Although situated on a large estate with other luxury villa rentals, this Tuscany vacation villa is unique for its private setting and beautiful views. The estate's vast private land borders a National Park so it is not uncommon to spy deer, pheasants, and other wild game. Beautifully landscaped with native flora, this holiday villa in Tuscany has private grounds including a lovely swimming pool surrounded by comfortable lounge chairs. It is an ideal spot to enjoy peace, quiet, and spectacular views of the Tuscan countryside. This is a great accommodation in Tuscany for a large group or family because each beautifully furnished bedroom has its own large en suite bathroom. There are trails and dirt roads on the estate for jogging or walking. Conveniently located in Southern Tuscany, it is possible to take day trips to Montepulciano, Montalcino, Pienza, and Cortona, as well as destinations in Umbria, such as Perugia, Orvieto, and Todi. You can arrange to have a cook prepare meals in your own home, or drive 8 minutes into the nearby town for dinner.

The estate is located south of Siena, 12 km southwest of the Chiusi/Chianciano exit of the A1 autostrada. The nearest town is Sarteano (10km.) It is not within walking distance. The nearest grocery store in Sarteano is open in the morning until 1:00 pm and in the afternoon from 4:30 - 7:30 pm. There is also a large supermarket off the A1 autostrada which is open all day until 8:30 pm. Sarteano has good restaurants for lunch or dinner. Chiusi offers a large supermarket and good restaurants also. It takes about 1 ½ hours to drive to Siena and Assisi.

(2000 acres) An 11th century abbey is the focal point of this estate. There are eleven independent, Tuscan luxury villa rentals decorated in a similar minimalist, architectural style. Each villa is separate and private from other structures, and each has a wonderful view. Casa Il Fagiano is a lovely farmhouse dating back to the 15th and 16th centuries and was restored in 2000. It has a view of the wilder side of the Orcia Valley. The view of the sheep grazing in the countryside provides a pleasant country flavor to this house. The private swimming pool is close to the house but hidden by trees.

Ground floor: There is a living room, a dining room with fireplace, and a fully equipped kitchen. There are two doors leading to the garden. There is also a guest bathroom, a small storage room, two twin-bedded rooms each with en suite bathroom with shower, one double bedroom with access to the garden and an en suite bathroom with shower, and a laundry room. Spiral stairs lead to the first floor. There is also an outside stone staircase leading to the first floor.
First floor: There is a small sitting room and a spacious TV/ living room. There are two twin-bedded rooms (each bed is 100x180 cm) with en suite bathrooms with tubs and there are two twin-bedded rooms (each bed is 120x180 cm) with en suite bathrooms with showers.

Available amenities: telephone extension in every bedroom, hair dryer in every bathroom, washing machine, iron, satellite TV, VCR (on request), CD player (on request), maid service (2 hours per day), and linen change on Wednesday, swimming pool (6 x 12 meters.), daily cleaning of the swimming pool.

Overall: First I want to tell you we had a wonderful time in Italy. We all loved the layout of the villa. For our group of 12 it was perfect. We had privacy and yet there was a room to gather. The size of each of the rooms and bathrooms was quite roomy so all of us were relieved. The pool was very nice and cleaned each morning. The women that cooked were wonderful. They were pleasant and great cooks. We had 2 meals at the villa. Unpleasant Surprises: We wished that the towels could have been changed every other day, rather than just mid-week. Also, the refrigerator wasn't as cold as it should have been. None of the windows had screens, so it was buggy, but I understand that the Italians don't have screens. The phone was a little tempermental. Surrounding Area: Under different circumstances the location might have
been a problem. It was rather isolated and not close to a town. We, however,
had a driver and a guide at our disposal for 12 hours each day, so all we had
to do was to decide where we wanted to go and they took us. We toured all over, We went to 11 hill towns, including Florence and Siena
and loved it all.

Overall: The property was clean, well maintained, well equipped and in a great location. Enjoyed Most: The privacy, and peacefulness of the property made for a great vacation. Easy day trips to many great places in Tuscany. Close to train station with great service to Florence and Rome. Unpleasant Surprises: We understood why there was no phone, but using the cell phone was a challenge for us. Also, windows could use screens. Surrounding Area: Beautiful, peaceful, full of history and culture, great local people and great wine. Nearby Events or Locales: The small town of Sarteano was very enjoyable.

Overall: Beautiful relaxing countryside, nice clean accomodations, good large kitchen/dining area for visiting with our friends.
We were four couples; with six or seven couples it would have been a little crouwded. Enjoyed Most: Seclusion. Open space vistas. Good walks.
Unpleasant Surprises: ? Surrounding Area: Good sightseeing and restaurants within 30 to 45 minutes in any directoin. Nearby Events or Locales: Can remember their names; get the map out and head anywhere, it is there.
