This traditional Tuscan villa is just next to the village of San Pancrazio, 10 km north of the beautiful walled city of Lucca. It is located less than one and a half hours from Siena and the Chianti. Viareggio and Forte dei Marmi are a thirty-minute drive, while the Ligurian coast can be reached in a little under one hour. Peitrasanta, the artists' town, can be reached in about 45 minutes. There is a golf course thirty minutes from the villa. Nearby, you will find "La Botteghina," a small country restaurant just five minutes walk from the villa. The next restaurant is a ten-minute walk into the village of Marlia, where you will find a bank, post office, pharmacy, bar, pizzeria, grocery shops, and a supermarket. Driving into Lucca, you will find a beautiful walled city, one of the most elegant places in Italy. Here you can visit museums, the Catedrale di San Martino, or the fantastic antique market held on the third Sunday of each month.

Everything you might expect of a wonderful Tuscan estate is located here. You'll have a flowering garden with hedges, a fountain, and a dining table. Step through a gate to enter your own private pool (6m x 12m) furnished with sun chairs and umbrellas. Wines and olive oils from the region are available for sale from the villa's well-stocked cellar. Giuseppe, the caretaker, is available to assist guests with selection. He resides in an independent apartment on the lower garden level, which has a separate entrance.

This villa is divided into four different levels. The main rooms are beautifully furnished with antique furniture and have high ceilings, either painted or wooden. Traditional red-tiled floors are accented with carpets.
Ground Floor: The entrance leads directly into a large living room. There is also a library and a music room with upright piano. The dining room opens onto a TV room and connecting computer room. There is a large fully equipped kitchen with two dishwashers, a microwave, and another dining area. A service room has access to the garden. The ground floor also has two guest bathrooms.
First floor: Upstairs you will find a hallway furnished with antique armoires. Leading off of this hall, there are five bedrooms. The first is has a 160 cm queen-sized bed and an en suite bathroom with sink, toilet, tub, and Jacuzzi shower. The second room also has a 160 cm queen-sized bed, while the third bedroom has one twin bed, and the fourth bedroom has two twin beds. These three share one bathroom with toilet, sink, and a Jacuzzi shower. Finally, the fifth bedroom has one twin bed with an en suite bathroom with toilet, sink, and shower.
Tower level: A staircase leads up to the villa's tower. Here there is another hallway with antique armoires, leading into three bedrooms and three bathrooms. The first bedroom has two twin beds; the second has one twin bed; the third has a 160 cm queen-sized bed. The first bathroom has a sink, toilet, and shower, while the other two bathrooms each have a toilet, sink, and Jacuzzi shower.
Lower level: Here you will find the laundry room, with two washing machines. This is also the location of the independent caretaker's apartment (with separate outdoor access).

Overall:
Very friendly property manager and cooks. They were just wonderful. Take advantage of having them cook for you. Excellent food!
Enjoyed Most:
The view was stunning and the home was very comfortable for our group of 12.
Unpleasant Surprises:
The bathrooms were quirky and some were quite small. Plumbing seemed to be an issue.
Surrounding Area:
Lovely hills with olive groves and vineyards.
Nearby Events or Locales:
Marlia and it is walkable, but some may be intimidated by the cars on the narrow roadways.
Tips or Restaurants:
There are two excellent restaurants very near the villa. One is merely a minute or so walk at the end of the driveway - not sure of the name. The other is on the road up from Marlia the name is something like Osteria . . .

Enjoyed Most:
Standing and looking out from many terraces at the beautiful Tuscan views.
Unpleasant Surprises:
At night there was a barking dog all night long, for hours and hours.

Lucca is the closest town, about a 10-minute drive.
Tips or Restaurants:
Everything you need is in the villa. We had breakfast everyday. Alberto made us homemade cakes, along with all the delicious meats, cheeses and croissants. Added to that any other requests were also made available. Have dinner at the villa. Giuseppa, the caretakers mother, had cooked for us, and the dinner was outstanding. She also has a restaurant at the top of the hill.

Overall:
This is a true Tuscan villa - not a converted farmhouse. You will not be disappointed.
Enjoyed Most:
There is very little to dislike - the view, pool, garden and villa were all spectacular.
Unpleasant Surprises:
The property is on a hillside, so sound carries---Italians apparently love dogs that bark.
Surrounding Area:
Lucca is, in my opinion, the ideal Tuscan town - population about 40,000, walled city with virtually no traffic, beautiful views, and not as hot as more southern or interior cities.
Nearby Events or Locales:
Nearby are three huge villas which you can tour for about 5 Euros, one of which housed Napoleon's sister.
Tips or Restaurants:
The food in all the Italian towns we visited was good, not great. You should avail yourself of the opportunity to have a meal prepared and served at the villa- Information is available at the villa. Fantastic meal. Verrrry reasonable too - costs about 28 euros per person.
