Overall: We really enjoyed this property. The owner was very nice and concerned that everything was OK. He stopped by (very inobtrusively) a few times in the morning to check the pool, etc. Enjoyed Most: The location. It was so much fun to be able to walk into Spoleto and to experience the town as the locals do. And, what a lovely town it is! The property is adjacent to a sports center, and I enjoyed hearing the players. (It was not bothersome, just fun). Also, at night we sometimes walked to the sports center and watched soccer practice. My ten year old grandson loved this.
The grounds were beautiful. Having the whole house and the pool to ourselves was very nice.
There was a ping pong table in the garage type room (actually was a barn that had been converted into an outdoor all purpose room). We had lots of fun playing ping pong, too. Unpleasant Surprises: Nothing --The house was not as beautiful as our first house, but it was comfortable. The beds were very comfortable and the ligh fixtures were lovely. The towels provided were ample. Having a washing machine right in the house was great. Another thing that was fun were the books left by other visitors. The house was fun to live in. We did not mind the noise. It kind of made you feel like part of the Italian scene. Surrounding Area: Everything! Spoleto is a charming town with many things happening -- concerts, museums,etc. We even went bowling while there -- about ten minutes away. It was fun to experience bowling in Italy. Nearby Events or Locales: I already mentioned the soccer field and tennis courts adjacent to the porperty (which were well shielded -- no privacy problem). There are artistic and cultural activities in Spoleto. Going for a passeggiata (stroll)-- not sure of spelling -- was so nice. We did this a number of evenings. Tips or Restaurants: I believe the restaurant's name in town is Apolonari. If you drive to Peruguia, Trattoria Antiqua, San Lorenzo is wonderful. The chef was trained at the Culinary Institute of NY. We knew about it through friends.
Biggest tip -- Enjoy all that the property offers. It is comfortable and convenient!

Overall: All five of us were extremely favorably impressed both with the house and it's decor, and with the grounds. There were no unpleasant
surprises: it was exactly as reviewed and reported on the website. Enjoyed Most: We enjoyed the privacy of the grounds and the space for everyone in the house. Having lunch under the wisteria arbor near the pool, while listening to the birds was wonderful! Unpleasant Surprises: The only drawback to the property is the street noise which is most evident in the very nice, large master bedroom. The street is literally right below the windows. Surrounding Area: We enjoyed getting to know Spoleto as we strolled into town every day. We also loved driving around Umbria and visiting other charming hill towns and enjoying the beautiful landscape. Nearby Events or Locales: We happened to visit Spoleto while they were having "Vaporetti" races.
Three-wheeled bobsled/soapbox type vehicles
with one driver, and one "pusher" raced down the winding streets. A local
said,"You like? Only in Spoleto!" WE also took advantage of piano concerts
that were going on while we were there. (About $5 per person!)
We would recommend this property to anyone who is able to walk, and who is
willing to either wear earplugs, or use the bedrooms in the rear of the
house.

Enjoyed Most: The location near Spoleto, washing machine, huge yard, swimming pool. Unpleasant Surprises: The master bedroom was subject to very loud traffic noise; would have been unbearable in warmer weather. The house was dank, cold, and musty. Obviously left unheated in the winter. There was little natural light. Surrounding Area: The property is convenient to Perugia, Spello, Montefalco, and other Umbrian hill towns.

Overall: Close to Spoleto and restaurants, archeological sites, and historic areas. Enjoyed Most: Plenty of room indoors and outdoors. Unpleasant Surprises: Finding it was a bit of a problem.Directions need to be improved, particularly if arriving from Rome by car. Surrounding Area: Close to many surrounding cities and towns. Every night we went to a different local restaurant and were never disappointed. Nearby Events or Locales: Roman House, St. Francis Monastery, Montelucca. Tips or Restaurants: Every night we went to a different local restaurant and were never disappointed.
