Situated in a farmhouse that is comprised of three apartments, this self-catering accommodation in Tuscany is great for the whole family! There's a large garden, a shared swimming pool, and plenty of activities nearby to make sure you're having fun at all times while spending the holidays in Italy.

The property is one kilometer away from Cortona, an ancient Etruscan hilltop town that is full of art, history, and culture. Tour frescoed churches from the 13th century; explore the original city walls, and then visit an art exhibit in the 16th century fortress. You are also sure to find restaurants featuring delicious Tuscan dishes and ancient tombs dating back to the second century BC. There are plenty of shops selling antiques, crafts, wines, and olive oils, as well as a bank, post office, and pharmacy. Excellent day trip destinations from the property are to Lake Trasimeno, where you can go to the beach or play water sports, Arezzo, Perugia, and Siena.

This ancient stone farmhouse is comprised of three apartments, each of which is available for rent. The farmhouse is situated on a hill and offers wonderful views over the Chiana Valley. There is a shared above-ground swimming pool (7.5m x 4.5m) surrounded by sun loungers. Should each of the apartments be rented by the same group, the pool will become private. A grass-landscaped garden is full of flowers, plants, and trees and has various tables with chairs, a barbecue, and a bowling green. Parking is available within the property grounds.

Second floor: There is a combined living and dining room with a couch, fireplace, and a table with chairs. The kitchen corner is equipped with a cook-top, toaster, and American coffee maker. There is one bedroom with a 160 cm queen-sized bed and one bathroom with a sink, toilet, and shower.

Security Deposit
- Upon arrival at the property you are required to pay to the property representative a security deposit payable in cash. The security deposit will be returned to you prior to your departure minus any extra charges or accidental damages to the property. The listed security deposit is: 150 EUR
Additional Expenses
- Mandatory final cleaning fee: 30 EUR
- If available, telephone is extra and charged according to consumption.
- Heating, if used, will be charged at the daily rate of: 10 EUR
Other Notes
- If available, heating is allowed by Italian law only from November 1 to April 1 with exceptions made for extreme weather.
- If you arrive outside of the acceptable arrival times you may be charged a late arrival fee.
- If available, cook service must be arranged at least two months prior to arrival and is subject to the availability of the cook.
- CLIENTS ARE REQUIRED TO GIVE A PHOTOCOPY OF THEIR PASSPORT TO THE LOCAL MANAGER WHEN THEY ARRIVE AT THE PROPERTY.

Overall:
Adriana 3 was everything we were looking for, it was the perfect home base for our vacation. The apartment was clean and comfortable and much prettier than I'd expected from the pictures. Additionally, the owners were lovely and friendly. I'd really like to go back in the future!
Enjoyed Most:
The location was ideal. We were isolated enough that it was very peaceful and quiet but it was just a mile to walk into Cortona for dinner.
Unpleasant Surprises:
I wish there had been more light.
Nearby Events or Locales:
Cortona was about a mile away, the walk was uphill but not terribly taxing. We walked into town for dinner most nights.
Tips or Restaurants:
We ate in several of Cortona's restaurants and our favorite BY FAR was Fuflun's. We were blown away by the freshness and quality of the ingredients, we ate there twice and every component of the meal was excellent each time. I highly recommend it to anyone!

Overall:
A central location to stay in the Tuscany region. Pleasant place to stay, and the view was spectacular. Small, but nicely updated and clean. Cold, would have been nice to have a little heat in the evenings.
Enjoyed Most:
Clean, modern kitchen and bathroom, central location.
The bed was large and most comfortable!
Unpleasant Surprises:
No heat, and no English TV channels - no news.
Surrounding Area:
Spectacular views and local culture.
Nearby Events or Locales:
Cortona would have been walking distance if the hill was not so steep. The car was the only option for us.
Tips or Restaurants:
Kitchen is well enough stocked that you could do some cooking, to avoid eating all meals in restaurants. Restaurant meals were very boring - only Italian food - Pizza, Panini, and Pasta in Italy. No option to go for Chinese or Mexican for a change of pace! If you don't bring books or magazines in English, a deck of cards would be handy. We did some crossword puzzles and read at siesta time. Restaurants not open for dinner until at least 7:30 pm.
