As advertised. Perfect location.

It's in the middle of Siena. We could walk to a bank and a couple of restaurants.
Tips or Restaurants:
The TV did not work. So, bring your entertainment, such as DVD players and movies, etc. It's hard to leave the place, but you've got to get up and go. Much to see in the area.
Directions:
Just used driving instructions from RentVillas. Came from Pisa. Found it so quickly had to turn around and go back.

Overall:
Very unique property, excellent location without a vehicle. Chianti region buses stop right in front of the property.
Enjoyed Most:
Location. Historic estate.
Unpleasant Surprises:
No showers. Uncomfortable beds.

Siena is a beautiful city, and very charming.
Nearby Events or Locales:
Siena is a 40 min walk to center of town.
Tips or Restaurants:
Bring slippers. English instructions required for the clothes washer. Da Mugolone Ristorante, Fontebecci Pizzeria. We also had authentic Tuscan cuisine prepared and served at the property for 40 euros per person, which included a tour of the owners hom and wine cellar. Very good!
Directions:
10 Euros for the cab from train station.

Overall:
We had an excellent time. We used the villa as home base for daily driving trips around Tuscany. It's also an invigorating walk to the incredible Duomo and Il Campo.
Unpleasant Surprises:
Kind of noisy, but compared to Rome: QUIET.

Everything was provided including a welcome bottle of wine.

Overall:
The first floor apartment was perfect--spacious and peaceful. It's part of the owner's own residence but still felt private with every amenity at hand. Surpassed all our expectations.
Enjoyed Most:
The fact the villa was set in its own grounds a short distance out of Siena centre (less than a mile) allowed one the tranquility, away from the bustle of the tourists, to relax.
Unpleasant Surprises:
Industrious ants and absence of an electric kettle
Surrounding Area:
What could you not enjoy in Tuscany? There is some spectacular countryside, especially in the region of Radda in Chianti and Volterra. Walled towns and steeples, vineyards and olive groves, undulating countryside, and poplar and chestnut trees complete the picture.
Nearby Events or Locales:
You need a car to get the most out of Tuscany. Within 40 miles you have Florence, Pisa, and Lucca with other historical small towns of Monteriggione and Castellina worthy of a visit.
Tips or Restaurants:
Parking in Siena is challengin. The Coop store just around the corner sells everything for eating in. Decent pizzeria across the road from gate. City dining is expensive; to look for hidden gems, get down the side streets for better menus and value.
Directions:
Hire a car with a Tom Tom.

Overall:
Excellent. The property is spacious and stunning, and Leo is warm and friendly.
Enjoyed Most:
Location and space.
Unpleasant Surprises:
The property is surrounded by a busy street on one side and a dog kennel on the other. The windows must be kept closed or it is difficult to sleep due to barking. Editor’s Note: The owner has removed the dog kennel from the property. September 2011.

It is easy to get anywhere from this property. The local shops and restaurants are really convenient.

Overall:
Wonderfully enormous space with beautiful furnishings. The owner was very accommodating and helpful. Great if you have young children who need space to run around.
Enjoyed Most:
The large windows were great for looking out onto the mountains and getting fresh air.
Unpleasant Surprises:
The noise from dogs woke us up every morning at 6. Does not make for a restful vacation! The house smelled musty when we arrived, but a few days of window opening took care of most of the smell. The kitchen was dark. There were lots of mosquitoes. Editor’s Note: The owner removed the dog kennel from the property. September, 2011.
Surrounding Area:
The space was huge. The living room is beautiful. Felt like being in a fancy villa.
Nearby Events or Locales:
Siena was close enough for us to walk. Great proximity. It took us about 15 minutes.
Tips or Restaurants:
Bring lots of mosquito repellent. Il Carrocio in Siena was one of the best meals we had in Tuscany. Definitely make a trip there!
Directions:
GPS made it very easy to find.

Overall:
Wonderful. The home was old and grand and our hosts were gracious. A special experience.
Enjoyed Most:
The size and character of the grand old villa. And the relationship with the hosts--who were there to talk to, but were not intrusive.
Unpleasant Surprises:

Surrounding Area:
Siena is a most interesting city with wonderful churches, shops, and restaurants. And the proximity to such splendid Tuscan towns and villages made for fantastic drives in extremely beautiful countryside.
Tips or Restaurants:
I believe that taking each day as it comes is the best policy. The shops/villages/churches/restaurants you just stumble across are so good and that beats trying to locate someone else's find!
Directions:
We had a navigation system but it couldn't address the difficulties of accessing the property. The instructions really need to be rethought. We drove up and down the street many times before we actually made the correct turn to get to the house.

