. There aren't many taxis around Cupra.

Overall:
The experience definitely exceeded my expectations. The combination of the medieval exterior, tasteful interior design, the gardens, and the views made it a completely enchanting experience.
Enjoyed Most:
The interior design of the villa.
Unpleasant Surprises:
The frequent barking of dogs from properties nearby.
Surrounding Area:
I loved the beach, the feeling of the piazza in town, the local shops, and the kindness of the people.
Nearby Events or Locales:
The town was within walking distance, and we jogged the distance daily, but driving into town was much easier and is recommended.
Tips or Restaurants:
We enjoyed all of the local restaurants, I couldn't really favor one. Whether it was a high end restaurant or a local pizza place, the food was delicious.
Directions:
I used a GPS that I had sent to me from EUROPCAR, the rental car company that I used. It worked perfectly for all of our travel throughout Italy.

Patrizia and her husband were very nice and very accommodating.

Overall:
The villa was lovely and very well equipped. The owners were great and really wanted us to enjoy their home.
Enjoyed Most:
The patio and garden are lovely and peaceful and the many windows provided wonderful breezes. The way the villa is incorporated into remnants of a medeival castle is charming.
Unpleasant Surprises:
The climb up the hill from the town to the villa is really impossible; don't rent this villa unless you plan to have a car or are an avid hill climber!
Surrounding Area:
Due to lack of a car we didn't see much, but it was a relaxing peaceful week. The beaches and waterfront eateries are nice.
Nearby Events or Locales:
Cupra Marittima was down the hill below the villa on the waterfront. The walk down was OK but the walk up is a killer!
Tips or Restaurants:
I thought the restaurant just a few steps away was really quite good. The staff doesn't speak English but were willing to work with our very limited Italian.
Directions:
The owners met us at the train station and took us up the hill to the villa.

Overall:
Great! Owners were lovely. The place is well designed. The area seldom travelled by Americans and rich in things to do.
Enjoyed Most:
The views and comfort.
Unpleasant Surprises:
Steep drive up. Trains by the coast made noise.
Surrounding Area:
The ocean views, then less than a half mile up, beautifull hills. Cultivated with olive, grapes, fuit, and ornamental plants, the rolling hills were a continuation of views found in Tuscany and Umbria but without the tourists. The food was great. Unbelievable seafood or family farm restaurants within a 10 minute drive.
Nearby Events or Locales:
Cupra Marittima. Yes. Steep approach seems longer when driving than when walking or running.
Tips or Restaurants:
L'Ancora in Grottamare has great seafood. For a family farm dinner, the drive to La Casa di Angelo in Grottamare is well worth the effort. Suggest Googling directions first. The kitchen in the villa was bare, so bringing staples would not be a bad idea.
Directions:
Used a GPS. But the owners met us at a central spot and led us up the mountain.

Overall:
Excellent, but remember, in early May not everything is open or is just opening up. We had a lot of nice restaurants essentially to ourselves. So really no problems finding good eats and open supermarkets.
Enjoyed Most:
The atmosphere. Quite pleasant, nice viewing. Plus, the villa had most of the modern conveniences: TV and movies in English or Italian, of course, microwave, dishwasher, etc. Very nice showers in the bathrooms.
Unpleasant Surprises:
No real complaints. We needed a can opener, but used the one on our pocketknife. The town shut off the water for one morning and afternoon, and it took us a while to figure that out. I don't know if that's a regular occurrence.
Surrounding Area:
The town was pleasant, but we headed up and west from the villa for some nice hikes and also went that way to some of the interesting hill towns. Way too much culture within 15 miles almost any direction!
Nearby Events or Locales:
Cupra Marittima was walkable from north to south. We walked to Grosmere south on the coast but that took about an hour. For all other "local" attractions you need a car.
Tips or Restaurants:
The grocery stores Tigre, about 1 mile on the main road were well stocked and fairly priced. No need to bring any favorite supplies from home. Bad Bull restaurant across from Tigre has a rock and roll decor, but they make a great pizza. Papa Sisto's next town south - 3 miles - is way up on the hill, so great Adriatic views, nice location, and a pretty varied menu.

