Conveniently close to Cortona, this Tuscany accommodation is an excellent choice for two couples or a couple with children traveling together. The Tuscany apartment includes a lovely shared swimming pool and sprawling lawns, along with air conditioning and a dishwasher. Close proximity to Cortona, which is where the movie "Under the Tuscan Sun" starring Diane Lane takes place as well as the book it's based off of by Frances Mayes, means that this holiday accommodation in Tuscany is an excellent base for exploring not only Cortona, but the lakeshore towns on Lago Trasimeno, Arezzo, and Perugia.
Location Description
This estate is located about 3.5 kilometers away from Cortona, an ancient Etruscan city that has perfectly preserved its historical charm. Cortona has grown to be one of Tuscany's primary cultural, historic, and artistic centers, having changed very little in the last 400 years or so. Sitting in the center of the triangle formed by Arezzo, Siena, and Perugia, as well as being near Lake Trasimeno and the Appenines, Cortona is both ideally located for day trips and a sparkling gem of the region. In Cortona there is no end to picturesque streets and amazing historic buildings. Tour frescoed churches from the 13th century; explore the original city walls; see and art exhibit in the 16th century fortress. You can also visit the local museums and libraries, tiptoe around ancient monasteries and tombs dating back to the second century B.C. Dine on the best Tuscan dishes as you look out on an historic palazzo or drive out to one of the villas dotting the countryside. As for shopping, you'll find local handicrafts, antiques, and of course local wines and olive oils that simply outdo anything you've ever tasted!

Exterior Description
This property consists of a 19th century farmhouse and a nearby stable, both divided into a total of six apartments. The grounds surrounding these two structures, which are situated at the foot of the hill of Cortona, offer beautiful views of the city. There are several areas to relax in the garden, and there is also a shared swimming pool (14m x 7m) and a wood-burning oven. The property borders a farmer's cooperative, consisting of a warehouse and some wheat storage areas. The estate also includes a newly planted olive grove.
Interior Description
(60 m2) First Floor: This apartment, located in the main house, is accessed via a set of stone steps leading up to a small loggia. Inside, you will find yourself in a combination living/dining room with a sofa, satellite TV, fireplace, and a table for four. Along one wall there is also a kitchenette with a cook-top and dishwasher. There are two bedrooms, each with a 160 cm queen-size bed. One of the rooms has an ensuite bathroom with a sink, toilet, and shower. There is a second bathroom adjacent to the other bedroom, also with a sink, toilet, and shower.

    Overall:
    The apartment was great and we really enjoyed living there for a week. The property manager was absolutely great, doing everything she could to make the experience terrific, both taking care of any small issues that came up and also suggesting various local events, places to shop, etc.
    Enjoyed Most:
    It was a well-protected, gated property. The bedrooms and bathrooms were good. We only used the kitchen for breakfast and the occasional snack but it was well arranged and well stocked with utensils, dishes, tableware and even spices and other such items.
    Enjoyed Least:
    We had a couple of plumbing issues: the shower would stop completely for a minute or two, then restart. The property manager called in a plumber immediately to try to fix the problem. There is some road noise, especially in the early morning as folks were driving to work so sleeping late was not usually an option. Locals also drive very fast on the road making it relatively unsafe to use it for walking. These are not large issues compared to the fundamental comfort and usefulness of the property.
    Surrounding Area:
    We love Tuscany and especially Cortona - about 2 miles, or 15 minute drive away. We also liked the accessibility to other parts of Tuscany. It was a nice country place.
    Nearby Events or Locales:
    The nearest real town is Camucia, which has markets, Tabbachi shops, etc and is a railroad stop. In terms of distance it is certainly walkable but the road made it seem a bit unsafe to walk, although we did see locals walking and biking on it. For shopping, if you did walk, it would be wise to have some sort of cart to bring groceries back since it was probably at least a kilometer away.
    Tips or Restaurants:
    You don't need much other than your normal suitcase stuff. They provide a starter set of small soaps and toilet paper but you do need to shop for more.
    Check In Out:
    The property manager made this very simple and was very accommodating. Basically she is a charming and extremely helpful individual.

    Overall:
    Excellent. Federica greeted us warmly and was helpful and informative.
    Enjoyed Most:
    Lovely grounds, very nice pool, proximity to Cortona and Camucia very nice Co-Op for purchasing food. Excellent take-off point for day trips to various places in Tuscany and Umbria.
    Enjoyed Least:
    Our apartment was on the Italian first floor (American second floor) was right on the road, so there were auto noises on and off through the night. If there were a suitable unit 2 BR, 2 BA further away from the road, we would have preferred it. This was not a major problem, but less than ideal. There could have been better lighting in the living room-kitchen area.
    Surrounding Area:
    Ability to take easy day trips to many places.
    Tips or Restaurants:
    Our unit was well stocked with cooking utensils, linens, towels, etc. Very nice and inexpensive restaurant just outside Camucia - Bastian Contrario. We ate there twice. One of our favorite restaurants in the world is in Passignano sul Trasimeno, about a 25 minutre drive from the agriturismo. Its name is La Locanda del Castello and is located behind the ceramic shop just off the main road through town. The owner-chef is Giuliano. Phone 075 82 96 425
    Directions:
    We used a GPS for our day trips. This property did not appear on our GPS, so a nearby property was our GPS home.

    Overall:
    Our experience was wonderful. The location was perfect for all that we wanted to do.
    Enjoyed Most:
    I have never rented a property with so many amenities. The kitchen was fully stocked, and the outside area had everything. We were not expecting such nice chairs, umbrellas, and outside tables. The grounds were lovely, and the flowers were beautiful. Federica was so helpful, and I have never been in a place that was so well maintained.
    Enjoyed Least:
    We loved everything about the property, except for the busy road that it was on. It made it difficult to walk to the village due to the traffic. When we were inside the property the road was not a problem, and the thick walls and shutters of the property kept the rooms quiet at night.
    Surrounding Area:
    It was perfect for all of the day trips that we wanted to take. We also loved the proximity to Cortona, we went in for gelato or dinner every night!!!
    Nearby Events or Locales:
    The nearest small town was in Menicchio, and yes you could walk or bike, but we didn't due to the busy road.
    Tips or Restaurants:
    You don't need to bring a thing, everything is included. We had to buy food, and paper napkins and toilet paper, but we even had that left over. We highly recommend La Grotta in Cortona. It was so reasonably priced as well as delicious. You did need reservations, but we were able to make them that day.

    Federica was so welcoming and wonderful to deal with, I don't think that it could get any better.
