The villa is located near the small town of Londa, which is approximately 40 kilometers northeast of Florence. Buses run from Londa (10 minutes away from the house by car) to Florence and other towns in the region. There is a good train service to Florence from the next village (15 minutes away). The nearest airports are in Florence (1 hour), Pisa (1 hour, 45 minutes), Bologna (1 hour, 45 minutes), and Forli (1.5 hours).

(28,000 m2) This beautiful, 16th century farmhouse, located at an elevation of 600 meters, offers spectacular views of the Sieve Valley. The seven-acre property is a blend of informal landscaped area and gardens, wildflower-covered meadows with grazing sheep, and a wooded area with olives, grapes and many fruit trees. It is very private and secluded, even though there are other properties on the hillside. To access the house there are three kilometers of country road, followed by one kilometer of maintained, winding dirt road. There is a swimming pool and plenty of outdoor furniture: a large table and chairs for dining on the terrace, lounges and a table and chairs by the pool – all with umbrellas for shade. The owners live in the apartment under the main part of the house.

(500 m2) Two floors. The house has been completely restored with terracotta floors and wooden-beamed ceilings. It is a rustic-style property that has been comfortably furnished with a blend of English and Tuscan antiques.
Ground floor: There is a well-equipped kitchen with a table and chairs, a formal dining room, a sitting room, another sitting room with a large Tuscan fireplace, and a bathroom (with tub, shower, bidet, WC).
First floor: There are two large bedrooms (each with a double bed) and two large bedrooms (each with two twin beds). One of the twin-bedded rooms connects to the master double bedroom, making it best suited to children. The master bedroom has an en suite bathroom (with bath, shower, bidet, WC). There is another bathroom (with shower, WC).
Partial lower floor: Downstairs, attached to the owners' apartment, there is an additional double bedroom with an en suite bathroom (with shower, WC).

Available Amenities: Swimming pool (12m x 6m; open from May until end of September), washing machine, dryer, telephone, hairdryer, CD player, iron and ironing board, baby bed, highchair, gas stove, oven, toaster, drip coffee maker, food processor, dishwasher, screens on the windows, central heating (charged by consumption).
Extra Services: Available upon request for an extra charge: wood for the fireplace ($15 per basket), pre-arrival grocery purchases, maid service, cook service, babysitter. On request, the owners will organize tours to local vineyards, provide general information about the local area, and/or recommend restaurants and places of interest.

Overall:
Great for families. Easily accommodates eight to ten people. When it was hot in the Tuscan towns, it was always cool and clear at the villa. Should be number one on the Rentvillas website for recommended villas.
Enjoyed Most:
The owners, villa, view, pool and activities near the property were outstanding. We just loved the entire experience and Martyn and Margaret are wonderful, thoughtful hosts.
Surrounding Area:
Martyn hosted an incredible lunch at a vineyard that our children viewed as the best meal of the entire trip and it was followed by an afternoon of wine tasting at other vineyards. We also enjoyed Alberto and his wife (the owners of the farm you pass through on the way to the villa). Our children looked forward to the daily visit from their sheep and sheep dog and even spent a morning visiting the farm, local town, and Carlo's restaurant with dancing on Wednesday's nights!!
Nearby Events or Locales:
Londa. It really isn't within walking distance. The villa is about an hour from Florence and 90-120 minutes from Pisa, Siena, and Cortona.
Tips or Restaurants:
The villa had everything you need! Trust Martyn and Margaret. They know the town, community and vineyards and will not let you down.

Overall:
I'd return tomorrow and stay a month, if I could. Wish we had had more time to visit with our hosts and just to hang out. A thoroughly memorable vacation.
Enjoyed Most:
Very clean, charming property. Fresh, wonderfully scented country air. Expansive views of the Tuscan hills. The owners were an extremely helpful, welcoming, English couple with great knowledge of the area, restaurants, regional wines. He does wine tours... and works very hard, unobtrusively, to see that your stay with them is a good one. Didn't want to leave, and tried to book a second week on the spot. Would have been satisfied to spend the entire time at the property, without leaving the property.
Unpleasant Surprises:
Two drawbacks, in our minds 1. Very long, rough driveway, but worth the daily trip 2. Would have liked a larger supply of hot water for showers. Present system works on demand, but gave just enough water for one shower, then required a recycle period. (Note from owner: a new hot water system has just been installed, and the road has been improved - November 2005.)
Surrounding Area:
Pretty much everything. The town of Londa is textbook Tuscan, small, parochial, with two nice restaurants serving local dishes. Grocery shopping in the village, reasonably accessible to Florence and Chianti, without the bustle. Florence is a bit busy, expectedly, but a miracle not to be missed. On and on and on.
Nearby Events or Locales:
Londa. A lovely Tuscan village. Everyone should stay a week in a Londa, just to feel how village life works. Very friendly, helpful people who seemed to enjoy having us around. Would be an enjoyable, if somewhat long, walk to the village. The walk back, 5km, 4 decidedly uphill, would be a bit much for the average American. The owner's 90 year-old father walks to the village when he visits, then accepts a ride back up to the property.
Tips or Restaurants:
Bring a good camera and lots of film memory. There's a nice library at the house. All required common kitchen gadgets are provided, but there's no nutmeg-squeezer or fish-juicer. A good map is helpful. Tuscan houses are kept at lower temperatures than American ones, primarily due to high utility costs. It was cool inside in May. Bring something warm and comfortable to wear. Plan on being tired on arrival...I'd advise taking it easy and enjoying the property the first day...worked for us. Oh, yes. We weren't prepared for the lack of salt in Tuscan bread...it seemed bland at first. If you like salt, ask for pane salteado...it's got a little more salt in it, but still below what we're used to.
