Overall:
We all loved this property, including our 3 teenage girls, and hope to return! We will definitely recommend the property to others. Both of the property managers were lovely and very helpful. We accidentally left a piece of luggage on the platform at the train station in Florence, and Roberta called Tren Italia to find out what we should do--we just picked it up the next day at the Baggage Claim area. We also had a great experience one night at a local restaurant, recommended by the managers. All of the local people we met were kind and helpful, but this was almost unbelievable!
Enjoyed Most:
The location was very convenient for day trips through out Tuscany and Liguria, but at the same time it was peaceful, with a nice view of the surrounding vineyards and Tuscan hills, and with a number of good local restaurants for dinner. The villa was spacious and comfortably furnished for a family of 5. We loved the pool after mornings of sightseeing. Although, there were three other families in the building, all with children or teenagers, the property did not seem busy or crowded and there was no problem with noise. We would love to go back.
Unpleasant Surprises:
The kitchen is very small. We used the ironing board as additional counter space when needed.
Surrounding Area:
The property was very close to the FI-PI-LI, which made day trips very simple. Nonetheless, the estate itself was very private and peaceful, with no views or sounds of the highway. There was a lovely view across the vineyards and hills. There were numerous small villages close by, which offered necessary services such as a pharmacy and a plethora of good restaurants. Our usual daily plan was a 45 minute or so trip to a scenic spot Florence, Lucca, Siena, San Gimignano in the morning, returning to the villa after lunch for swimming, resting, and a good, quiet meal in one of the nearby non-touristy villages. We could recharge in the evenings for the next day of sightseeing.
Nearby Events or Locales:
The villages nearby were not within walking distance, mainly because the estate was large. There were several villages within a 5 minute drive.
Tips or Restaurants:
All the restaurants recommended by the property managers were good. We did not get all the way through the list in one week! We found it easiest to go the the Panorama market in Pontedera for groceries because of the enormous selection, plus it was easy to find and about 10 minutes away. We found the villa well stocked with detergents, soap, and toilet paper when we arrived, and a laundry room with 2 washers and a dryer had been added next to the pool. It would have been nice to have a clothes line. My 1 piece of information for visitors regards the train station in San Romano about 7 minutes away, and convenient especially for day trips to Florence You buy your train tickets at Dumbo's pizza across the street from the station and then cross under the tracks to get to the platform for the train to Florence.
Check In Out:
The managers kindly staggered the checkout procedures throughout Friday evening and Sat. morning so that people did not have to wait.

The fabulous setting. A local baker came by every morning, which was really nice.

The proximity to things we wanted to do. Centrally located.
Tips or Restaurants:
Had no trouble finding local restaurants. Worked out wonderfully. Explored nearby towns.

Enjoyed Most:
We rented three properties, and we loved this one. It was more of a small apartment complex, but we were the only ones in our building, and nothing but positive comments on the professional staff and the quality of the place. We really loved it. We used the local town for purchasing food for cooking; the kitchen had excellent cooking items. The outside seating area was outstanding; the bedrooms were great, and the environment was outstanding. Would go back to this place in a minute. Least expensive of the three villas, but really enjoyed it. The staff were very concerned about our stay, helped us with travel and followed up with answers to questions.
Tips or Restaurants:
We bought some wine that is made there. You must have a car when staying at this place.

Overall:
This was honestly more wonderful than represented. It provides the perfect blend of being close enough to train stations for getting to Lucca, Florence, Pisa, Napoli or easy driving distance to countless wonderful sites, or serene enough for just lounging by the pool.
Enjoyed Most:
It's hard to choose, beginning with the entry drive, everything is fantastic. The pool overlooking the vineyards is not to be missed. The fresh bread delivery every morning, right to our villa was an unexpected treat, too.
Unpleasant Surprises:
We never did figure out how to use the phone other than to call the main reception. Thank goodness for international cell service!
Surrounding Area:
The small towns, markets and their restaurants. The people in Montopoli, Pontederra, San Romano and everywhere else were so very friendly and open in spite of our murdering their beautiful language.
Nearby Events or Locales:
Marti was the nearest small town, but none are within walking distance. A car is a necessity, although you need not drive too far.
Tips or Restaurants:
Don't forget to bring your own soap, but the villa is well stocked otherwise. The Panorama market in Pontederra is huge and has whatever you need. We loved Dumbo Pizza - they have a couple of locations, Quattro Gigloi in Montopoli and La Tagliola in Marti 0571-461010