Overall:
This villa exceeded our expectations. It is a beautiful, modern four-level villa actually built into a medieval fortress. It was outfitted with lovely tile, a dishwasher, washer, TV, and air conditioning that worked. There is an amazing outdoor garden on two levels. It is filled with fresh rosemary, lime, flowers and two olive trees which have a hammock, all overlooking the hills and the sea. You can enjoy meals out there, or read, relax, paint (which is what I did). The views are wonderful. There is a private balcony/terrace from the master bedroom which overlooks the Adriatic. Dawn and sunset are spectacular from this vantage point. The upstairs bedroom has outstanding skylights so you can sleep under the stars. Our son who is 6'4" wanted the room despite the eaves in one corner. He managed not to hit his head. Our daughter slept in the pullout downstairs. It was actually like her own little apartment. The best part was that we each had our own full bathrooms! Lots of stairs in the villa and the locale, but we loved it!
Enjoyed Most:
The location was terrific. The garden was dreamlike and the songbirds added to the ambiance. You are close to the sea and the countryside. The views at all times of the day were memorable. There is a bricked walk along the shore, perfect for strolling or biking. My husband and I actually ran on the walkway. The people thought we were a bit nuts, but... Being in a medieval fortress is very romantic. We didn't mind the steep winding walk up or down, it was so scenic. We drove to pick up groceries, and sometimes when we went to the beach. There are so many little towns to explore nearby!
Unpleasant Surprises:
There is construction nearby and at times the crane interfered with the view from our terrace. Editor's Note: The owner has confirmed that the property under construction has not yet been completed, but the excavation work, which caused noise and obstructed the view, is now finished.
Surrounding Area:
Oh, explore , explore! If you are into Roman ruins, you are in luck. Don't miss the little towns like Ripatransone, Grottamare, Offida, Ascoli Piceno! You can stop in little cantine and have informal wine tastings. We did this and ended up with too much wine to transport home! The churches are beautiful; stop and check out the little churches and abbeys. People everywhere are friendly! Even just a trip to the supermarket is fun! Seven kinds of prosciutto! The local cheeses are fabulous.
Nearby Events or Locales:
There were several concerts and gnocchi festivals in the area when we were there. The gnochhi in this region are much tinier than what we are used too.
Tips or Restaurants:
If you don't speak Italian bring a good phrasebook. We do speak (two of us) so we were quite at home. Ladies, do not bring heels. You will need to wear flats/sneakers everywhere.
The restaurant on the hill next to the villa is not the owners' favorite place but we had the best Cozze al Diavolo we have ever eaten! If you are a mussel fan try them. The pizzerias are great everywhere, as is the gelato and coffee! Our favorite local restaurant was in Grottamare in a beautiful little piazza. It was called Osteria all' Arancia. Gourmet Italian cuisine. A local pasta, maccheroncini, is delicious as well (but it is not my mamma's maccheroncini...interesting how that varies). The owners, by the way, are lovely and speak English.

Overall:
Overall a great stay at the house. It is very clean and well-maintained. The master bedroom with views of the ocean between columned deck is outstanding. Owners are extremely kind and helpful.
Enjoyed Most:
The view, comfortable beds, convenience to beach, kindness and helpfulness of owners. As an example of the last point, after hearing of my interest to visit the local Roman ruins, the owners arranged for a visit.
Unpleasant Surprises:
A minor point, but there was absolutely nothing in the kitchen in terms of basics not even salt, pepper, olive oil or any spices. Makes it very difficult to cook when you start with this level of "scratch".
Surrounding Area:
Great villages to visit. Close to beach and not far from mountains. The immediate village didn't have many things open, but that was perhaps because we were early in the season. I appreciated that there were Roman and medieval sites within a few Kilometers, as well as nice beach.
Nearby Events or Locales:
It is a steep walk down hill to the modern town of Cupra. Old town on hill where house is located has few offerings. Although one can walk, the prospect of the walk back up, with children, led us to drive most days. But really, it's not too bad for a fit adult.
Tips or Restaurants:
If you plan to cook, plan ahead for staples. Otherwise, place is great.

