Parking. Reasonably comfortable furniture. Pets are allowed , where rules have to be followed as the property is part of a reserve. An additional folding bed is available for Martino 2 and 3 (45 Euros/week) , to be paid for on the spot. You can go for pleasant walks in the property. Direct sale of wine and olive oil.Central heating. Baby-beds available (Euro 37/week/each).

Overall:
We made many expeditions to Florence, Siena, Perugia, Asissi, etc. All great. I would recommend doing more research on the small hill towns in the immediate vicinity- they are not in guidebooks, but search for Magione on the web, also for nearby restaurants. The property was great, and an excellent central base for touring.
Enjoyed Most:
Pool was wonderful- it was HOT when we were there.
Unpleasant Surprises:
Downstairs bedroom could be too warm. No window screens, no fan. There was a washing machine but the owner only made it available briefly. I would have paid more to have it freely available.
Surrounding Area:
Beautiful contryside. Many small towns and restaurants a short drive away. Many destinations in Umbria and Tuscany within 1 hour drive.
Nearby Events or Locales:
Mantignana not within walking distance. Car was essential.
Tips or Restaurants:
Coming from US, don't forget converter if you want to use any electrical appliances, like chargers for cell phones or I-pod.
Several good restaurants Taverna Pappagloria, Via XX September 28, Taverna del Leo, Il Coccione, all in Magione.

Property manager was extremely helpful.

Overall:
The setting is quiet and beautiful. The rolling hill territorial view is grand and completely wooded or agricultural. The buildings are tastefully renovated, pleasant to view and nicely situated. The view from the pool is all that we could have hoped for in a farmhouse/villa rental in Toscana and Umbria.
Enjoyed Most:
In addition to the above, we enjoyed the bocce pit and outdoor ping pong. The estate is grand enough for serious hiking into the upper hills.
Unpleasant Surprises:
As with almost all of our rentals, I don't understand why the Italians haven't discovered screens. The mosquitos were a nuisance in the evenings and the only way to survive was to open the windows in the evening only after the lights were out. A few fans would have been a welcome addition.
Surrounding Area:
The immediate area is nothing but rolling hills, agriculture and small towns.
Nearby Events or Locales:
The very small hilltowns and cemeteries in the area are worth exploring.
Tips or Restaurants:
Limonaia restaurant near the autostrada in the direction of
Perugia was one of the best we found in Italy.
