The facilities were excellent-very good, the location was very convenient for sightseeing, and the owners and their interpreter were very helpful and courteous
Unpleasant Surprises:
The intermittent traffic at night from road beside property. Two of our party who chose a bedroom of which there were 3 adjoining the road, had to sleep with windows closed in the heat of August to shut out the noise.

There are many beautiful towns, villages, and countless artistic treasures, within easy reach.
Nearby Events or Locales:
Torgiano - within walking distance of 20 minutes, but walk not advised in the heat of August, with uphill walk to return to property.
Directions:
A good landmark is striking new sculpture on hillside immediately before property.

Overall:
While the description and pictures of the property were excellent, they still did not do it justice.
Enjoyed Most:
Must I name only one? The beauty of the setting is marvelous. We could have sat all day looking out from our brick patio, across the olive trees below, to the distant hill towns of Assisi, Spello, Bettona, as well as Perugia and nearby Torgiano. The swimming pool, the pool table, the small soccer field, the groundskeepers who were there every morning watering the flowers and cleaning the pool, all make Dolce Vita an exquisite place. The property has a very helpful contact person, Stefano, who was there to greet us, familiarize us with the property and how things worked, and was always on call to answer questions, make restaurant reservations, retrieve lost luggage which we needed, etc.
Unpleasant Surprises:
There was a little traffic noise from the nearby road, sometimes noticeable from the bedrooms on that side of the house. The kitchen is on the small side. But these were minor matters.
Surrounding Area:
The house is less than a mile from Torgiano and an excellent supermarket. It is also about an hour drive or less from some of the wonderful old hill towns, such as Assisi, Spello, Gubbio, Todi and Orvieto. We were able to go to one on each day and return for an afternoon swim, wine on the terrace, and dinner either at home or at one of several restaurants not too far away especially Osteria dell Oca in Bettona.

Torgiano is within walking distance.
Tips or Restaurants:
Don't bother to bring extra toilet paper or towels--they are well supplied. The supermarket is open 8:00am to 8:00pm. As for restaurants, Osteria dell Oca in Bettona has already been mentioned. Also Siro in Torgiano. The local wines are excellent.

Overall:
All in all it was a wonderful 2 weeks and the beauty of the villa and area made up for the few shortcomings.
Enjoyed Most:
The amount of outdoor space and eating areas. The pool was a lifesaver given the excessive heat. The caretaker and family were wonderful. It was clean and spacious, and the outside was well maintained. Every bedroom having their own bathroom was nice. We really enjoyed the 2 dinners the family prepared for us. Excellent food and service, well worth the 40 euros per person.
Unpleasant Surprises:
The kitchen was small and did not have adequate cabinets for food. The entire first level desperately needs window screens, as without them the flies and cats come in. The dogs barking at night; the cats fighting atl night. Lack of fans in bedrooms. Lack of comfortable chairs, both in and out. The indoor living room was inadequately furnished for the number of people the house can hold.
Surrounding Area:
The beauty of the views the quaint towns and lovely restaurants. The people were friendly. The AO market is terrific. The road signs were excellent which made driving very easy in the area. Deruta was a great town to visit.
Tips or Restaurants:
Bring bug spray, washcloths, pool towel. Be sure to request fans during the warm season; they have some available. Siro's in Torgiano was excellent, as was
I Birbi, about 5 miles from Torgiano. Taverna restaurant in Bettona. Taverna del Gusto in Deruta. Il Toscanini in Torgiano.

We really enjoyed the beautiful setting and grounds of Dolce Vita...it's clear that it is a well-loved and cared for property...

Surrounding Area:
As others have stated before us, the villa is perfectly situated on a hill outside of Torgiano - beautiful sweeping views from the terrace, with Assisi visible to the left across to the Tower in Torgiano on the right. We made a plan every night, and took off for a new adventure every day...definitely got lost a few times, but that's part of the fun, right?
Nearby Events or Locales:
You can walk to Torgiano - and we did a couple of times just for the exercise - but it takes 20 to 30 minutes, and you do encounter some traffic flying by. Not for everyone...
Tips or Restaurants:
I think the newest development is that there is an "AO" Market that just opened in October 2006. If you are just arriving, it will be on the left yellow building after 'the stoplight' out of town on the right before the light on the way into town if you are driving there from the villa. I guess the progress here is a little sad in some ways, affecting the Mom and Pop markets, but it will definitely be a convenience for future renters - they are open Monday through Saturday from 8am to 8pm continuously, and sometimes even on Sundays for special promotions...
They have an excellent selection, with many 'convenience' items, so we ended up eating at the villa more than planned after our long days away...very welcome!

