Apartment in modern style villa (260 m2) on the lower slopes of the hills 4 km from Lucca (an antiques market is held here on the 3rd Saturday and Sunday of each month), 1 km food shops, 2 km horse riding school, 25 km the beaches of the Versilia coastline, 80 km Florence. From the first floor of the villa views over the countryside and the surrounding houses. Peaceful position. The villa is surrounded by a beautiful tree lined lawn and equipped with garden furniture.Parking.

Overall:
This property is close to a charming village of Lucca. Walking there is not really feasible, but riding there is only a five minute drive. The Accommodations at Lucensis were comfortable, sunny, and open. The family seemed to give up most of the house for us, so we had plenty of room. Everything was in proper working order. The kitchen is not huge, but we found what we needed to accomplish delicious meals. The setting is private, peaceful and quiet, and the owners are delightful, helpful people. The property does not have a pool, which could be a real help in the hot days of summer, but everything else is wonderful
Unpleasant Surprises:
The property was spacious and quiet. One could sense being away from the tumult of a big city, yet Lucca was right nearby.One always wishes that the Europeans believed in screens, but bug control was not a problem with the right equipment. And again, the owners were ready and willing to help in any way they could. Lucensis is a good base from which to explore this part of Tuscany. There were really no unpleasant surprises; we enjoyed the property a lot.
Surrounding Area:
The property is close to sites in the mountains and the ocean, so it is ideally placed for someone wanting to travel in both directions. We did not figure out how to use beaches, but there are ways to get on public beaches, I am sure. There is variety in the area for anyone wanting to savor several kinds of environments. Lucca is near major highways, but side roads can be slow. One should plan daily excursions carefully in terms of time to get some place and return at a reasonable hour.
Nearby Events or Locales:
We did not find any events to attend, but we found several charming hill villages. Our advice to anyone visiting the area is to head for the mountains. Towns in the valleys tended to be pedestrian and uninteresting, often encumbered by light industry. As one ascended the hills, the towns became more interesting. We simply tried to keep visiting interesting places, sampling restaurants, looking in on churches, that sort of thing. The town of Barga was an especially intriguing place to go with a beatiful church at the very top of the hill. Bring your walking shoes! We would also recommend a visit to Montecatini Alto. Places like Sienna are a long day's drive, so one must be careful about planning trips too far away. And going to Florence on an August day is not a good idea. The heat is intense and the crowds are overwhelming. The only thing you might get into is a mood of frustration. If you do go, skip the Bobili Gardens. They charge for admission and we found them dry, unkempt, dull. It was a hot walk to see nothing.
Tips or Restaurants:
Not really. I think we have said most of what would be helpful. Anyone would enjoy the surrounding area and the people who rent the place. They do not speak a lot of English, and we were lucky to have an Italian speaker with us. But they can get by and so would you. There is a wonderful, country restaurant located about a five minute walk from Lucensis--you cannot miss it-- and that is worth an evening. It is not cheap, but the service is terrific and the food mouth-watering. You must drive right by it to get to the property. The name has escaped me at the moment.

Overall:
Lucensis a wonderful rental on a beautiful piece of property outside of Lucca, Italy.
Enjoyed Most:
Getting to know the owners and their family who live downstairs from the rental. Extremely nice, loving, helpful people who treated us like family. Cute pets, too.
Unpleasant Surprises:
The beds weren't too comfy. Also dealt with mosquito issues at night with no A/C and needing to leave the windows open.
Surrounding Area:
The proximity to other towns was great. 5 min. car ride to Lucca (or 12 min. easy bike ride which we enjoyed frequently) 20 minutes to Pisa, 40 minutes to Viareggio, cute beach town, 30 minutes to Florence.
Nearby Events or Locales:
Carthusian monestary called Certosa de Pisa abt 20 minutes away, main church and 11 other chapels inside elaborately painted with beautiful pastel hues. Enjoyed seeing a base violinist at a beautiful venue in Lucca (inside the wall) called Officina. They frequently have visiting musicians, plays, etc.
Tips or Restaurants:
Lucensis would not comfortably sleep eight adults. Six max. Also, apt. may be hot in the summer time, especially in the upstairs room (there is no A/C). Is comfortable with the windows open, but then you have to deal with mosquitos. However, all of these things would not deter us from returning, we loved it there. Approx. 200 yards away was our favorite restaurant in Italy called Vigna Ilaria Locanda. We ate there 5 times in two weeks. Very local place (we were always the only tourists) with amazing gourmet food, cute decor, good prices and the most friendly staff and owners.

Overall:

Enjoyed Most:
Lovely location, and pleasant villa. Large and lovely gardens and quiet neighbourhood. It is a family home on loan to rentvillas and not a regular villa hire. Some aspects of this were fantastic because it felt like one was staying with family. It had a television and stereo player which was excellent. Felt very homely. Plenty of room for everyone and no one got in each other's way. Being a family home, we had access to washing machine, dishwasher, microwave, ironing board and iron which made a huge difference to our holiday.
Unpleasant Surprises:
Several things. The villa was quoted as sleeping 8. However, one of these 'beds' was a put-me-up sofa bed which wasn't enormously comfortable. No one wants to sleep on a sofa bed for two weeks on holiday. Secondly the bed linen and towels had definitely seen better days and the towels were thin, small and threadbare. No bath towels were provided which was awkward after bathing. Also there was not enough for two weeks and we had to wash half way through. Some bed linen had holes, and was faded. Whilst one does not expect top quality at a rentvilla, the standard of towels and linen that were provided, I personally would have thrown out long before. Thirdly the kitchen equipment for 8 was extremely poor. There was for example no kettle and only a set of small saucepans. We struggled to cook pasta for 8 because the pans were too small. We had to boil water for tea and coffee in a saucepan which was irritating for two weeks. Whilst I understand that Italians do not drink tea perhaps, many other nationalities do. Also the kitchen required thorough cleaning - the oven was in a filthy state, and the thermostat was broken. The oven barely heated enough to cook a chicken. One night we started cooking a chicken on high - this took two hours and had to be finished in the microwave. These might seem like small niggles and on the face of it they were, but were something that increasingly irritated as time wore on. We did not mention these problems to the owner, as we felt that this could achieve nothing except create ill-will.
Surrounding Area:
Lucca is a fascinating town and in two weeks we did not tire of the facilities. There was an excellent festival taking place at the time of our hire which included entertainers such as Joan Baez and Lionel Richie. There were many day trips outside of Lucca that we took, and several excellent restaurants. Everyone thoroughly enjoyed the area.