Overall:
This was our second time at the villa. We were looking for a quiet relaxing time, and found it. Antonio and Patrizia are great hosts. They take great pride in their property and it shows. We hope to repeat this trip in two years time.
Enjoyed Most:
It is in a fantastic location. The hill leading up to the villa is great exercise. It is very clean, well maintained and fully equipped. The view is breathtaking. The outdoor patio was a great spot for dining al fresco.
Unpleasant Surprises:
There is some construction going on and it was noisy at times.
Surrounding Area:
This is a quiet Italian village with great beaches. Cupra Marittima does not have a lot of night life especially in the off season. Some restaurants are open, but we find that this vacation works best if you try your hand at Italian cooking. The villa's kitchen, while small, is fully equipped and the local stores have all you need to make some great dishes.
Nearby Events or Locales:
Cupra Marittima is the nearest town. It is definitely within walking distance. It is just a bit more that one kilometer to the town and the beach. We walked to town everyday to go to the beach and pick up supplies.
Tips or Restaurants:
There still isn't any peanut butter in Italy. So bring your own. We found a shop on Kennedy Street called Pasta Uova that makes excellent homemade pasta that you can buy and cook yourself. There are a lot of little pizza, pastry and pasta shops. If you do some exploring it will be well worth the search. The pizza shop beside the main square has excellent pizza.
Directions:
We flew to Rome and drove from the airport to Cupra Marittima. It is about a 2 1/2 hour drive. The highways are very good and it's a pretty easy drive.

Overall:
Excellent property, featured in several of the tourist brochures. Lovely views of the Adriatic and only a short 3 km drive to the next village which had wonderful pedestrian walkways along the beach with a great selection of restaurants and ice cream shops.
Enjoyed Most:
Great views, nice terrace and balcony off of master bedroom. Top floor bedroom has 3 large skylights to give good views of the stars.
Unpleasant Surprises:
The stairs could be a problem for older or larger people as they are quite narrow. We took our carry-on bags up and left our larger suitcases downstairs.
Surrounding Area:
Excellent beaches and pedestrian walkways in the next village about 3 km away with good restaurants. Went back to one a couple of times as they were so friendly and the food was excellent. The views.
Nearby Events or Locales:
The town is located at the bottom of the hill which you could either walk or drive down to. Restaurants and the grocery shops stayed open in the afternoon - stores closed though.
Tips or Restaurants:
Didn't need to take anything. Knives, cutting boards, pots, pans toilet paper, paper towel, towels etc, all supplied. Small take-out or eat-in pizza place in square up the stairs for inexpensive pizza. Good restaurant at the top of the stairs but was not open when we went. It opened at 8 pm.
Directions:
Use a GPS which will get you close to the villa, owners live only 5 minutes away. They greeted us with 2 bottles of wine which was greatly appreciated.
Check In Out:
Called the owner the evening before and she arrived on time to check us out and return deposit. Very helpful people.

Overall:
It was wonderful. Patrizia and Antonio were gracious and always ready to help in any way possible. We loved the villa and would most definitely stay there again. To us, it was much more desirable than staying in a cramped hotel in Rome. The four stories could be an issue for some people, but we found it to be a lovely place to stay.
Enjoyed Most:
That it wasn't in or near Rome! We liked that there were two bedrooms and three bathrooms, the garden was lovely although it was a bit cool to sit aside when we were there. We found the kitchen to be stocked well enough for our purposes, the villa was clean, and Patrizia was only a phone call away if we needed her.
Unpleasant Surprises:
The neighbors played their TV very loudly well into the night. It would have been nice if there was access to more English-speaking television programs.
Surrounding Area:
It was generally peaceful. We went in April and knew we may encounter showers, which we did, and the weather was cool, but we enjoyed that we could jump in our car and drive to nearby towns. We loved the view of the Adriatic.
Nearby Events or Locales:
Cupra Marittima. It was within walking distance, but the hill from the property to town is quite steep with sharp curves and the cars drive quite fast up and down the hill to the property.
Tips or Restaurants:
As far as the property is concerned, we lacked for nothing. The town of Cupra Marittima seems to close up early (due to it being off-season while we were there) and we had a hard time finding an open restaurant on most nights. But the nearby grocery stores carried everything we needed for our stay.
Directions:
Our directions were from our map. We had no problem finding Cupra Marittima and we did not use a GPS. The drive from Rome to Cupra was about 2 1/2 hours and afforded us the opportunity to see some of the countryside on our drive.