This villa is a winner......
Enjoyed Most:
The villa property is very well maintained and there are maintenance people always cleaning, gardening and keeping the grounds beautiful. Especially nice are the outdoor table and seating areas in various parts of the property which gives a group the ability to enjoy different views. The owner and her brother are wonderful and helpful. The brother, in fact, helped us when our car broke down the night before we were leaving for the Rome airport. I don't know what we would have done without him.
Unpleasant Surprises:
The negatives were very minor and none that a group should be concerned with. I do think, however, that a house that size should have a larger kitchen with more counter space.
Surrounding Area:
There are a variety of interesting and beautiful towns and areas within a half hour drive --- Perugia, Lake Trasimeno, Brufa, Deruta, etc.
Nearby Events or Locales:
Torgiano is the closest town and we walked it many times, although it is a half hour walk. The only difficult thing was the lack of sidewalks and the closeness of the traffic.
Tips or Restaurants:
A brand new supermarket opened a 3-minute drive away - AO Supermercato. It is beautiful, roomy, with fair prices and a great selection of meats, vegetables, wine, etc. You can conveniently buy anything you need.
SIRO's is an excellent and reasonable restaurant in Torgiano. Make a Reservation.

Overall:
It was an absolutely fabulous Villa that beguiled the senses of all twelve of us who stayed there. Stefano, the caretaker was incredible. He was extremely helpful in every respect. When my son needed to get a homework assignment emailed back to the states, and the Villa Internet dial up number was not working, he got on the phone and found an Internet café in Perugia, and then proceeded to drive us in to Perugia and take us straight to the café. This was great because during the ride there and back, Stefano and I had a great conversation about Italy, its politics, its people, and the history of Perugia. He has a PhD from the local university, and was very knowledgeable and helpful about the area.
As for the Villa, we all agreed the photos on the Internet did not do the property justice. Often times, villas look better in photos than in reality.
Not so with this villa. As an owner of a couple vacation rentals myself, (and another couple in our group that manages 85 vacation rental properties here in Washington)we all felt that the property was very well presented and the owners did a fabulous job of keeping it up to very high standards. We would without question return to to it in the future for this reason.
Enjoyed Most:
I think our most memorable moments were sitting outside on the far patio overlooking the valley below drinking wine, eating food and having great conversation. The far patio is very beguiling at sunset, and hard to resist.
We also enjoyed the indoors of the Villa as well. We had several incredible sit down dinners we made after shopping at the local market in Torgiano. The kitchen was friendly for cooking for groups of 10-12. The billiards table was a hit for all of us as well. After a day of touring the countryside, eating dinner and talking, a round of aperitifs and billiards was perfect to round out the day (even though the billiards table was very humbling to those of us who fancied ourselves good at the game-it gave us all a reason to rib each other when humbled, and congratulate each other when a good shot was made on this very difficult table)
As for the rooms, each of us were very pleased with them. Each had their own bathrooms, which is great when traveling with several couples. They were all well appointed and comfortable.
Unpleasant Surprises:
The only thing we would suggest by way of improvements are the inclusion of washcloths in the bathrooms rather than just towels. Also, (and this may be just be an Italian custom as we noticed it in the other villa we rented) there was no spare toilet paper or dish soap, so that when you ran out, you were out. It was no big deal, as we could run to the store and get it, but we got in on a Saturday night, and the stores are all closed on Sunday. Having a few extra rolls around would be a nice convenience.
Surrounding Area:
Frankly, many in the group felt that they liked Umbria more than the Chianti/Tuscany area because it was less crowded, just about as scenic, the people were even friendlier, and it was less expensive. We also all liked the proximity of the Villa to everything in the area. It was perfectly situated on a ridge overlooking two adjacent valleys, and retained a sense of being rural while at the same time being quite close to Perugia, Assisi, and our favorite, Spello. Being close was important because after spending a week in Chianti (which was lovely), the winding roads were causing several people marooned in the back seat to get pretty car sick. Umbria was a welcome respite from that.

