The nearest town of Volterra is located three kilometers away from the property. Volterra is situated on a rocky hilltop 1770 feet above sea level and is filled with restaurants, shops, markets, and ancient castles. It is a great place to visit for anyone interested in the Etruscans. It is encircled by Etruscan walls and features the Guarnacci Museum, home to a large display of Etruscan antiques and artifacts. The rivaling town of San Gimignano is a short drive away where you will find more museums, shops, restaurants, and wine. San Gimignano is well known for its towers and rich history dating back to Etruscan times. It has seen many ups and downs throughout history, but San Gimignano has survived, and today it is very well preserved-- almost just as it was in its medieval prime! It is a wonderful place to wander and explore, and major sights include the 12th century Duomo, the People's Palace, and museums dedicated to artwork and archeology. Other day trips might include spending time at the beaches of Cecina, or visiting Siena, Florence, and Pisa.

This is a stone villa with many windows featuring decorative wooden shutters. Due to its location on the hills, this villa is surrounded by views of the Tuscany countryside. On the property is a large, landscaped garden and a private swimming pool (14m x 7m) equipped with sun loungers and umbrellas. Access to the property is via an unpaved but well-maintained road and parking is available within the grounds.

Ground floor: There are two living areas on this floor. The first is smaller and has two armchairs situated in front of a fireplace and near French doors opening to the patio. The second living area is larger and has two couches, an armchair, a coffee table, a dining table with matching chairs, and a fireplace. The main kitchen has an oven, cook-top, refrigerator, freezer, and dishwasher. There is also a guest bathroom with a toilet and washing machine. An independent part of the house, which is accessible only from the outside, has a living area with a sofa bed, suitable for one, and a kitchen corner equipped with a cook-top and refrigerator. There is also a small wooden dining table with four chairs and a fireplace. There is one bedroom with a 160 cm queen-sized bed and a bathroom with a sink, toilet, and shower.
First floor: There are six bedrooms on this floor. The first and second bedrooms each have a 160 cm queen-sized bed, a sofa bed (comfortable for one), and an ensuite bathroom with a sink, toilet, and shower. The third and fourth bedrooms each have a 160 cm queen-sized bed and ensuite bathrooms equipped with a sink, toilet, and shower. The fifth and sixth bedrooms are each furnished with two 90 cm single beds and have ensuite bathrooms with a sink, toilet, and shower.

Security Deposit
- Upon arrival at the property you are required to pay to the property representative a security deposit payable in cash. The security deposit will be returned to you prior to your departure minus any extra charges or accidental damages to the property. The listed security deposit is: 500 EUR

- If available, telephone is extra and charged according to consumption.
Other Notes
- If available, heating is allowed by Italian law only from November 1 to April 1 with exceptions made for extreme weather.
- If you arrive outside of the acceptable arrival times you may be charged a late arrival fee.
- If available, cook service must be arranged at least two months prior to arrival and is subject to the availability of the cook.
- CLIENTS ARE REQUIRED TO GIVE A PHOTOCOPY OF THEIR PASSPORT TO THE LOCAL MANAGER WHEN THEY ARRIVE AT THE PROPERTY.