Overall:
Our time there was most enjoyable. The owners were welcoming and helpful, and the property was immaculate.
Enjoyed Most:
The location on the cliff overlooking the city was incomparable. The surrounding "old city" was a mixture of old and new and incited the imagination.
Unpleasant Surprises:
The cactus that guards the front door!
Surrounding Area:
Hiking through the hills exploring the historical sites, walking through the old city, the little cafe at the base of the dirt road behind the property.
Nearby Events or Locales:
Cupra Maritima--a short walk down the hill but a loooong walk back up, but one we actually enjoyed very much. The townspeople went out of their way to be helpful.
Tips or Restaurants:
There is a six kilometer walking path to the next town along the sea that is very pleasant.

Overall:
Fabulous, the location was perfect with two great restaurants within a couple of minutes away. The owners were lovely, the property was wonderful and the beaches were very nice.
Enjoyed Most:
The views and the fact that it was clean, modern and had a nice side yard. Unfortunately it was a bit buggy so we didn't get to use it as much as we would have liked but there was an outdoor grill for cooking, and a lovely hammock to relax in. We liked that although we were on the top of a hill we could walk to town if we wanted. It was a bit of a trek back up because it was steep but it was doable. The two restaurants on the hill were fabulous, and walking around the streets in the area was a nice way to end the day.
The beach was close and although it was extremely hot, the crowds never got to be too much even at the public beach. The water was lovely and you could walk out to the jetties. The owners were lovely and made a reservation for us for dinner in Grottomare at a friend's restaurant.
Unpleasant Surprises:
The bugs and the fact that although there is air conditioning on each floor it didn't work well. In the afternoons you could open the windows and doors and hope for a nice cross breeze. It was a bit tough to walk to town but not impossible. Driving up to the property was a bit tricky but the owners showed us a back way up on a dirt road were we could park the car close to the unit. There isn't much to do in the area especially in August, but if you are going for a nice relaxing time and just hanging at the beach and doing a little sightseeing, it's perfect.
Surrounding Area:
All of the fabulous medieval towns. The drive to some of the areas were just amazing up windy hilly roads with the most amazing views. The beaches in August are crowded and we were the only English speaking people around, but we had fun watching the people and between 12:30 and 2:30 everyone leaves the beach to eat and it's like a different place. Even when there are a lot of people you don't really notice the crowds because they mostly just soak up the sun or just stand at the shore but there is plenty of room for everyone and plenty of chalets to stop and get a bite to eat. We loved feeling like we were not just hotel tourists and that we had a place to go back to and relax.
Nearby Events or Locales:
The nearest town was Cupra Marittima and you can walk there if you are ambitious enough to get walk back up the hill.
Tips or Restaurants:
There were two restaurants up on the mountain and they were both great. Our favorite was Picollo Cafe or something to that effect. The food was the best we had all week. The other, just a few steps from the villa and with the most amazing view has the best mussels around, both were worth a visit although the staff at neither spoke English.
The villa has everything you need, just stop and get some coffee and staples at the Supermercato and you are good to go. There is an ice cube tray and there is toilet paper stocked, I can't think of anything you would need other than perhaps your own music if you like listening to tunes. Most importantly bring comfortable shoes and beach towels are a good idea.
Directions:
It's just a difficult place to find. We didn't order the GPS when we got the car but used the one on our Blackberry. We did have to call the owner when we arrived in town because there was no way we could find the exact location on our own. The drive from Rome is about 2.5 hours and it really is a breeze.

Overall:
Wonderful - Martina and her family met us in Cupra and they were very helpful.

The view was amazing and the villa is in immaculate condition.

Nearby Events or Locales:
Cupra Maritimma is the nearest small town and it is about a 10 minute walk from the villa. You need to be in shape because it's all downhill into the town which means back up at the end of the day!
Tips or Restaurants:
The villa was well equipped and the list of items Rent Villas suggested is sufficient. Fantastic pizza place in the main town square and great gelati there as well.
Directions:
We used a GPS and the directions. The owners met us at the square in town which is definitely necessary for the first time up to the villa. There is parking up at the villa but the drive up is very narrow so you need to be confident to drive it every day. We walked into town every day and took buses or trains to some of the other small towns.