Overall:
Thank you for your help in planning and coordinating our villa arrangements. The travelers hints book that you provided was an immense help to all of us in our packing for the trip. We brought along all the necessary things that we needed and only just a few things that we probably didn't need.
Enjoyed Most:
The villas was spacious and the views from on top of the hill were spectacular. The grounds were well kept and there were plenty of nice sitting areas outside.
Unpleasant Surprises:
Our bathroom did not have any counter space and the showers were very small. Also, I think they could have given us a free towel change midweek. There was no Internet connection at this property and that would have been helpful.
Surrounding Area:
There are many great hill towns nearby that are fun to visit. Montefalco had a great wine festival when we were there and of course, Assisi and Perugia are worth checking out.
Nearby Events or Locales:
Torgiano was the nearest town and yes it was an easy walk. We also walked to Brufa which was just a little further up the hill.
Tips or Restaurants:
Sirco was the best restaurant for the money in Torgiano. We went back a couple of times. 4 Euro per liter of good Italian wine with no sulfites is a steal and the service and food were good. For a splurge Le Tres Vaselles was very nice. Quite upscale and more expensive than Sirco. We ate here our last night.

Nothing really stood out, however, the kitchen should include a few staples like sugar, tea, salt and pepper, etc. A supply of toilet paper, as well.

Overall:
Beautiful courtyards with four different outdoor eating areas, manicured lawns, volley ball court with net as well as a mini-soccer field with ball to help with exercise. Orchard with apple, pear, orange and hazelnut trees. Nice size swimming pool with diving board and deck chairs.
Enjoyed Most:
The view from the patio at night looking out over the city of Assisi.
Unpleasant Surprises:
The owner put timers on the lights that go up the stairs and occasionally the timer would go off before you reached the top. Seriously, there was nothing not to like! Perhaps the kitchen was a little small for a group trying to cook.
Surrounding Area:
We did a lot of day trips to various cities around the area, even managing to get to two or three of the smaller sites in one day and get back before night!
Nearby Events or Locales:
Torgiano was about a mile away so a car is definitely a must to stay here!
Tips or Restaurants:
The owner put screens on all the bedroom windows so the bugs weren't a problem. The pool was beautiful however you only get one set of towels a week for showers or baths, so I recommend bringing "pool towels along, or be prepared to do laundry several times a week! The washing machine takes an hour and a half to go through its cycles and no dryer, so all laundry must be hung out to dry!
Directions:
The owners do not speak English, so when I called upon arrival to check in I some time trying to understand whom I was suppose to call that spoke English and the phone number to reach him. Just a small glitch!

Overall:
The owners were very nice and provided an English speaking person available 24/7. We traveled with 4 adults and 6 kids ranging in ages from 6-23. We had plenty of room, hot showers, and the swimming pool was great. We used the outdoor BBQ on July 4th and celebrated Italy's win of the World Cup. In turn, the parents beat the kids 3-2 in our own World Cup game on the soccer pitch. I would definitely recommend this villa to any large family or group. We hope to possibly return in the future.
Enjoyed Most:
The property is very beautiful. The views are spectacular since the villa is surrounded by 4 or 5 walled cities. There is ample room in the hallways, bedrooms, bathrooms, and kitchen. Our most favorite place was outdoors having dinner and drinks while enjoying the view. Caretakers were on the property daily cleaning the pool and watering the plants. The on-line pictures do not do the villa justice. This is the first place I have ever stayed that it actually looks better in person than the on-line photos.
Unpleasant Surprises:
Being American, a little AC would have been nice. However, the breeze was usually good. Once side of the villa is close to the road which gets some traffic in the morning.
Surrounding Area:
The villa was located in the center of Umbria. All the sites were very close and easy to reach by car. It seemed that this area was somewhat undiscovered by the usual tourist population. Therefore, we did not have much problem with parking or lines.
Nearby Events or Locales:
Torgiano was just down from the villa. It had a well stocked grocery store, banks, gelato shop, and restaurants. The walk would have been a little too far.
Tips or Restaurants:
The villa had all necessary items to prepare meals. We made ice with trays and figured out the Moka appliance to make espresso. We brought pool towels. We purchased a Vape unit for bugs, but, we really did not need it. There were some already there in the villa. Plus, we left the one we purchased. We ordered take out Pizzas from the Ristoranti Pizzaria located on the road to Bettona at the edge of Torgiano. We actually ran into Enzzo Rossi ordering take out himself. The Siro restaurant in the centro of Torgiano was also good.
Directions:
I would add that there are two entrances. Their first has the gate and monument right on the road. The better entrance is the next immediate turn-in about 100ft from the gate on the road. This turn-in leads you to a gate with a bell and automatic opening gate.

