This apartment is located on an estate in a small village just outside Montespertoli (where you can find shops and restaurants), famed for its wine and mild climate throughout the year. This area sits between Montespertoli, S. Casciano Val di Pesa, and Tavarnelle Val di Pesa. It is 320 meters above sea level. From the motorway at Tavarnelle, Florence is 16 km north, and Siena is 30 km south.

(22 hectares) This large estate is covered with Chianti vineyards and olive groves and bushes, so you have plenty of space to go on walks of up to 2 km. Around the main house there is an English garden with many varieties of roses, clematis, herbs, and shrubs. Here you will also find a large swimming pool (7m x 14m), shared by all guests.

This apartment is one of seven. It has an outdoor garden area with a private barbeque.
(200 m2) First Floor: This apartment has a combination kitchen/dining/living room. The room has a dining table for eight and a kitchen equipped with refrigerator, microwave, stove, and dishwasher. There are four bedrooms: the first, second, and third bedrooms each have a 160 cm queen-size bed. The fourth bedroom has two twin beds. There are three bathrooms with sink, toilet, and shower.

Conditions *
Security Deposit
- Upon arrival at the property you are required to pay to the property representative a security deposit payable in cash. The security deposit will be returned to you prior to your departure minus any extra charges or accidental damages to the property. The listed security deposit is: 200 EUR

- Final cleaning charge per person: 15 EUR
- Minimum final cleaning charge: 50 EUR
Other Notes
- Extra maid service is usually available upon request and is paid locally.
- If available, heating is allowed by Italian law only from November 1 to April 1 with exceptions made for extreme weather
- If you arrive outside of the acceptable arrival times you will be charged a late arrival fee
- Clients are expected to depart the property by 9:00 am, unless otherwise indicated.
- If available, cook service must be arranged at least two months prior to arrival and is subject to the availability of the cook.

The owner was very helpful and her place is beautiful. We hope to go back sometime.
Enjoyed Most:
The children really enjoyed coming back to the pool each afternoon after a day of sightseeing.
Surrounding Area:
The scenery was great and it was nice to have a winery close by.
Tips or Restaurants:
The meal the owner cooked for us was great. We wished we would have booked more meals with her. Just let her know if anyone has any allergies, or dietary restrictions and she works with whatever you tell her.

It was beautiful also. It was easy to get to other small towns like Siena and Cortona and San Gimignano.

Tavernelle. Not within walking distance.
Tips or Restaurants:
Restaurants were similar and all good.

Enjoyed Most:
The proximity to both Florence and the Chianti wine area, the swimming pool area, and the peace and quiet. The property is well maintained. very clean, and nicely landscaped. the manager was onsite frequently and available to help.
Unpleasant Surprises:
There is limited family room seating area and no outside patio area that is private to the apartment. No window screens to keep out insects in the kitchen area -- all windows should have these.
Surrounding Area:
Beautiful rolling hills, villas, vineyards, and decent roads. Again, the proximity to Florence and the wine area was excellent
Nearby Events or Locales:
There is a good grocery store Coop within a 5-10 minute drive and this market had everything to stock the apartment.
Tips or Restaurants:
Bring/buy extra bath towels; the ones provided are marginal. Also, bring a small sound system for the iPod, and a car with GPS. Try to visit when there are wine festivals going on -- we had a great time at festivals in Castellana in Chianti and in Montespertoli. Go to Florence and have dinner at Le Fonticine -- near the central train station -- best meal and service we have had in a long time and well priced.
Directions:
Have a GPS -- you wont get lost.