Overall:
The villa was very nice.
Enjoyed Most:
The villa was well equipped, and had a good view and garden.
Unpleasant Surprises:
The villa was more remote than we expected. The washing machine was problematic.
Surrounding Area:
Good coastal area, liked the availability of good seafood.
Nearby Events or Locales:
We did walk to Cupra Marittima but it was a tough walk in hot weather as the villa was on top of a hill. The walk was about 20 minutes and not really easy.
Directions:
Direction were good, but when we were there we didn't know which place was the villa. We needed to ask at the restaurant who phoned our host for us.

Overall:
Wonderful location and accommodations.
Enjoyed Most:
The views from the property were great, and the property owners were terrific. The property was in great condition, and the owners were very proud of their home.
Unpleasant Surprises:
There was nothing wrong with the property that would prevent us from renting it again. The home is four stories, and so the only problem for some people may be the stairs that need to be walked to get to the different places in the home.
Surrounding Area:
We visited in May, which is still technically the off season. As a result, we encountered absolutely no tourists, and boundless space on the sandy beaches! It was fabulous. I could imagine more tourists in the middle of summer at such a great location.
Nearby Events or Locales:
Cupra Marittima was the nearest town. We would walk to town in the morning for a pastry. However, the walk is steep and may not be for everyone. Access via car is very easy.
Tips or Restaurants:
Again, the only issue some might have with this rental are the stairs in the home and the steep walk to the main town. It didn't bother us, even with our small children -- but supervision is necessary with some spots in the home. There is a nice, new restaurant near the property in the old town called "Piccolo Chef" which we enjoyed and recommend. It is restaurant that is a dining experience, and should not be undertaken if you are looking for a quick bite.

It was a small Italian beach town in the off season. Things were slow, which was good. Good food and wine. Could do day trips

Tips or Restaurants:
Wash cloths don't seem to exist in Italy. If you like taller glasses you might want to bring a tumbler - another thing that Italians do not seem to use.
Directions:
We drove from Rome. We arrived in the dark so we were to meet the owners at the square. It was a small square. But they found us.

Overall:
Our stay was fantastic. All of the amenities and the charming surroundings made it a dream vacation come true. The owners were most cordial and helpful.
Enjoyed Most:
It's hard to prioritize. The view was amazing, and every aspect of the villa was well thought out. At the risk of sounding spoiled, it was certainly nice to have a dishwasher since we did a lot of cooking. We loved getting fresh seafood and preparing meals--eating on the patio. I will also never forget the view of the church bell tower from the third floor bedroom skylights--waking up in the night and seeing stars, moon--or lightning! right overhead was an awesome experience.
Unpleasant Surprises:
Nothing to dislike! I guess for someone who has problems doing stairways, or for a family with small children, this would not be the location to choose. My philosophy is "Do steps and eat gelato!"
Surrounding Area:
The views of the Adriatic coast and all the surrounding medieval hill towns were a never-ending delight. To be able to see so many historic places that are so old was almost overwhelming.
Nearby Events or Locales:
The villa is part of "upper" Cupra Maritima, a restored medieval area, and there were two eating choices there. The modern town with many stores and restaurants is down along the coast. We walked down to town most days but as others have said, you would not want to carry all your groceries back unless you are used to steep climbs. We were glad for our car here as we took day trips that would have been off the train lines.
Tips or Restaurants:
The villa is very well equipped. We cooked many of our meals here and never needed anything. We did bring extra zip-lock bags, which were handy to have. There are plenty of knives, an American coffee maker, and two Italian espresso makers--which we learned to use and love! The kitchen was fantastic! Since we were moving on to another part of Italy, it was great to be able to do laundry with the washing machine. We hung a makeshift clothesline shoestrings in the first floor bathroom.
Directions:
As suggested, we called the property owners when we arrived in town. They met us and showed us the way. I would not have wanted to try to find it on our own the first time. Our GPS was great for getting around the surrounding areas.
Check In Out:
Since we had to leave early on Saturday, the owners checked us out Friday evening and returned our deposit. We left the keys in the villa when we left.