Enjoyed Most:
The villa was in an excellent location for the places we wanted to visit. We are a family of ten and there were quiet places for everyone. The children loved the pool and the soccer field. All in all it was everything we hoped for.

We went to Assisi, Perugia, Siena, and lake Trasimeno. The views were spectacular and the traffic relatively light.

Overall:
This is an excellent property and the owners take much pride in it. They were affable and helpful. It is an excellent property and we are happy we rented it.
Enjoyed Most:
The home is in a lovely town with great views. It is superbly maintained and has very pleasant outside areas and a nice pool. The owners were instantly responsive to any question or problem we had, since they live nearby. Loved the outdoor wood-fired oven and grill. Bought pizza dough in town and made superb pizzas in the oven.
The local hotel spa in adjacent Brufa, a two minute ride away, is terrific and you can access the spa as a non-guest. They spared no expense in this brand new facility.
Unpleasant Surprises:
We really had only three complaints:
As foodies who like to cook when renting, the kitchen was limited - mostly a question of size. We made it work for our party of 10, but it was crowded and a bit awkward.
We had a final interaction with the owners that left a bit of a sour taste in our mouths. We could not get the clothes washer to function properly and needed towels. They could not get it to work either and supplied us with eight fresh towels and arranged to have someone look at the washer. It turned out that we AND they were not operating the washer properly, but they still charged us 50 for the use of the eight towels. Similarly, we didn't like paying the 200 Euros at the end for final cleaning, even though we knew about it in advance. It's not a good property from which to walk. The road was very narrow and dangerous for walkers.
Surrounding Area:
Great locale for day trips to Assisi, Spello, Orvieto, and more. Torgiano is itself a sweet little town and we highly recommend the local restaurant I Tempi Anticho in the center of town. While the gelato place at the bottom of the hill is in what looks like a mini-mall, the folks there were warm and the gelato fine. For men, go to the one barbershop in the middle of town and get an old fashioned razor shave the guys in our group went down every second day. It was like walking back in time.

Torgiano center is a very short drive, not a walk.
Tips or Restaurants:
We mentioned Il Tempo Anticha in Torgiano. Local choices after that were limited. There is a high-end restaurant in the five-star hotel in Torgiano and while the food was very good and the service excellent, it was not a great value and was too staid for our tastes. We had an excellent lunch at the aforementioned spa and it might be a very good choice.

