Overall:
A VERY interesting and relaxing vacation! The six of us adults couldn't believe our good fortune. Sightseeing, swimming, cooking fine simple meals, day trips to other cities.
Enjoyed Most:
Everything. Fabulous old farm house, clean, fresh, big windows, fine kitchen with the coolest dish-drying mechanism we've ever seen. The house and flowered grounds are kept up with daily visits to water flowers and check pool by a two wonderful men. Just outside Spoleto's walls, we nonetheless were essentially in the country with acres of open fields around and behind the house. The pool is ideal after a hot day of sightseeing. It was a shaded tree-lined five minute walk to the Piazza della Liberta, with its banks, tourist info place, and buses.
Unpleasant Surprises:
Street noise. Bring ear plugs if you will use the front bedroom which is right on the street south out of Spoleto. We brought ear plugs, so there was no problem. People in the back bedrooms can hear the nearby tennis players, so ear plugs for them, too.
Surrounding Area:
We could walk into Spoleto in five minutes to great restaurants and all of the old Roman and Medieval city. South of the house, is a wonderful hill to climb with grand views of the unspoiled Umbrian countryside. Spoleto is short train ride from Assisi, Perugia, Orvieto, Spello, Trevi, Narni, etc, and a bus half way into town takes you right to the train station. We didn't have, or need, a car. We walked to a nearby Tigre supermarket open every day except Sunday - head towards town, take the first left and descend about 1/2 mile to the store on the left. It is all uphill on the way back... Groceries also available in town, of course. We saw fine dancing one evening sitting in the excavated Roman theater. Unbeatable!
Nearby Events or Locales:
Five minute walk into town. Not overwhelmed with tourists even in Festival time when we were there.
Tips or Restaurants:
Bring ear plugs as mentioned. All the restaurants were good, but be sure also to try small places not in Piazza della Liberta or Piazza del Mercato. Order the "vino rosso della casa" everywhere - it's cheaper and often better than the fancy wines.
Check In Out:
Pietro, the gardener/caretaker, speaks enough English to manage if you speak no Italian. Italian phones are difficult, but not impossible. He showed us everything in a few minutes, was completely non officious, told us where stores were, and disappeared.

Enjoyed Most:
Lots of outdoor space, having a washing machine, pool, and ping pong table, the availability of a BBQ so we could grill outside every night! The kitchen was well equipped with plenty of plates and eating utensils, as well as an adequate number of pots, bowls, etc. for food preparation. Pietro was wonderful. He stopped in a few times during our stay to make sure all was well, and we appreciated that.
Unpleasant Surprises:
The property was not as well maintained as I would have expected. There were loose tiles around the pool, water stains on the paint. The property description indicated a shower, but this was an open shower that sprayed water all over the whole upstairs bathroom. This was a major disappointment - which meant there was standing water in the bathroom all day.
Although we had a washing machine, there was no dryer. We used the clothes rack, but in the cooler weather, the clothes would take over a day to dry out.
We had issues with using the coffee maker and the microwave at the same time.
Finally, although we were prepared for the noise from the adjoining sports center, it was very loud at times, as was the street noise from the front bedroom.
Surrounding Area:
The town of Spoleto was lovely, with lots of historical sites to see: the fortress, the Roman amphitheatre, the Ponte del Torre aqueduct. Most of the Umbrian hill towns that we wanted to visit were within an hour of this property e.g., Assisi, Perugia, Todi.
Nearby Events or Locales:
Spoleto - this property is on the edge of town and it was a very easy walk to the center of the town.
Tips or Restaurants:
Upon inquiring at the tourist information office, we found two grocery stores open Saturday evening and Sunday, so that was a pleasant surprise, after reading that many of the supermarkets closed early on Saturday.
Trattoria del Festivale had very good food, and the menu was shown in four languages, which was helpful. This trattoria was located just off of Piazza del Liberta, toward the Piazza Fontana.
Directions:
The directions to get off at the second Spoleto exit and then on to the house were perfect! I couldn't believe how easy it was to find the property. The directions prior to arriving in Spoleto were okay. We had one minor missed turn where the directions told us to stay to the left outside Perugia, but then the turnoff to Assisi and Spoleto was to the right, so we had to turn around at one point. But this was a minor problem, as we typically just followed the highway signs first to Perugia, then to Assisi, then to Spoleto.

Overall: We really enjoyed this property. The owner was very nice and concerned that everything was OK. He stopped by (very inobtrusively) a few times in the morning to check the pool, etc. Enjoyed Most: The location. It was so much fun to be able to walk into Spoleto and to experience the town as the locals do. And, what a lovely town it is! The property is adjacent to a sports center, and I enjoyed hearing the players. (It was not bothersome, just fun). Also, at night we sometimes walked to the sports center and watched soccer practice. My ten year old grandson loved this.
The grounds were beautiful. Having the whole house and the pool to ourselves was very nice.
There was a ping pong table in the garage type room (actually was a barn that had been converted into an outdoor all purpose room). We had lots of fun playing ping pong, too. Unpleasant Surprises: Nothing --The house was not as beautiful as our first house, but it was comfortable. The beds were very comfortable and the ligh fixtures were lovely. The towels provided were ample. Having a washing machine right in the house was great. Another thing that was fun were the books left by other visitors. The house was fun to live in. We did not mind the noise. It kind of made you feel like part of the Italian scene. Surrounding Area: Everything! Spoleto is a charming town with many things happening -- concerts, museums,etc. We even went bowling while there -- about ten minutes away. It was fun to experience bowling in Italy. Nearby Events or Locales: I already mentioned the soccer field and tennis courts adjacent to the porperty (which were well shielded -- no privacy problem). There are artistic and cultural activities in Spoleto. Going for a passeggiata (stroll)-- not sure of spelling -- was so nice. We did this a number of evenings. Tips or Restaurants: I believe the restaurant's name in town is Apolonari. If you drive to Peruguia, Trattoria Antiqua, San Lorenzo is wonderful. The chef was trained at the Culinary Institute of NY. We knew about it through friends.
Biggest tip -- Enjoy all that the property offers. It is comfortable and convenient!