Overall:
We were welcomed by the owner and he made himself available for all requests, questions, etc. Very nice family. We went to dinner with him and his wife one night, and had a real Tuscan meal. We did pay for it but still nice to offer. Of course Siena is beautiful as is the countryside.
Enjoyed Most:
It was huge. You could get lost in it. Well stocked with cooking utensils,coffee machine, etc, and a welcome bottle of wine from his son's vineyard. Had a huge garden which we were able to use. Location wasn't what I expected. It is not in the center of the old town, but has a bus stop right outside the gate into the center. It was not necessary to hire a car.
Unpleasant Surprises:
The location is right on a busy road so lots of noise.
Surrounding Area:
The beautiful country, vineyards, medieval towns to visit.
Nearby Events or Locales:
Old town of Siena but not really walking distance but easily accessible by bus and San Gimignano, also by bus.
Tips or Restaurants:
There are lots of wonderful restaurant finds within the old town of Siena. Stay away from the main square as they are so touristy and expensive but up the small side streets, you will find many lovely eateries.

Overall:
It was absolutely wonderful.
Enjoyed Most:
The villa was beautiful, and very large. We estimated it to be around 3,000 sq. feet.
Unpleasant Surprises:
They had renters who were above us and when they came home we could hear them. They were school girls.

It was convenient to the bus stop and a cafe was across the street.
Tips or Restaurants:
No, as the place has everything you need. Every restaurant we went to was great!!
Directions:
It was hard for us to find. The directions need some fine tuning. We just used a map and saw more of Tuscany than originally planned as we got lost a lot.

Overall:
This is a really great rental, very comfortable in all ways. We have rented many times in Italy and this was the nicest place. It was very roomy and generally very quiet except rush hour noise 7-8:00 am. All that room, parking, friendly available landlord, 20-min walking distance to town gate, 45 minutes to Il Campo, walking leisurely, made for a great stay. We traveled to other towns most days, but could easily see getting the train to Siena and spending most time there without need for a car.
Enjoyed Most:
Having a huge amount of space on the property inside and out, on-site no-cost parking, very secure, the washing machine was always available (used it twice), rental cost per week was quite reasonable, had a fire in the excellent fireplace every night with wood provided by the owner. Furniture was in good condition and very comfortable. Plenty of reading lighting (surprising for Ital)y from chandeliers and other fixtures. Very close to the Siena bypass so within minutes could be on the highway heading to Tuscany hill towns.
Unpleasant Surprises:
Very little not to lik.e Water pressure was not so great, had to pay 35 Euros per day for heat, but the place was nicely heated and otherwise inexpensive, so it was worth it. Minor point is in other rentals we might find a recommendation book from other renters regarding restaurants.
Surrounding Area:
Was well kept, appeared safe, with nice supermercato and bakery within walking distance, also laundromat, pharmacy, optician, bankomat, pizzeria right next door
Nearby Events or Locales:
Siena old town gate was 20 minute walk, 20 minutes further to Il Campo. There is a bus but we never used it.
Tips or Restaurants:
This apartment is amazingly well furnished - it's part of their house/mansion that they don't use on a 3-acre piece of gated, wooded property, so has full amenities ie, includes not only kitchen dishes and tableware but also full set of china and silverware, not bare cupboards like in some rentals. Had coffee, oil, spices, cookies, crackers, napkins, TP etc., provided by the owner. Most days we drove to other towns: San Gimignano, Cortona, Montalcino, Montepulciano, Volterra, Greve in Chianti - each about an hour drive - then returned to the house late in the day, passeggiata in Siena beginning 7 or 8:00 pm, home by 10 or 11:00 pm.
Directions:
No GPS. The directions refer to Hotel Patricia, which has two entrance gates 100m apart, but the house is basically right across the street from the stone wall surrounding the hotel's property.
Check In Out:
Owner was there when we arrives and when we left, so did not have to call or make other arrangements. He took the deposit on entry and we paid the balance for heating upon our departure. He was very friendly and could not have been nicer.

Overall:
We had a great time there and just loved the place. The apartment is a huge part of the owner's home, which is kind of palatial. I would love to go back to Tuscany and stay at Teatro 2.
Enjoyed Most:
When you walked up the outside steps to the apartment, you are greeted by a large foyer, full kitchen on the left with a marble or granite table and chairs and to the left of that another sitting room with round table and chairs, love seat and TV. The next area was a massive living room-dining room combination, the size of which you could fit my entire house in with a beautiful fireplace with benches around it so that you can actually sit in the fireplace. Going up a stone wide staircase you came to what I guess you'd call a hallway that was about 75 feet which led to our two large bedrooms, each with a private bath. There is a laundry outside the apartment and downstairs, which is adequate, but no drier. The owner was a very nice gentleman. He has two wonderful and friendly dogs, and we hated to leave them.
Unpleasant Surprises:
The heating is expensive. There is one heating system for the entire house, so when it is on, you must pay for it.
Nearby Events or Locales:
The apartment is very near Siena about 10 minutes by bus which stops right across the street. It is a bit of a drive, however, to Florence about 45-50 minutes, but there is also a bus that stops alongside the house, so that makes it very convenient. There is a supermarket within a 5 minute walk, and we cooked in two nights because we wanted to spend some time in "our mansion."