Overall:
Overall it was lovely and the owners were helpful and very available. We had a wonderful time.
Enjoyed Most:
This villa was lovely. The bedrooms were very comfortable and the bathrooms were spacious with good counter space for our toiletries. The grounds were beautiful. However the weather was cool, cloudy and drizzly the whole week so we didn't get to enjoy the grounds which was very disappointing because they were so inviting.
Unpleasant Surprises:
The coffee maker was very slow. You need to tell people about the electric gate. We were 7 people at the villa. Four arrived during the day. Three of us arrived at night and had trouble finding the villa on the road. We drove up and down many times passing the villa and not knowing it. We thought it was a church because of the little shrine of the blessed virgin in the wall. Finally we realized the church was our villa. But now the electric gate was locked and there was no bell. So even though our friends were inside, the house is sufficiently away from the gate that they had no idea we were out there. There needs to be a bell outside the electric gate.
Surrounding Area:
There is lots to do in this area. We went to Assisi, which is a very beautiful town. I would go back. We visited Orvieto, Perugia, Gubbio and Deruta. All but Gubbio were very worthwhile. The Duomo in Orvieto was spectacular. Orvieto and Assisi should not be missed.
Nearby Events or Locales:
The nearest town is Torgiano. The is an excellent and expensive restaurant there called Le Tre Vasilli. Its a nice little town. It would be a long walk down the hill. I wouldn't walk it.
Tips or Restaurants:
There are so many little Trattorias and Pizzerias that have very good food. We didn't have one bad meal. We enjoyed shopping at the grocery stores and having casual meals at the villa.
Directions:
The name of the villa is carved in stone by the gate. At night its hard to see.

Enjoyed Most:
The size was just great for 5 couples, large enough if anyone wanted to go and hide for a few minutes. View was magnificent; outdoor eating area was well used by us.
Unpleasant Surprises:
Not much to dislike, really. The dishwasher, coffee maker and washing machine were not what we were used to. A cloths dryer would have been nice. But we made do with the sunshine for the clothes drying. Close to the road and while not a busy one you did hear cars passing at night. Some people have guard dogs and sometimes they bark.
Surrounding Area:
Close to quite a number of small medieval walled towns. Easy to get around, not as busy as Tuscany. Trains from Ponte De Giovanni were terrfic. Rolling hills and valleys.
Nearby Events or Locales:
Torigano - you could walk if you wanted a long walk - 25-30 minutes.
Tips or Restaurants:
Really not necessary to bring anything. There are lots of places to eat. Part of the fun is exploring to find them. The restaurant at the hotel Le Tre Vaselle was outstanding, but pricey

The view, the bedroom and exterior space. The noise from the road was not a problem.

The kitchen is small for large parties we were 11 adults and 8 small children (we rented some extra bedrooms). The fridge is also too small, although new, and we have suggested an extra one just for beverages which take up so much space.

Overall:
We actually surprised our wives with an outdoor renewing of the vows ceremony at the villa. We did it at sunset on a back patio area overlooking the landscape. It was so amazing, and a memory we will keep forever. We then had a huge 5-course meal. The cook was amazing, set up through the villa. We had the best Italian food ever.
Enjoyed Most:
This villa was the best home base ever. It sits on top of a rolling hill in beautiful Umbria with stunning views of the typical Italian landscapes. From here we could travel as far as Florence or Siena or right around the corner to Assisi, and feel like it wasn't too far of a drive. Of course, taking in the beauty of all the views while driving helped us pass the time. The villa is clean, spacious, and the owners were extremely friendly and helpful with any of our needs. Each bathroom was renovated in its own style and colors of tile. We used the swimming pool and the fireplace while we were there in mid to late October. There was a garden we could use and I enjoyed going out and gathering cucumbers, tomatoes, and fresh basil to add to our dinners. The soccer field was great, as was the outdoor eating area.
Unpleasant Surprises:
There is nothing bad about this property, but only a few things that need attention.
The Jacuzzi did not work. The refrigerator door is hard to open. I am not a cat person and there were about 10 cats that live outside of the villa. I actually liked them by the time I left.
Surrounding Area:
The villa is across from a vineyard with breathtaking views of row after row of grapes and olives. I strolled into the vineyard and took great photos. The villa is very secluded and you can't hear anyone else.
Nearby Events or Locales:
Torgiano is the closest town and worth a visit. Unlike a major tourist trap, it is a true small Umbrian town and we met very nice people. We got dropped off there and walked back once, but I would not recommend it. There is plenty of parking, so go with the 5-minute car ride.
Tips or Restaurants:
Siro was a great restaurant in Torgiano. Very inexpensive and the owner is related to the owner of the villa.

