Enjoyed Most:
The property was in amazing condition -- recently renovated with everything in top condition. The living room with colossal dining table was amazing. Especially for dinners lit by candles and a fire in the amazingly huge fireplace! Beautiful yards with lawns for sitting and sipping.
Surrounding Area:
Easy to get to surrounding towns -- Perugia, Assisi and small hill towns. Also very close to Lake Trasimeno with it's lovely towns. Close to rail service to anywhere from town on Lake Trasimeno.

Overall:
I would highly recommend it.
Enjoyed Most:
A beautiful rustic Italian farmhouse modernized with every convenience and well located for day trips to a variety of towns in both Tuscany and Umbria. Peaceful, clean with beautifully maintained gardens and grounds. Fireplace a real joy in October.
Unpleasant Surprises:
You really need a car as the property is remote. I learned that the rural life is less enjoyable to me than I imagined. Despite the location, it is perfect for day trips. There is really nothing not to like about this property.
Surrounding Area:
Maggione, a small town nearby, has a wonderful restaurant called Il Coccio. Go and order wild boar!! We were always less than an hour and a half from Florence and Siena and 30 minutes to Perugia, Assisi, Deruta, Montefalco
Nearby Events or Locales:
Maggione. It has a train station but is not within walking distance to the villa
Tips or Restaurants:
Any reference to a tennis court should be taken out of the description. Il Coccio a great Italian eating experience
Directions:
The term "sleeping policeman" means speed bumps!! Advise all that this property is remote and actually on a dirt road. The owner actually puts out signs that direct you to the town of Collesanto at some critical forks in the road.
Check In Out:
The owner was exceedingly cordial and even took me into town to shop for some basic food items. He carefully introduced me to all the basic functions of the villa electricity, gas etc. He does not speak English and I speak limited Italian so we made it thru the check in.

Enjoyed Most:
We all loved the setting. It was so ideal and we all felt we were on a movie set. The caretakers, Luigi and Giuliana, were very good to us. The local people were also friendly and helpful...A good time was had by all.
Unpleasant Surprises:
There was a barking dog that was a bit annoying at night. I would recommend that ear plugs be used...purchase them before you come, since silicone earplugs are hard to find in the small villages.
Surrounding Area:
Our walks into the towns were loved by all of us. We also like the fact we were so close to many hill towns...each day we all went our separate ways and could easily visit Assisi, Deruta, Cortona and Gubbio within an hour. We 'd return around five and spend the evening trading adventures.
Nearby Events or Locales:
We were all walkers, so several villages were visited. Mantignana was the closest.
Tips or Restaurants:
We all agree that the directions to the villa need to explain what "sleeping policemen" (editor's note: speed bumps) are...none of us were familiar with that term. We cooked in a lot, so didn't eat in the area..we got our food at Eurospar...or small stores for fruit and veggies.
