Beautiful and spacious villa (200 m2) situated at the summit of a hill (460 m a.s.l.).Extensive views over Assisi and the Umbrian valley as far as Perugia. Peaceful position. To the back of the villa are some Roman and Medieval ruins which bear witness to the ancient history of the villa. Extensive, enclosed and equipped garden (8.000 m2) with orchard, barbecue and table tennis. The owners provide Italian language and culture courses at the Academy for Italian language in Assisi when these are in session to the guests who request this. They provide these courses free of charge. Parking.

Enjoyed Most:
The exterior. Garden was stunning, view was breathtaking, and having an Etruscan wall in the back yard was amazing!
Unpleasant Surprises:
The kitchen. Small, cramped, unattractive.

Lush scenery.

Tordibetto.
Tips or Restaurants:
Everything we really needed was provided. A very good gelateria-bar and a very inexpensive, good little bistro are in Tordibetto. I don't remember their names, but the town is so tiny that each is one-of-a-kind.
Check In Out:
It seemed to me that the surcharges for utilities were high.

Overall:
I would recommend this property to anyone who wants a quiet place to stay. I took my daughter and two daughter-in-laws and we had a wonderful vacation. I wish we had stayed our full 7 days and skipped Rome.
Enjoyed Most:
The location was just about perfect. You can see the light of Assisi at night, the grounds were beautiful, the flowers were perfect. It was quiet, peaceful, the location the the whole of Umbria was right on target. Once we followed the right direction it was easy to find. Our hosts were waiting for us and walked us through the property so we would be comfortable.
Unpleasant Surprises:
There were two dogs in the neighborhood who slept all day and barked a good deal during the night that was a little irritating.
Surrounding Area:
Umbria is the place to take a vacation where you do not want to be crowded with other tourists. There are a number of small towns that were easy to drive to and everyone we met while in the country were friendly and helpful.
Nearby Events or Locales:
We did not walk anywhere because we were pretty far up into the hills. We did find a small vacation farm close to us that had a restaurant and they let us come for dinner one night. The meal was an absolute delight with produce and chickens from the farm. It was fun walking through the olive grove that was on the property.
Tips or Restaurants:
Almost any of the small towns we went to had great restaurants. We also found that food and wine were much less expensive than when we were in Rome.
Directions:
We had several different direction we got off the Internet. The ones provided by Rentvillas were the best.

Overall:
Overall the owners were very helpful, and the property was great. We would use it again.
Enjoyed Most:
The view and the privacy for three couples living together for a week.
Unpleasant Surprises:
We did have some problems with spiders including some large ones. You are in the country and we realize that, but it was troublesome for a few of our group.
Surrounding Area:
The town of Assisi was close and we enjoyed that a great deal. It was a great location to travel from on our daily treks through Umbria.
Nearby Events or Locales:
Palatto was the closest with a place for pastries and coffee. Too far to walk.
Tips or Restaurants:
Spider spray, if there is such a thing. Great restaurant in the plaza across from the San Francesco church.