Unpleasant Surprises:
Dishwasher and stove are in need of repair. Washing machine was tricky to operate. Also, there was an upstairs loggia on the end of the property that might have been nice to use. It is apparently only available if the extra bedrooms in the house are utilized, and extra payment is required. The fertilizer smell early in the morning was unpleasant for us city folk.<

Lungarotti Winery's wine-tasting and their restaurant Le Tre Vasalle.
We did a lot of driving throughout Tuscany and Umbria, and found that one of the closest hill towns was our favorite, Assisi.
Nearby Events or Locales:
Torgiano - not really walking distance unless you want to spend time taking a walk.
Tips or Restaurants:
Le Tre Vasalle is very good, but somewhat expensive.
Siro Ristorante also very good; big place with locals and less expensive
Il Toscanino restaurant just outside of Torgiano, also very good, big with locals, not expensive. The property manger gave us the name and directions.

The property is secluded, the gardens and view are lovely. The pool was well maintained and great for the kids, because it does have a shallow end!.
Unpleasant Surprises:
The bedrooms on the side of the house which face the main road do experience some truck noise early on weekday mornings. Earplugs might be necessary for light sleepers.
Surrounding Area:
All the Umbrian hill towns are readily accessible.
Nearby Events or Locales:
Torgiano is the nearby town. It is about a 2-km walk down and up a hill. Too long a walk on a hot day, but a quck drive with ample parking in town.
Tips or Restaurants:
Bring pool towels and pool toys for the kids. Siro is a good restaurant in town and not expensive. Also Il Toscanino for pizza and a less formal atmosphere.

Overall:
It was an amazing experience. The house, perched on a hilltop, has vast property surrounded by olive trees and grape vines. From one of the verandas you see towers peaking out from 3 medieval towns. It was a spectacular sight.
Enjoyed Most:
The property is magnificent and the pictures don't do it justice. The house and surroundings truly reminded us of a backdrop in a movie.
Surrounding Area:
There are so many places to visit. We toured every day and still didn't see everything.
Nearby Events or Locales:
The property is on the outskirts of Torgiano and near a little village called Brufa. Both are a healthy walk from the villa.
Tips or Restaurants:
The only decent restaurant we found in the immediate area was Siro in Torgiano. The local towns close down reasonably early, so restaurant choices can be limited. The grocery store in town also keeps limited hours. Renters must provide their own soap, TP and kitchen supplies. Stock up on groceries upon arrival on Saturday because everything is closed on Sunday.
Directions:

Overall:
We had some unfounded fears about traffic noise but the main roads are miles away. All the bedrooms and bathrooms have screens but there wern't many insects in May. There were prior, mixed reports on the owners and staff, but we found them extremly helpful, most hospitable and quite unobtrusive. They even provided fresh eggs, chickens and rabbit. The owners seem to have got it right!

The position and the breathtaking views in all directions.
The spaciousness both inside and out.
The comfortable bedrooms and en suites bathrooms.

This is an interesting and friendly town and should not be overlooked in favor of the more famous locations. Brufa, about the same distance, is much smaller.

In previous comments there was one bad and one good review on le 3 Vasalle. We break the deadlock with a positive review. The family restaurant in the main street was good fun.

Overall:
Can't wait to go again! We were there in late March and although it was nice, it was cold enough to require heating. We've heard horror stories about heat and in fact saw some negative comments about the heating in this villa. We found it to be very functional and very reasonable. Because the walls are so thick, it took a day or so to really heat up, but once it did it held the heat and was very comfortable. I don't think it was any more expensive than heating or cooling a very large American home for a week.
Enjoyed Most:
The layout in general--each bedroom with it's own bathroom makes this a great place for groups who still want privacy. Great beds and very nice bathrooms. The entire property is very well maintained.
Unpleasant Surprises:
Nothing. It met or exceeded expectations in all areas. It was just as presented which is not always the case!
Surrounding Area:
Easy access to everything. Great place for day trips, many more places and things to see than time allowed.

Torgiano was nearest and within a nice long walk although not much there. 10 minute drive to Deruta and 15 to Assisi.

Agriturismo La Montagnola is a wonderful and very large 17th century villa inhabited by the family who has owned it since the 1930s. If available, they will provide hands-on cooking classes following which you eat what you've made. They also have a working olive oil farm and will show the process and let you tour the villa. Great fun and great way to have some interactive fun. 10 minutes from La Dolce Vita.