Overall:
Absolutely wonderful villa. We completely enjoyed and made use of every floor even though there were only two of us!
Enjoyed Most:
It was so nice to find a really comfortable bed at an Italian villa. Also, we especially enjoyed the private garden. And the views, Ahh, the views!
Unpleasant Surprises:
The noise the commuter train made was initially a surprise, but we got used to it.
Surrounding Area:
The beaches are sandy and the water was warm. The weather was a little cooler than we anticipated for the second week in September but we still went swimming.
Nearby Events or Locales:
We drove everywhere.
Tips or Restaurants:
We enjoyed a very unique meal at the Osteria right at the bottom of the hill. We also recommend the center of San Benedetto del Tronto for some fabulous shopping.
Directions:
We used a GPS to get us to the town but then met the family. The daughter speaks English and she was the one to meet us.

Overall:
We had this villa for the last two weeks of a month-long trip to Italy. It was perfect. This stay allowed us to really appreciate the food and culture of a small Italian town. The villa itself was large, well laid out and contained all of the amenities that you could want.
Enjoyed Most:
Proximity to the beach, view, layout, each sleeping floor had a full-size bathroom, garden, balcony off the 3rd floor bedroom and the owners.
Unpleasant Surprises:
Stairwell and parking. The parking could be due to construction on adjacent property. The parking was good for the first week, then the construction began.
Surrounding Area:
Cupra Marittima is a very small town. It has really nice beaches both free and private within walking distance. It has grocery stores, pharmacies, and some shopping. We didn't have to go anywhere else for anything. There is very little English spoken in this town, but having said that, as long as you have your dictionary and a little understanding you will get along just fine.
Nearby Events or Locales:
Cupra Marittima and yes it was within walking distance.
Tips or Restaurants:
If you like peanut butter, you should bring your own. We couldn't find it in any of the grocery stores. The first day that we were there, our cell phone had died and the only place that would let us use the phone was a bar called Seicento. The people were very nice, and we made it our bar of choice for the rest of our stay. When you go for drinks in the afternoon you also get munchies and an antipasta plate. When you go ask for Emanuello. His English is good and has a heart of gold.

The villa is at the top of a very steep hill.

Overall:
We had a wonderful visit. The owners are delightful and the villa has everything one could need. It's comfortable and beautifully furnished.
Enjoyed Most:
The small garden and patio with a view over the sea. A delightful spot to spend an afternoon reading or an evening sipping wine.
Unpleasant Surprises:
Nothing really. The road up to the villa was a bit scary, but we got used to it.
Surrounding Area:
We took day trips to some hill towns and saw the snow covered mountains. It was a bit early to go swimming, but we did enjoy wading in the crystal clear Adriatic.
Nearby Events or Locales:
Cupra Marittima - the new part - was down by the sea. It has supermarkets, bakeries, etc. but you would have to be very fit to climb back up to the villa. A car is a real must.
Tips or Restaurants:
We were there in early May and found that the season really had not yet begun. So some restaurants weren't open, or only on the weekends and never for lunch. That was true for the two that were very close.

