Located on the Strada di Vino Nobile, which was dedicated as a scenic wine road by Montepulciano and Siena, there will be plenty of opportunities for you and your group to do some tastings. In addition, the property owner of this Tuscany villa is a sommelier who owns a boutique winery and will therefore be happy to answer any questions you have regarding wine!
LocationDescription
The villa is only six kilometers from the center of Montepulciano, considered the 'Gem of Tuscany" by many. In fact, Montepulciano has been used as a scenic backdrop in several recent movies such as Twilight, New Moon and Gladiator. One of the city’s most unique aspects is that the city is a historical wine making facility. Every building in the historic center has a wine cantina (wine aging cellar), many of which are open to public view. The traditional wine, the Vino Nobile di Montepulciano, has been produced and documented since the 1300’s and has the highest quality designation of all wine types in Italy. Great day trip destinations include some of the regions most famous towns like, Pienza, Montalcino, Cortona, Siena, and Arezzo. The village of Sant Albino di Montepulciano is four kilometers from the villa and offers thermal spas, grocery stores, butcher shop, bars, and restaurants.

ExteriorDescription
(25,000m2) Surrounded by vineyards and incredible views of Montepulciano, this villa was built in the 1850’s with bricks and stones and has since been restored while maintaining the original appearance. There is a large fenced garden with a fruit orchard filled with 70 trees (all available for guests to taste). There are three terraces outside, each with a table and chairs for dining al fresco as well as views of the vineyards leading to Montepulciano. One of the outdoor tables seats 12 people. The private swimming pool (10m x 5m) is in an excellent position with views and full sun exposure all day. There is a covered area and chairs to enjoy the pool area. Parking is available within the property grounds.

Ground floor: The villa’s entrance leads to the Great Room, a large area for groups to relax and spend time together with two seating areas. The first seating area has two couches, a chair, and a coffee table centered around a wood-burning stove. The second seating area has a couch, a large comfortable chair, satellite TV and DVD player. There is a formal dining room with a large table and chairs. The kitchen is equipped with a cook-top, oven, toaster, and dishwasher, and has a second dining table with chairs. This room also opens to the main terrace in the backyard. There are three bedrooms on this floor, each with air conditioning. The first bedroom features a seating area with a sofa bed, which opens to two 90 cm single beds or can be connected to form a 180 cm king-sized bed (upon prior request), and two doors leading to two different outdoor terraces. This room also has a 170 cm king-sized bed, a small desk, and an ensuite bathroom with a sink, toilet, and shower. The second bedroom has two standard double 140 cm beds (comfortable for one; cozy for two), a small table, a door leading to the front yard, and an ensuite bathroom with a sink, toilet, and shower. The third bedroom has a 170 cm king-sized bed, a door leading outside to the garden, and an ensuite bathroom with a sink, toilet, and shower. This floor also has a guest bathroom with a sink and toilet and a utility room with a washing machine and dryer.
First floor: An internal and external staircase lead up to the villa’s first floor where there is a second living room, kitchen, two more bedrooms, and two more bathrooms. The living room has an L-shaped couch, satellite TV, two chairs, and a table. The kitchen is equipped with a cook-top and dishwasher as well as a dining table with chairs. The first bedroom has a 180 cm king-sized bed, a small table, a small desk, and an ensuite bathroom with a sink, toilet, shower, and separate tub. The second bedroom has a 170 cm king-sized bed, two comfortable chairs, a table, and an ensuite bathroom with a sink, toilet, and shower.
(55m2) Annex: The annex is situated 10 meters from the main villa.
Ground floor: Situated near the main villa, the annex features a living room with a sofa bed (suitable for one), a bedroom with a 170 cm king-sized bed, and a bathroom with a sink, toilet, and large shower. There is also a private terrace overlooking the fruit tree orchard.

Security Deposit
- Upon arrival at the property you are required to pay to the property representative a security deposit payable in cash. The security deposit will be returned to you prior to your departure minus any extra charges or accidental damages to the property. The listed security deposit is: 500 EUR
Additional Expenses
- If available, telephone is extra and charged according to consumption.
- Mandatory final cleaning fee: 225 EUR
- The rental price includes 75 euros for utilities. Additional utility usage will be charged according to consumption.
Other Notes
- Extra maid service is usually available upon request and is paid locally.
- If available, heating is allowed by Italian law only from November 1 to April 1 with exceptions made for extreme weather
- If you arrive outside of the acceptable arrival times you will be charged a late arrival fee
- Clients are expected to depart the property by 9:00 am, unless otherwise indicated.
- If available, cook service must be arranged at least two months prior to arrival and is subject to the availability of the cook.
