Overall:
Excellent. The villa and the grounds were beautifully maintained. The rooms were spacious and nicely appointed. Three separate living areas allow for lots of privacy no matter how large your group.
Enjoyed Most:
The five newly-refurbished bathrooms were a big hit with our American group. Also, having so many bedroom choices, each with a different layout and bed configuration, allowed everyone to have a room that suited their needs.
Enjoyed Least:
We loved everything. Because we encountered rainy weather, a dryer would have saved some time. But this is more of an observation than a complaint.
Surrounding Area:
Along with the gorgeous views, it was very convenient to have a market and train station in Rufina only a 12-minute drive away. The on-property restaurant was a real treat - excellent food and wonderful Chianti (produced on the estate!) at very good prices. Stongly recommend taking the estate wine tour/tasting they offer.
Nearby Events or Locales:
Steep roads lead down to Rufina, the nearest town, approx. 6 km. away. It is not within walking distance, and taxi service is difficult to arrange. A car is a must for a stay at this villa. For day trips a GPS is a big plus.
Tips or Restaurants:
You will need to bring ALL food supplies you intend to use - even salt and pepper, as well as large garbage bags, dish soap, laundry soap, etc.
Directions:
Be aware that steep narrow roads lead to the property (this is Tuscany after all!) but they are well-maintained and clearly marked. Plan to arrive before dark. A GPS is a big help.
Check In Out:
All our experiences with Federica, Matteo and restaurant manager Andrea were a joy. They obviously enjoy what they are doing, which is conveyed through a friendly, helpful approach to their visitors.

Overall:
This property is beautiful and perfectly fitted out group of 15.
Enjoyed Most:
The layout of the rooms, the beautiful furnishings, the newly-remodeled bathrooms, the pool, the fabulous panoramic views and the excellent staff and restaurant. This place is exactly what I'd hoped it would be.
Enjoyed Least:
The refrigerators. There were two of them that did not really get cool enough to keep groceries fresh. When we arrived, they smelled, so we scrubbed them.
Surrounding Area:
The views, the winery, the close proximity to Florence, Pisa, Siena, Luca, Assisi and Valambrossa's fabulous, shady old pine forest and retreat.
Tips or Restaurants:
The only thing needed is bug spray, extra toilet paper, large garbage bags and whatever groceries you may like for breakfast. The restaurant on the property, just minutes walking distance from the door, is a great bargain and serves fabulous food.
Directions:
I did not use a GPS, but many of my guests did and found it invaluable. We got lost a few times trying to find the property, but once we were acclimated, we got around easily. More signage along the road to direct you to the property would have been useful.

Couldn't have been better or easier. Matteo was extremely friendly and accommodating.

Overall:
Impossible to describe fully the beauty of the property and the friendly staff.

Gravel road leading up to the villa.

Rufina. Too far to walk.
Tips or Restaurants:
The restaurant on the property is fabulous. The food is excellent and the staff is wonderful. They were gracious and very accommodating. We had six children ages 7 - 13 and they were very considerate of them.
Directions:
Those with GPS had no problem. Those of us without a GPS had a difficult time finding the property.
