Venice is one of the oldest cities in Europe, with a unique layout and building style. This wonderful apartment is the “piano nobile” of a 15th century Gothic patrician palazzo. The apartment is an ideal base from which to wander off and discover lesser known areas of Venice. At the same time, it's only a ten minute walk to the Piazza San Marco. The apartment is just five minutes from the boat stop “Ca' D'Oro”. A water taxi will takes you directly to the front door.

(300 m2) Second floor: This property retains the grandeur of times gone by with its bright rooms, large hall with a lovely balcony, and authentic terrazzo floors. There is a spacious, cheerful living room with a marble balcony overlooking the canal. There is a dining room and a well equipped kitchen with a table for eight people. The master bedroom has a queen size bed and an en suite bathroom (with tub, shower, bidet, WC). There is a double bedroom with a queen size bed, two twin bedded rooms, and one single bedroom. There are two other bathrooms, each with a shower, WC, and bidet. An extra bed can be added to the double bedroom for an additional cost of 70 euros.

Available Amenities: Four television sets (one in every bedroom), washing machine, dishwasher, refrigerator, oven, microwave oven, central heating, air conditioning units in each room.
Please Note:
The Miracoli apartment is located in the same building on the third floor.Due to the aging of some of the buildings, as well as the infrastructure of the city, you may experience low water pressure and electricity outages, especially during the summer months.

Overall:
I think the property has great potential. If it were decorated with nice "functional" furniture, i.e. a pull-out couch in the living room, plus area rugs, co-ordinating window treatments and beautiful artwork on the walls, in all the rooms including the kitchen, it would be an exceptional property. Satellite TV and wireless Internet connection would also be 2 great features.
Enjoyed Most:
Very spacious and the air-conditioning was wonderful. Also the proximity to the hospital is a plus.
Unpleasant Surprises:
It is a tad inconvenient to get to the location of the taxi stop and the 3 flights of stairs makes it difficult with a lot of luggage. Also, it is more than a 10 minute walk to St. Marks square. We had elderly people staying with us and they found the walk a bit exhausting.
Surrounding Area:
The church and square and the quaint shoppes nearby were pleasant.

Overall:
If going with four or more people, I would definitely adjust my schedule to be able to stay here for a third time.
Enjoyed Most:
We loved the apartment and its spaciousness. Also, very near to the Rialto Bridge, the Fondementa Nove, and St. Marks Square, but a little off the main tourist routes. This is our second stay there and would not hesitate to go back. Also, had neighborhood restaurants, green grocers, and basic grocers within two or three minutes. We felt closer to beautiful Venice than being in a hotel. Large kitchen great for breakfast.
Unpleasant Surprises:
Living room furnishings very basic, serviceable but not as elegant as the apartment. Also, there are four flights of stairs which we did not mind but renters should be aware of. While kitchen was great, it was sparsely furnished. In fact, we purchased a coffee pot.
Tips or Restaurants:
Restaurant directly across the street very neighborhoody and wonderful food

Overall:
It was completely wonderful.
Enjoyed Most:
It was extremely well located -- close enough to walk to sights and restaurants, but not right in the middle of the tourist crush and even in May, the tourist crush was unbelievable!. The apartment itself was lovely, and the contact people there were incredibly pleasant and helpful.
Unpleasant Surprises:
We pretty much liked everything about it. It was a bit noisy, as the windows overlooked a street -- but it was pleasant street noise people chatting, shopkeepers opening their stores in the morning, etc., - not annoying traffic. The canal that runs in front of the building is a small one, so there are no motorboats going by.
Surrounding Area:
Venice! It's simply magical!
Directions:
The directions sound flaky, but they worked.
Check In Out:
The property managers were very helpful -- they came and fetched us at the meeting point when we arrived, and they got us a water taxi when we were leaving.
