The property is situated in a panoramic and airy position (600 m a.s.l.) and is set amid the quietness of woods full of chestnut, oak and fir trees and orchards which the guests are welcome to make use of. Shared swimming-pool (6x10) in the garden in front of the villa. Shared laundry room (washing machine). Access to the house along 300 m of dirt track road that is in good condition.Parking. Reasonably comfortable furniture. Central heating.

LOCATION: 2 km Lucolena valley ( food shops), 12 km Greve in Chianti (various shops). Ideal for walks, trekking, bike trips or horseback rides (horse riding school 3 km away). Just 2 km from the Nature Reserve park at Cavriglia, 35 km Siena, 38 km Florence, 95 km Grosseto.

Enjoyed Most:
The property is great. I'd rate it for rural isolation.
Unpleasant Surprises:
Be warned that the adjacent property is used as a vacation home for children and that they have an amplified PA that they use intermittently during the day or evenings - not an asset.
Surrounding Area:
You should 'play up' the proximity to premier Chianti vineyards and recommend local Vin Santo.
Tips or Restaurants:
The caretaker is friendly and was most tolerant of my Italian - but it would be a mistake to consider him as speaking any English. You might warn subsequent renters that we needed to be off the property by 10:00 am on Saturday morning. It takes about an hour to get into Florence - acceptable, aside from the part of the drive through Figline that is tedious.

Very spacious and clean.
Enjoyed Most:
Gardener's wife delightful and helpful. Had a nice kitchen.
Unpleasant Surprises:
Distance from most everything. The first night we had noisy people staying in the apartment above us.

Allow lots of time for traveling in the area.

Overall:
The villa was very clean, neat and well-furnished. Kitchen had all the necessary accessories for housekeeping. Furniture was in good condition and comfortable. Linen, towels, and blankets were in excellent condition. We couldn't have been more pleased.
Enjoyed Most:
The cleanliness, spaciousness, and comfort of the villa. The caretakers, Senior and Seniora Ferranti were gracious and friendly even though they cannot speak much English. There is a translator who comes on Saturday.
Unpleasant Surprises:
The dirt road entering/leaving the villa to the main road is long and narrow with very few places to pass. The location is a little isolated depending on your intentions. If you want a quiet location for a rest, this is the place. The nearest three cities of any size are 20-25 minutes away.
Surrounding Area:
Peace and quiet with scenery from the the hills. Interesting hilltop towns. Wineries located around the area. Many castles to visit. The train system is excellent to access major cities. We enjoyed the Chestnut Festival in October. The towns of Greve, Radda, Lucolena, and Figline are all 20-25 minutes away except for Lucolena which is only a few minutes away. Greve contains gift shops, meat markets, restaurants, and wine shops. Radda is basically the same as Greve. Figline is larger and has a Super Coop for grocery shopping, train station, and the same other amenities.
Tips and Restaurants:
The Locanda Borgo Antico in Lucolena is excellent! The Pizzeria Casa del Popolo Lucolena in the village of Lucolena is good with reasonable prices. Lomole in Greve is Excellent, the Best!
