Enjoyed Most:
Spaciousness and privacy of the grounds. We did not find the owners working on the grounds on Monday and Wednesday afternoons intrusive. Because of the extensive grounds, it is necessary for them to at the least devote two afternoons a week to the upkeep.
Unpleasant Surprises:
The lack of heat and resultant dampness. Didn't find the kitchen user-friendly. Be aware that there is no telephone (the description does not state that there is one). Be prepared for the added cost of electricity. Even though we were away almost every day in the 2 week period, including 2 days in Florence, our cost was 81 euros.

Friendliness of the people.

Camaiore - within walking distance, although we never walked there
Tips or Restaurants:
An excellent restaurant on the way into Camaiore, Lo Spietato, via Pieve 160.

Overall:
The property is very spacious, and the facilities, such as the kitchen, bathrooms, garden furntiure etc, were more than adequate.
Enjoyed Most:
The sense of spaciousness. The grounds are very large, with separate Bar-B-Q area. It would comfortably hold six people.
Unpleasant Surprises:
The constant visits from the owners. They were on the grounds virtually every day, working in the garden or in the workshop they have retained in the basement. We regularly felt that we were intruding into their lives.
Surrounding Area:
Very peaceful. As the weather we had wasn't the best we took the opportunity to visit Florence, Lucca and Pisa. By car these cities were less than 90 minutes drive. There are also several towns and villages within 30 minutees drive with good selections of restaurants.
Nearby Events or Locales:
The beach in Viareggio, 25 mins drive, is as good as any we've seen in Italy. Also, Lucca may not be as well known as Pisa or Florence or other famous Tuscan cities but is steeped in Roman history and well worth a visit.

Overall:
As it will appear from our following comments, we had at wonderful vacation, but there were a few areas for improvement.
Enjoyed Most:
The beautiful garden and the possibility to find places in the sun or shade all day around the house. The wood burning stone oven is a good idea, but there was no wood available.
Unpleasant Surprises:
The coming and going of the keyholder all day, including grasscutting around dinnertime (Two days from 17.00 to 20.30).

Very beautiful.
