About the Experience
When you rent this villa in Tuscany, you'll put yourself a stone's throw from Florence, while at the same time having access to the wonderful hill towns and vineyards of the Chianti. Though this Tuscany vacation rental is just one half of a villa, you'll find that it provides plenty of room both indoors and out. Traditional terra cotta floors and open-beam ceilings make renting this villa in Tuscany even more of a treat.
Exterior Description
This restored farmhouse comprised of two independent apartments, is located in the heart of the Tuscan countryside. The farmhouse is 4 km from Florence, 2 km from the A1, and only a couple of minutes from the town of Impruneta. Surrounded by gardens, the villa has traditional cotto floors and beamed ceilings throughout the apartments. In July and August the apartments have access to the garden (1,000m2) and swimming pool (18m x 8m) of the adjacent villa. Although there is a bus stop down the hill from the farmhouse (600-700 m), it is adviseable to have a car, because it is a long trek up and down the hill to the bus stop. The bus is number 37 and runs every 10 minutes from 5.00 am to 9.30 pm into Florence.
Interior Description
(200 m2) Ground Floor: There are two entrances. One entrance leads into the bright family room. There is a guest bathroom and small dressing room. There is also a living room with fireplace. The other entrance to the apartment is through the dining room/kitchen; the door leads to the garden. The large kitchen has an old fireplace made from pietra serena and an antique country style dining table. There is also a laundry room. 1st Floor: The stairs lead to a study area that connects to a long hallway with closets. Off the hallway there is a twin-bedded room with en suite bathroom with tub and a twin-bedded room with en suite bathroom with shower. The closets for both bedrooms are located outside of the bedrooms. There is a very spacious master bedroom with en suite bathroom with shower and walk-in closet. There is also a large cupboard and parquet floor. The amenities include: independent heating, satellite TV, washing machine, dishwasher, microwave, freezer, alarm system, floor air-conditioning units in the bedrooms.

Overall:
For us, with two teenagers who could travel in the car, wanted to sleep in and swim, and who could with time limitations enjoy sampling Florence's cultural offerings, it was about the best villa we could have found. The villa next to us, the other semi-detached apartment was empty the whole time so our view may have been different with neighbors.
Enjoyed Most:
The "apartment", a semidetached house was wonderful. It felt that it was not built for rentals, with all of the extra details, trompe d'oeil, etc.. The pool was large and quiet and the property had a wonderful view. The proximity to Florence - 10 minutes by car - was great for those "visit a museum and swim" days with the kids.
Unpleasant Surprises:
The noise, which came from three sources. First, the A1 highway runs very close by and the general rush of traffic can be heard with open windows. Second, the road right outside the master bedroom is a road for local workers and about 10 cars arrive each morning starting at 7:00 am-not noisy but easily wakes a light sleeper. Third, and most problematic, is a lovely, friendly dog of the villa who becomes the guard dog outside the apartment at night and howled often until 2:00 am. We called the caretakers who asked the gardener to lock the dog up at night.
Surrounding Area:
The view was great, the proximity to Florence was great, the A1 when driving it and not listening to it was great to get to Lucca, Pisa, Assisi, etc.
Nearby Events or Locales:
We walked nowhere, having rented a car. I would not take this property without a car.
Tips or Restaurants:
Buy bug spray and coils. Everything else was really great. One great restaurant in Florence was Terrazza de Principe on N. Machiavelli with a great view over the east side of Florence. It is hard to get a bad or a great meal in Italy.

Overall:
Other than it being a lot more difficult getting into town than anticipated, it is a beautiful property.
Enjoyed Most:
Wonderful facilities, setting, etc. Caretaking couple was delightful, helpful, flexible. Kitchens well equipped. Clean, modern, yet with lovely character and style.
Unpleasant Surprises:
Double rooms were differentiated from twin beds when, in fact, all but the master suites were twin beds. Made planning, and couples being together, more difficult. Ease of getting into Florence was far less than explained. Bus line did go in front, but it's a LONG walk down the hill to the road...and up from the bus, which ran only every half hour...and not late at night. Forced us to use cars to get into town.
Surrounding Area:
Ease of access to the Autostrada. The 'supermarket' was good and in easy reach by car. Nothing, however, was in walking distance.
Nearby Events or Locales:
Florence.
Tips or Restaurants:
Da Stefano's in Galluzo, I think, was amazing. Only seafood.

Overall:
Our stay here in Italy has exceeded our expectations. We've seen a lot of Tuscany up-close. Both in terms of taking in the "big things," but also (and for me, anyway, even more enjoyable) in experiencing the small pleasures of the everyday rhythm of life here, the trip has been a success for our whole family. The house turned out to be just perfect for us. We'd highly recommend it to your future clients. If you want to be near Florence, don't mind driving some (you MUST have a car for grocery shopping, etc.) and are willing to use public transportation (particularly during the day) to get in and out of Florence, this is a good location for you.
Enjoyed Most:
First off, everything is brand new. The Ferragamos have done a very nice job of recently renovating the house and pretty much refurnishing it. The kitchen is now well-equipped (it was a little short on some useful things when we first arrived), and includes a fireplace with grill for cooking those wonderful Fiorentine Bistecche. There is a dishwasher, refrigerator/freezer, microwave oven, conventional oven, american-style coffeemaker, and plenty of storage space. Next to the kitchen is a separate dining room, fully furnished with additional china and crystal. There are also TV (both local cable and satellite [satellite receives mostly German stations, but does include CNN, Fox News and BBC for English speakers] and living/sitting rooms. There is a small bathroom/powder room off of the TV room. Near the stairway leading up to the second floor is a separate laundry/utility room, with washer and dryer. The three bedrooms upstairs are more than adequate to handle our group of 6 very comfortably. The master suite is quite large, with a well-appointed master bath which includes both a tub with hand-held shower and also (weren't we fortunate!) an American-style shower stall (a large one!) with PLENTY of hot water. The middle bedroom also has an American-style shower stall, while the third bedroom has a tub with hand-held shower (there is a curtain). The heat system is modern and efficient. Phones are also modern (although we've had some service problems), and actually include two lines. There is a security system that's pretty easy to use after a few tries. The views are stunning, you feel as if you're in the middle of "la campagna," yet you're only 10 kilometers from the centro storico. The final bonus here is the Ferragamo family and their incredibly gracious and kind staff. I did not realize when we rented the house that it was actually part of the family's own villa compound. The couple has four children (ages 11, 9, 7 and 4). They are extremely nice people, and their staff is always available to help out with anything that might come up --- and as you know, with old houses in Tuscany (even renovated ones), something almost always comes up.
Unpleasant Surprises:
One small downside is that it is a bit noisy --- the autostrada uscita (Firenze/Certosa) is right below us. Personally, we got used to it after a few nights --- others might feel differently.
Surrounding Area:
Bus service into Florence is easy and convenient. The house is not really in Impruneta (the town of Impruneta that is; it is in the comune of Impruneta), as advertised on your website. It's actually north of Impruneta, about halfway between Galluzzo (to the north) and Tavarnuzze, immediately south. It's a quick drive to either of Galluzzo or Tavarnuzze for all the shopping basics (panificio, frutta e verdura, pasticceria, bar/caffe, macelleria, etc.).