This villa is very special. We hope to visit again.
Enjoyed Most:
This property could be shown in Architectural Digest magazine. The views were terrific, from 3 of the 4 levels in the property and from the garden area. The master bedroom with balcony and arches providing a great view from the bed was special. It was situated in a restored historical building. The kitchen was fully furnished with all necessary cooking equipment, glassware, etc. Even the kitchen had a window overlooking the Adriatic. We used the washing machine which was convenient. We prepared several meals on the premises. One could stay here for several weeks and be happy. Oh yes, the place was also immaculate and the owners most genial.
Unpleasant Surprises:
A larger coffee pot and toaster would have been nice. The showers were small by U.S. but not European standards. The house is on 4 levels which could present issues for older or disabled visitors, but it allowed each level to have the views noted above. Also, the parking area is a couple hundred feet from the entrance to the house so packing luggage to it is a task.
Surrounding Area:
We felt Cupra Maritimma was one of the nicest towns on the coast. The markets and specialty shops bakery, fish market, vegetable markets were well stocked. We enjoyed the "private" beach directly below the villa in town. The restaurants were excellent also. Access to the super highway was good. We also loved Sirilo south of Ancona. Inland a few miles were many hill top towns which were surrounded by nice farming areas. The drive to Rome was only 3 hours or so, and 2 to 3 hours from Assisi and Cortona in southern Tuscany. The ferry to Croatia from Ancona is something we would like to experience in the future.
Nearby Events or Locales:
Walking to town is a real challenge since the Villa is located on the top of a steep hill over the town. A car is a necessity for other than marathoners.
Tips or Restaurants:
The renters provided us with a list of several restaurants in the area, including one with walking distance from the villa in the old town which was excellent - Pepenero. They also gave us a list of helpful food shopping locations in the village. Grottammare, 4 km to south also had several good restaurants on the beach and in the city.
Directions:
We met the owners in the center of town. They led us to the villa which was very helpful. The route is narrow and steep so following the hosts is recommended the first time.
Check In Out:
The owners checked us in and checked us out the day before we departed. They returned to us the 200 Euro security deposit collected at check-in. Given the quality of the property we did not have a problem with a security deposit.

Overall:
It was a great restful vacation. Do not underestimate stairs. Bring DVDs and CD"S they have a little system.
Enjoyed Most:
The view, the patio with table and chairs and the garden were lovely. Property owners wonderful and there when we needed them. A trip to the hospital was required and they took us.
Unpleasant Surprises:
The stairs. Although we knew there were 4 levels, the stairs are very narrow and steep. We did not attempt to get our luggage beyond the living room floor and therefore did not have the convenience of having our clothing in the bedrooms. I'm sure had we asked the owners they would have definitely done this for us, but the difficulty remains. DO NOT bring elderly people and or people who can't do stairs.
Surrounding Area:
It's all about the beaches. But you need the car! We had our favourite beach, the Marinai, which had a little restaurant that served the best calamari anywhere.
Tips or Restaurants:
Grocery store easy trip by car. In Cupra there is a nice family restaurant within steps of villa with outstanding views.
Directions:
Owners met us, and we followed them.

Overall:
The property and surrounding area was lovely and much more updated than I had expected.
Enjoyed Most:
We spent a great deal of time on the patio and with all the windows open since the view was wonderful. The washing machine came in handy and I appreciated that there was a bathtub next to the master bedroom.
Unpleasant Surprises:
The drive up to the property is a little hair-raising, especially driving a standard car. Also, materials left in the house about things to do and the history of the area are all in Italian. We could have also used a few more towels since we were there for a week.
Surrounding Area:
We loved that it was a slower pace and felt authentically Italian. Few people spoke English fluently and yet they were very gracious with our limited Italian and we managed to communicate. We spent many afternoons on the beach. Our children even made friends with one of the restaurant owners children and they played together several days at the beach.
Nearby Events or Locales:
Since the villa is at the top of the hill walking into Cupra Maritima and back is a challenge. Having said that, my friend and my children did. The walk is not too far, but is steep. There were grocery stores and restaurants close by. We also traveled to Grottomare and San Benedetto del Tronto regularly for shopping, the beach, and restaurants.
Tips or Restaurants:
The owners recommended Chalet Gabry, near the beach. We had dinner there and it was very good. We also ate at Messr Chichibio in San Benedetto. It was lovely, near the beach, white tablecloths and the food was very good. It was much more upscale. Also, if you want air conditioning be sure you make arrangements in advance. We didn't realize we would pay extra for it, which was fine, or that we'd need to set it up with the owners for it to be turned on. We would have loved to have access to materials in English about the history of the area. We even checked with a bookstore in town and they didn't have anything. From what we heard it is a fascinating area and we didn't realize it until we got there.
Directions:
We drove from Rome to the villa. This was our first trip to Italy so there was a good deal of anxiety about making our way. Between Sandra's directions and a good map we made it just fine.
Check In Out:
Check in was a little tricky because we got to the town and then had to call the owners. We couldn't get our cell phone to work so we stopped at a local hotel and a gentleman helped us call our contact. Once that was done we connected with the owners easily.
Check out was easy and good.

