Location Description

The villa is about 1.5 km to a bar and grocery store in Agazzi, and 3 km from the city of Arezzo. It is 8 minutes from the autostrada and is in a quiet hillside location. The nearest bus stop is a 3 minute walk from the villa.

Exterior Description

The villa is a beautiful two level building situated in the countryside very close to Arezzo. It is surrounded by green areas, floral gardens, and olives groves. The outdoor area is private and has wonderful panoramic views. The entire 3 hectares of property is fenced. It has a private tennis court, a barbeque, and a furnished terrace with spectacular views and a dining table that can seat up to 30 people. There is another large, furnished roof-top terrace. The private swimming pool (11 m x 9 m x 1.2 m - 3.8 m depth) is open from mid-April to mid-October. There is also a Jacuzzi. Next to the pool is a separate fitness room. There is private parking for up to 8 cars near the villa. Outside the property there is a large parking area for up to 20 more cars.

Interior Description

The villa is furnished in a mix of antique and modern furniture. The ground floor is marble and the upper floor has parquet flooring.

Ground Floor: The ground floor has a luxurious yet comfortable living room with fireplace and a cinema corner with a wide screen monitor. The dining room has seven tables that can each seat 4 people. It has panoramic views of the surrounding countryside. The kitchen has a gas oven and cook top, dishwasher, and microwave. There is also a laundry area with washing machine, dryer and iron. The ground floor has one bathroom with shower There are two apartments on the ground floor. Both have independent entrances and can each accommodate up to 4 people. They each have a bedroom with king-size bed(180 cm), kitchenette, and a bathroom with shower. The living area is equipped with two single sofa beds.

First Floor: Eleven steps lead to the first floor. The first floor can be divided into two parts. There are a total of 6 double bedrooms, two of which have an additional single bed, and 2 single bedrooms. All of the double bedrooms have an en suite bathroom with shower. The two single bedrooms share a bathroom with shower. Each bedroom has a LCD TV, a mini-fridge and a safe. One section of the first floor has a double bedroom with king-size (180 cm) bed and a panoramic view. The second bedroom in this section also has a king-size (180 cm) bed and a balcony with a view. There are two single bedrooms that each have a large single size (120 cm) bed, a balcony and with view. They share a bathroom and shower. The other section of the first floor has two bedrooms with king-size (180 cm) beds. It also has two triple bedrooms. Each triple bedroom has a queen-size king-size (180 cm) bed and a large single size (120 cm) bed. There is a large furnished terrace on the first floor that is accessed via a corridor and is perfect for morning coffee or afternoon relaxation.
