This restored farmhouse comprised of two independent apartments, is located in the heart of the Tuscan countryside, although it is only 4 km from Florence, 2 km from the A1 Autostrada, and only a couple of minutes from the town of Impruneta. Surrounded by gardens, the villa has traditional cotto floors and beamed ceilings throughout the apartments. In July and August the apartments have access to the garden (1,000m2) and swimming pool (18m x 8m) of the adjacent villa. Although there is a bus stop down the hill from the farmhouse (600-700 m), it is adviseable to have a car, because it is a long trek up and down the hill to the bus stop. The bus is number 37 and runs every 10 minutes from 5.00 am to 9.30 pm into Florence.

(230 m2) Ground Floor: There are two entrances. One entrance leads into a spacious living room with fireplace. The living room connects to the family room, which has a window overlooking the garden. The other entrance to the house is off the garden, and leads into the kitchen/dining room. The kitchen has a dining table and window overlooking the covered patio, equipped with table and chairs. There is a bathroom with shower. 1st Floor: There is a bright master bedroom with en suite bathroom with bathtub. The bedroom has a walk-in closet. There are three additional double bedrooms with en suite bathrooms. Two of the bathrooms have tubs, while one has a shower. All bedrooms, except for the master bedroom, can be made into a queen-size bed or two twin beds. The amenities include: independent heating, satellite TV, washing machine and dryer, dishwasher, microwave, freezer, alarm system, floor air-conditioning units in the bedrooms.

Overall:
It was a great place for 4 couples. The bedrooms with en suite baths were ideal. We all thought it was just right.
Enjoyed Most:
It was beautifully decorated, the rooms were comfortable, and the grounds were
lovely.
Unpleasant Surprises:
One of the couples complained of the dust and noise on the road by their bedroom. One night the electricity went out and we couldn't find anyone to
help. Fortunately, one of the guys wandered out by the road and found
the main electrical outlet.
Surrounding Area:
Florence was easy to get to and all the day
trips we took to San Gimingano were easily
accessible from the villa.
Nearby Events or Locales:
I don't remember the nearest small town, but
no, it really wasn't within walking distance.
Tips or Restaurants:
We had the best time at the
Verranzano winery. They also
have a nice place in Florence. We enjoyed our meal
at Paoli's very much.

Enjoyed Most:
Everything was excellent. It was a terrific layout and made you feel at home.
Unpleasant Surprises:
Directions in English should be provided for the washer and dryer.
Surrounding Area:
Floerence is a beautiful city. Siena and Piza are also driveable. A day trip to Rome via train is also possible.
Tips or Restaurants:
Paoli in Florence is outstanding. Make reservations in advance.

Overall:
The house was very well appointed and comfortable and all was as described on the website.
Enjoyed Most:
The outdoor eating area was very pleasant, as was the garden. The house was beautifully furnished and everything looked fresh and clean. Each ensuite bathroom did have a shower, either with the tub or a separate shower.
Unpleasant Surprises:
Since some of the evenings were cool enough to sleep with the windows open, we would have liked screens in the windows to keep the bugs out.
Surrounding Area:
Because of the proximity to both the autostrada and the main local roads, it was very easy to get everywhere from the house. The surrounding small towns were very nice and there were lovely places to walk from the house.
Tips or Restaurants:
There is an excellent seafood restaurant in the main piazza of Impruneta called La Loggiata. We enjoyed our dinner there very much.
