The moment you see even a glimpse of the first picture of this Tuscany villa, you'll be smiling from ear to ear because it's just that cute so imagine what you'll be doing once you arrive! This accommodation in Tuscany is in a secluded position on a hill overlooking the countryside, which is full of olive groves and flourishing greenery. Something extra special about this vacation rental is that the owners produce their own wine and olive oil on the surrounding estate and are more than happy to arrange tastings at their shop located in Montepulciano's historic center, only minutes away.
- Location Description
The villa is located a kilometer and a half from the center from Montepulciano, which like many Tuscan towns, is known to produce great wines. Many of the buildings date back to the 14th century but the castle is believed to date back to the year 715. Because Montepulciano's center is "car-free," seeing the main sights such as the Cathedral of Santa Maria Assunta and the Palazzo Comunale will be easy and fun. There are also many restaurants, shops, and cafes in addition to the some necessities like banks and pharmacies. Great day trip destinations include some of the regions most famous towns like Cortona, a city filled with beautiful art, museums, shops, and restaurants, Siena, and Arezzo.

- Exterior Description
Situated in the heart of the Croce di Febo farm, this villa offers breathtaking views over the valley where Vino Nobile di Montepulciano is produced. There is a covered terrace on the ground floor furnished with a table and chairs and an uncovered terrace on the first floor that is accessible from an internal as well as an external staircase. The private swimming pool (10m x 5.5m), open from the beginning of May to the end of September, is surrounded by sun loungers and umbrellas as well as a large grass-landscaped lawn. Parking is available within the property grounds.
- Interior Description
Ground Floor: There is a combined living and dining room with two couches, a fireplace, and a table with chairs as well as access to the terrace. The open kitchen is equipped with a cook-top, oven, microwave, coffee maker, toaster, and dishwasher. There are three bedrooms on this floor. The first and second bedrooms each have a king-sized bed (210 cm) and an ensuite bathroom with a sink, toilet, and shower. The third bedroom has a king-sized bed (210 cm) and an ensuite bathroom with a sink, toilet, and tub with a handheld shower.
First Floor: An internal staircase leads up to two bedrooms, each with a king-sized bed (210 cm) and an ensuite bathroom with a sink, toilet, and shower. This floor also has access to an upstairs terrace that overlooks the swimming pool.

Overall:
Beautiful new villa with outstanding views. We really enjoyed ourselves.
Enjoyed Most:
The view was outstanding. The place was very modern and clean. Being part of a working farm was fun. Being convenient to several towns with restaurants, grocery stores etc. was good too !
Enjoyed Least:
The living room area was quite small.
Surrounding Area:
Our view from our patio was superb. We were situated on a working winery and as they were harvesting grapes there was lots of action. All of the workers were extremely friendly. Easy to get to areas like Cortona, Siena, Orvieto, etc.
Nearby Events or Locales:
Nearest town was St. Albino and we couldn't walk there. Easy drive though. Only a few miles to Montepulciano.
Tips or Restaurants:
We ate at La Porta in Montichello about 6 miles away. Fantastic experience. Local pizza etc. in both St. Albino and Montepulciano was good too. We hired a chef for a cooking class and that was wonderful.
Directions:
Directions were very easy. We had GPS but really didn't need it for this place.

The lady who owned the place was very hands-on and very helpful. No problems at all.

Overall:
My family always gets together after a new adventure and we ask the question, "would you go back?" Villa Rosa received an almost unprecedented 6 out of 6 who would go back. It was lovely, and we very much enjoyed our stay.
Enjoyed Most:
It's a great location from which to travel around Tuscany. 10 minute drive to Montepulciano. We made day trips to Montalcino, Pienza, Siena, Monticchiello, and Orvieto and were back with plenty of time to enjoy the pool.
Lovely grounds for walking around.
There were enough lounges by the pool which was situated in a very pleasing location for relaxing.
Each bedroom had its own bathroom which for us is great.
Most of the time it was peaceful and quiet.
Outdoor patio and tablet area was very convenient for alfresco dining.
Enjoyed Least:
Possible improvements:
Screens on some of the windows; the air conditioning is expensive, and there was a nice breeze in the evening--screens would have allowed for some cross flow ventilation while keeping out the bugs.
Longer shower curtains; everytime we showered the floors were soaked.
We paid for the Internet but did not have it for two days. Two of us had to check in at work and that was a problem. They did give us a partial refund.
The pool had not been cleaned before we arrived and it needed it. When we called a guy came out and cleaned it and told us it had not been cleaned on Saturday as it was supposed to have been.

Day trips to the surrounding hill towns of Tuscany.
Beautiful countryside settings and scenery.
Nearby Events or Locales:
Montepulciano. 3 miles. Roads are narrow and not safe for walking.
Tips or Restaurants:
Bring hand soap and extra TP.
Poliziano in Montepulciano is a great restaurant.
We had a wonderful Chiana steak lunch in Monticchiello.
Directions:
We had a GPS from the rental car company.
