Location Description

Located on Castel Rigone hill, this villa is just a few kilometers from Lake Trasimeno. The small village of Castel Rigone, with about 400 residents, a couple of restaurants, and a grocery shop, is situated high in the hills overlooking the lake. The surrounding area is an excellent environment for horseback riding, hiking, mountain-biking, and bird watching. The larger town of Passignano sul Trasimeno is not much further away, and has a broader selection of shops and restaurants. You will no doubt enjoy exploring the small towns around Lake Trasimeno, or perhaps taking day trips to historic Assisi or the art city of Perugia. The superstrada is also just 4 km away from this villa, so you can easily reach major destinations such as Siena and Florence as well as the smaller medieval centers of Cortona, Pienza, Corciano, and Paciano.

Exterior Description

This villa is surrounded by a beautiful garden in the midst of olive groves. The house and the property enjoy panoramic views from Monti Sibillini to Monte Amiata, with marvelous sunsets over Lake Trasimeno. Outside, there is a private swimming pool (9m x 6m) with an inset hydro-massage tub. Behind the pool area, accessed either from outside or inside the villa, is a gorgeous interior swimming pool and "wellness area." The pool (3.7m x 7m) has hydromassage, a waterfall, and chromium therapy lights. There is also a sauna, and a shower room for washing off. The pool is bordered on one side by a large window looking out onto the external pool. The villa itself has an upstairs terrace with outdoor dining overlooking the view. Finally, there is a stone-built barbecue and a wood oven.

Interior Description

Ground Floor: The entrance of this villa leads into the living room, where there are several armchairs arranged around a cozy fireplace and flat screen satellite TV. There is also a stereo, DVD player, and a sound system that extends throughout the house. A sliding glass door leads out onto a 70 m2 panoramic terrace, furnished with tables and chairs for outdoor dining. There is also a built-in brick bench with cushions. Back inside, the living room leads into the dining room, where there is a table seating eight set in front of a large panoramic window. Further on, there is a small breakfast table just outside of the kitchen, which is equipped with a dishwasher, electric oven, cook-top, toaster, and kettle. The living room, dining room, and kitchen are all in separate rooms, but open to one another. A small iron staircase of 18 steps descends from here into the wellness center, including the indoor pool.
First Floor: A fan-shaped staircase leads from the kitchen up to the first floor level. Six steps up on the left is the first bedroom, which has an 18th century, 160 cm queen-size bed and glass doors overlooking the view. It has an adjacent bathroom with a sink, toilet, and a shower with hydro-massage and steam. On the right of the stairs, there is also a small study with ADSL high-speed internet connection. Up another 16 stairs, you will reach the second bedroom, which has a 160 cm queen-size bed, a fireplace, a large panoramic window, and a 54 m2 terrace. The bathroom is ensuite, with a hydro-massage bathtub and sink in the room itself and the toilet in a small bathroom.
Maid Room: Six steps down from the kitchen area there is a small room and bathroom suitable for your own personal maid or perhaps an extra child.

Please Note: As this country villa has a limited supply of electricity, clients need to be careful about conserving energy. For example, the upstairs air conditioning and major appliances cannot be left on while the pumps in the "wellness center" are being used. Owners also ask that windows be closed when clients are out.