The owner was there waiting and immediately called an interpreter to help explain the details of how to run the house. The owners, while not at all intrusive, live nearby and were very available for anything we needed--extra firewood etc.... They could not have been nicer.

Overall:
Would not be my first choice for a winter destination...but lovely in summer...

Property is quite large and provides plenty of room fo a big crowd. Downside is it was very costly to heat during our winter stay.
Unpleasant Surprises:
We had to pay for lots of extra wood for the fireplace to keep warm because of an inadequate yet still costly heating system. And we had to pay 1 Euro per minute to use the phone, including local calls. The pool table and cues could use refurbishment.

Overall:
The property was very clean and inviting. The owners even welcomed us with a plate of sandwiches and wine from their own grapes. Parking and location are superb. Pool was clean but not heated. Wonderful covered patio where we spent lots of time.

Overall:
We thoroughly enjoyed the villa and all it's charm and comfort. The views were spectacular, the locals were welcoming, and the distances to other nearby towns made it possible for us to make little trips each afternoon...taking a break from the relaxing pool.

Surrounding Area
In Torgiano , we did lots of window shopping and visiting with locals. About 15 minutes driving south brought us to Bettona and a neighboring castle-both were real great finds! Assisi was about a 20 minute drive and worth every trip we made!! Also, just sitting on the terraces and looking out over the Umbrian landscape was delightfully rewarding.

Overall:
The grounds are lovely - expansive and well-tended. There are beautiful views, and a terrific swimming pool. The house was once a monastery and the bedrooms are clean, simply furnished, airy and peaceful. The beds are comfortable, and 4 of 5 bedrooms have screens on the windows. The bathrooms are beautiful and there is excellent water pressure. The kitchen is a bit dark and small, and the lower floor (living/dining area) seems gloomy by comparison to the upper level, but we spent so much time outdoors on the beautiful terraces that it didn't matter at all.
Enjoyed Most:
It is very well situated for touring Umbria. The house is clean and well kept, with owners eager to help (they do not speak English but arranged for an English-speaking man to be available to translate if needed). The views are lovely and the house and its property are quite comfortable. We were two families with young children; the property would also be well suited to 5 couples, thanks to the layout and the ample bathrooms.
Unpleasant Surprises:
The owners, though friendly and kind, are also on the property every day at about 6 AM to tend the gardens and fruit trees on the property, which detracts from the privacy. The lower level is a bit dark and sparely furnished, but the upper level is delightful.
Surrounding Area:
We have visited Umbria several times, because we love Perugia and the hill towns. This property is particularly convenient to Bettona, Assisi, Spello, and Todi.
Nearby Events or Locales:
Visiting at the end of June means you can attend the week-long festival in Bevagna (re-creation of medieval times, complete with costumes, trades and food) and, generally a bit later on in the month, the Festival of Two Worlds in Spoleto (music, art, dance, etc.) both of which are great fun.
Tips or Restaurants:
We loved the restaurant in the Hotel Porziuncola in Santa Maria degli Angeli, the town located below Assisi.

Overall:
The villa was wonderful. It was on a ridge with beautiful views in both the front and the back. PLENTY of space. The owners were very nice and have arranged for someone who speaks English to be present on the first and last days. We would highly recommend this villa.

Overall:
This was our second visit to this villa and the property was as expected, with a few new modifications. The deck area near the pool has been enlarged since we were last there and there was a new refrigerator.
Unpleasant Surprises:
There weren't enough towels so we bought some thick bath/beach towels for the shower and the pool. We also went to Collestrada and bought fans for each of the rooms since it was warm and there wasn't a great deal of cross ventilation.

