	Exterior Description Manor villa (500 m2) in the hills (400 m a.s.l.) north of Lucca that has been tastefully restored by the owner. 3 km from the grocery shop, 15 km Lucca, 32 km the beaches of Versilia, 80 km Florence. Panoramic view of Lucca and the hills covered in woods. Peaceful position. Access to the house along 300 m of dirt track road. Outdoor area with lawn and swimming pool (6x12)(1/5-28/10).. It is possible to hire 3 horses, only by experts and of age. 3 hours of domestic help on Monday, Wednesday and Friday are included in the price. The caretaker lives in an apartment next to the villa. Parking.


	Interior Description Basement fl.: living/dining room with kitchen corner (oven, freezer, dishwasher) with access to the equipped lawn and bathroom with shower. Upper fl.: entrance with fireplace, living room (TV) with marble fireplace, dining room, ancient restored kitchen from where, going up 5 stairs, you enter the present kitchen (oven, freezer, dishwasher), laundry room (washing machine). 1st fl.: 2 double bedrooms, 1 with small double bed (120 cm wide bed) that is a passageway to one study with single bed, overhead gallery with open area with single bed, 1 bathroom with bath, 1 bathroom with shower. 2nd fl.: 1 twin bedded room with an extra 3rd bed, 1 bathroom with shower. Comfortable but elegant furniture. 3 hours/day (from Monday to Friday) of domestic help are included in the price. Central heating. Baby-bed available.

• Upon arrival at the property you are required to pay to the property representative a security deposit payable in cash. The security deposit will be returned to you prior to your departure minus any extra charges or accidental damages to the property. The listed security deposit is: 600 EUR

• Final cleaning charge per person: 40 EUR

• Minimum final cleaning charge: 320 EUR

• If available, heating is allowed by Italian law only from November 1 to April 1 with exceptions made for extreme weather

• ** CHECK OUT: Your Departure must take place on Saturday morning between 8:00 am and 10:00 am, unless a different arrangement has been made with the keyholder.

• If available, cook service must be arranged at least two months prior to arrival and is subject to the availability of the cook.