Overall:
The experience was everything we imagined. We loved Siena, the villa, and the surrounding areas.
Enjoyed Most:
It was clean and spacious. The owner was exceptionally helpful. Our every need was taken care of. He allowed us to have a fire in the large fireplace and that added so very much to the experience. Given its size, we actually ate around the hearth as it was blazing...wonderful!
Unpleasant Surprises:
The lack of ample hot water, especially when several people took showers in the morning.
Surrounding Area:
We spent three full days in Rome which was an experience in and of itself. After three days, we had seen most of the historical treasures and were ready to leave. Rome is alive, chaotic, and constantly in motion which is invigorating but exhausting. Siena was an ideal respite. We explored Siena and then took several side trips to Florence, Montepulciano, San Gimignano, and Cortona. The entire family unanimously agreed that San Gimignano was delightful and we actually spent the entire day there, although we had initially allotted three hours. Each evening we ate at a different restaurant in Siena. Recommend that you get out of the old city and visit places outside of the walls. Food is much cheaper and the "locals" frequent those spots so you receive more of a neighborhood feeling.
Nearby Events or Locales:
The villa is approximately 2 miles from the walls of Siena. There is a small neighborhood a few hundred feet from the gate of the villa which is interesting...there is a Coop, a bakery and a couple of small restaurants...very convenient. Nice to walk to the bakery in the morning for coffee and a croissant...got to be a habit!
Tips or Restaurants:
Farmer matches, extra hand soap, a flashlight, mosquito repellent, and GPS for the car rental...
Directions:
We took a bus from the train station to the villa but we were given the wrong bus , although we had the right address. Actually, you could walk to the villa from the train station...it was approximately 2 miles but an easy walk.
Check In Out:
We were personally met by the owner and he was gracious from beginning to the very end...a true gentlemen!

Overall:
This villa was absolutely stunning. The owner was very accommodating to assure our comfort, and to meet any needs that we had.
Enjoyed Most:
The villa was very well decorated, as you would your own home, with knick-knacks,and supplies. Two friendly dogs that greet all guests. Also, although this villa is in the city, there was a couple of acres surrounding the property and a walled fence. No need to worry about security.
Unpleasant Surprises:
Hard to find as street names and numbers are hard to see. The owner met us and we followed him to the entrance.
Surrounding Area:
Close to grocery, pharmacy, bank, and several eating places. One of the best was the store that sold pastries, which was across the street from the villa, and which we had for breakfast most mornings. Very close to old town of Siena. A must on the sightseeing tour. We were also able to drive to surrounding towns to visit the wineries.
Tips or Restaurants:
There is no need to bring anything but yourself and personal items. This is a terrific place to rent. We were sorry to leave.
Directions:
We did use a GPS to get to Siena, but the street portion did not work too well. Once the property is located, it is then easy to get to.

Overall:
The villa far exceeded our expectations. The owner was very helpful and very pleasant to visit with. He and the maid fixed us one of the best meals we had in Italy.
Enjoyed Most:
The spaciousness of the rooms, the views from our windows and the location of services such as ATM's, bus service, grocery store and restaurants within walking distance.
Unpleasant Surprises:
Nothing at all to complain about.
Surrounding Area:
The convenience of getting around to either leave Siena or just enjoy the area.
Directions:
We used a GPS and we missed the drive the first time. We stopped at a nearby hotel and the clerk called the owner, who was at the hotel within 5 minutes to escort us to the property.

Overall:
Wonderful! Our stay at the villa was one of the highlights of our trip.

The charm of the 800 year old villa and the lovely, fenced grounds where our children played with the dogs.

Bring a lot if mosquito repellent and use twice a day.

Overall:
The overall experience was great. We arrived early just to see where the property was located, but the owner was home and very graciously took us in. He and his wife, who doesn't speak English, were very welcoming and tried to make our stay a pleasant one.
Enjoyed Most:
The weather was cold and damp so we really enjoyed the huge fireplace every night. The furniture was comfortable too.
Unpleasant Surprises:
The coffee maker didn't work so the owner bought a new one which didn't work, either, and he took it back and brought another one that finally worked. We did not expect that great service from him.
Surrounding Area:
We were able to get to the grocery store by walking and there is a pizza place just across the street where we ate also. We found a laundromat just a short drive away. The bus stop was also very conveniently located.
Tips or Restaurants:
I always bring a washcloth as even in the best hotels they are not provided.