Overall:
My family (and my wife's entire family) were utterly impressed with the property. Not much else to say. Definitely to be recommended, especially for larger families and groups (of around 10).
Enjoyed Most:
The view was great. Perugia on one side of the hill, the quaint town of Bettona on the other - and far in the distance, after the morning mist has burned off, you can see Assisi clinging to the backdrop of Monte Subasio. We also enjoyed the central, yet out-of-the-way location. We were within an easy drive of the aforementioned cities and others throughout Umbria and Toscana. The property itself was exceptionally appointed and updated. It was great for everyone to have their own bathroom.
Unpleasant Surprises:
Not much to say here. There were those thin Italian towels that feel like dish-rags to American skin. The "clicker" for the automatic gate didn't work very well - probably just needed a new battery. Also, I'll never get used to those smallish European clothes-washing machines that take hours to wash your clothes. These are minor complaints.
Surrounding Area:
See comments above. Also, Torgiano was a great little village. We shopped quite a bit at the grocery store(s) there and made wonderful meals at the villa about every other night. Also, we ate quite a bit at the restaurant "Siro," which seemed to be a local favorite.

Overall:
We were pleasantly surprised that the photos and description were so accurate. The pool was larger than expected. Photos do not capture the beauty of the villa or view of the gardens. Overall, we would highly recommend this property and your firm and have already done so. We felt well prepared for what we found.
Enjoyed Most:
The king size bed, the pool, the beautiful views, and the bathrooms which were finished in Deruta handpainted ceramics.
Unpleasant Surprises:
The flies! We were able to control the mosquitos easily with things brought with us, but nothing deterred the flies-especially on the main floor. Also, the initial instructions on finding the property were pretty vague. Since our party was coming from Rome, the directions were backwards so it took us a while to find our way.
Surrounding Area:
There was a wonderful little restaurant between Torgiano and Bettona. We felt like it became home: good food, good service, lots of local people. The villa's location was great for many places, but a bit further from Florence than we thought. Also, believe it or not, we loved being about 15 minutes from the Ipercoop- a huge grocery store with everything in it- sort of like a Super K-Mart.

We adored Il Toscino (the restaurant mentioned above) and everything. Asissi was a stone's throw. Be sure to go into the old town of Deruta, much more charming and enjoyable pottery finds.
Tips or Restaurants:
Restaurant: Il Toscino. It is located halfway between Torgiano and Bettona on the main road. We should have had a map of the local area before we got there - especially of Perugia which we attempted to explore without a map on Sunday. It was a bad idea as everything was closed up. Another suggestion is that the Ipercoop sells mosquito netting and at least several of the bedrooms had velcro already on the window frames to put it up. The biggest fly haters among us did that and felt it was successful. Also, there were roaches in the kitchen, but we bought roach motels and they were totally successful.

This villa offers the modern conveniences of the present while its roots give one the majestic grace of the past. Charming villa, beautiful rooms and vistas. Relatively good value.

Heating was overpriced. It would have been good to have had someone who spoke English meet us at the villa. The chef we'd arranged for was not as good as we'd hoped for, she was the sister of our landlord.

At all costs avoid the outrageously expensive and awful restaurant Le Tre Vaselle in the hotel in Torgiano. Don't miss Osteria del Bartolo in nearby Perugia.

Overall:
The property was actually better than I expected and a great value. The views, particularly to Assisi, were exactly what I hoped for. We discovered a large indoor shopping mall not more than 10 minutes north with an enormous supermarket, and almost as large an electronics store and sports equipment store.

The soccer field was a big surprise and we played everyday.
Unpleasant Surprises:
Too many flies. We finally found several fly swatters in a drawer. The refrigerator did not keep the food cold enough. There were not enough towels and no change of sheets.
Surrounding Area:
The area was wonderful. The location perfect. I wanted to be able to look out from the property and see the countryside as it was in the 14th century without factories and highways, and that's exactly what I got.

Overall:
An excellent value. Our reaction was simply astonishment. As the rep. took us around the villa and grounds, all I could say was, "Bella". Much better than described. We didn't want to leave some days, and so rather than travel around we just relaxed at the villa. The views were beautiful from every direction. The owners even allowed us to use vegetables from their garden. I heard no complaints the entire time (that's an accomplishment with my family of 11 people).

Windows had no screens, so mosquitoes were a problem.

Torgiano is a wonderful town. The day following our arrival, the streets were covered in flower petals and leaves. The entire town was out decorating the streets. It was magical. There were plenty of stores around. I felt very at home in the town.