Overall:
If you want to see and experience a part of Italy that is truly unspoiled by the hoards of tourists come to the Villa Annunziata, but hurry this will not last too much longer!
Enjoyed Most:
A unique opportunity to stay in a "real" medieval village and still enjoy quite luxurious accommodations. This was not "Disneyland" it was true to life and absolutely fabulous. The views alone of the Adriatic were wonderful, and when you threw in those of the surrounding countryside, who could ask for anything more?!
Unpleasant Surprises:
The kitchen while very modern and brand new, could have had a few more of the basics: can opener, cheese grater, wider selection of cookware. We had a gourmet cook in our group and she was hard pressed at times. However, this did allow us to take advantage of the excellent restaurants that were a stone's throw away. The web site had a comment regarding the steep steps in the Villa as a possible problem. Yes, they were steep; however, we didn't encounter any problem.
Surrounding Area:
The authenticity of the medieval village as well as the friendly people. Marche is a beautiful area affording great scenery, art, mountains and seashore.
Nearby Events or Locales:
Cupra Marrittima was an easy walk down the hill... however the climb back kept us from even trying to walk it. A car is definitely needed.
Tips or Restaurants:
When we return we will bring binoculars and ice cube trays. The Italians are not interested in ice. There were two restaurants that I would suggest you try in the heart of the village: "Pepenero", and "Papa Sistos" in the old city area of Grottamare, just down the road. Both were excellent and reasonable
Directions:
Don't let the road up to the Village intimidate you. The route that you take initially is done for ease of unloading your baggage. The main drive while windy and steep is not a problem. We were met by the owners and their teenage daughter, who acted as our interpreter, even though it wasn't needed since the owners spoke excellent English.

The setting and views were outstanding. All of the community areas were very comfortable and functional. The Medieval town of Cupra was very interesting and picturesque.
Unpleasant Surprises:
At night you could hear the train from below, but that depended on the direction of the wind.

The walled cities and the sea.
Nearby Events or Locales:
The modern city of Cupra Marittima would be considered walkable but the walk back up the hill is athletic, to say the least.
Tips or Restaurants:
You need a car to see the surrounding cities and sights. There are two grocery stores that stay open through the day, Tigre Fly in the modern town of Cupra.

Enjoyed Most:
The historic value of the property is amazing. It is a section of a 10th Century Fortress, parts of which are being restored.
Unpleasant Surprises:
The stairs. The property encompasses 4 levels. The mosquitoes were in evidence, even in October. I would highly recommend having bug spray with you.
Surrounding Area:
The surrounding area is beautiful. The Adriatic Sea and the villages along it's shore are full of history and very friendly people. The property is within 45 minutes of Loreto and a little over an hour from Assisi.
Nearby Events or Locales:
Cupra Marittima was the nearest small town. It was an easy walk down the dirt road to the town, but walking back up the hill was more work than it was worth.
Tips or Restaurants:
This is NOT a property for people who may have knee problems or problems climbing many stairs. This IS a property for groups looking for an amazing view within an ancient walled city.
Directions:
This property is located at the TOP of a very large ridge and it can be intimidating. Parking is on the side of the road.
Check In Out:
Upon check-out we paid an additional sums because of black scuff marks on the stairway - probably caused by our suitcases rubbing against the narrow staircases.

Overall:
We found the property to be of a very high standard and would recommend it to anybody. We were greeted by the owners who were extremely pleasant and most helpful on our arrival.
Enjoyed Most:
The overall condition of the property is in first class condition with fixtures and fittings to a high standard.
Unpleasant Surprises:
The details state 500 metres from the sea and again state 1 km from the beach. A walk to the beach would be a long and exhausting walk. We had a car and were very pleased we had.
Surrounding Area:
The views, peace and quiet with two nice restaurants near by.
Tips or Restaurants:
There are two good restaurants close by with further good restaurants in Cupra Marittima all reasonably priced.
Directions:
We telephoned the owners on arrival and they came to meet us, joined us for a quick cold beer, and we followed them up to the property.
Check In Out:
Just left the keys and shut the door.
