This villa offers a classic Tuscan setting with views, as well as easy accessibility to Florence by train from the nearby town of Pistoia. When not out exploring, this Tuscany accommodation has a picturesque swimming pool and is located on an estate that produces its own olive oil and wine.
Location Description
The villa is located 20 minutes away from Florence and just 1.5 kilometers from the smaller medieval city of Pistoia. Pistoia offers shops, restaurants, and all other basic facilities.

Exterior Description
(2 hectares) This villa, with its traditional Tuscan architecture, is accessible via an unpaved country road (about 300 meters long). The private terrace, surrounded by a wrought iron fence, is partially shaded by a large lime tree and a grove of high laurels. It overlooks the medieval architecture of Pistoia, the beautiful countryside, the swimming pool, and the garden below. The terrace has an outdoor dining area, a built-in grill, and a table with chairs for ten people. The swimming pool area has a smaller table, deckchairs, and an umbrella. A grass parking area (30m x 15m) is also available at the property. The owner and his wife and son live in a country house adjacent to the villa; they are always available to offer advice and any needed assistance.
Interior Description
(250 m2) Three floors. This recently restored, late 18th century Tuscany villa offers peace and quiet in fine surroundings. The spacious interiors boast antique wooden beams in the ceilings, original polished parquet floors, terracotta-tiled floors, French arched windows, and vaulted ceilings. It also features original antique furnishings, drawings, paintings, and numerous family heirlooms.
Ground floor: This floor has a spacious kitchen with a breakfast table for four, an old working fireplace, and brand new household appliances (including a washing machine and a dishwasher). Next to the kitchen there is a large cellar/utility room with washing and ironing facilities. The study has a desk, a sofa, and access to the terrace. The large dining/living room (45 m2) has armchairs and a sofa, an old stone fireplace, a dining table for eight people, and access to the terrace. Fifteen steps lead to the first floor.
First floor: This floor has three bedrooms. The first (green) and second (yellow) bedrooms each have two 80 cm narrow single beds and the third bedroom (pink) has a 160 cm queen-sized bed, writing desk, and views of the terrace and Pistoia. There is one large bathroom with a WC, sink, and shower with wall-mounted showerhead as well as a handheld showerhead. There is also a guest bathroom with sink and WC. Twelve steps lead to the second floor.
Second floor: This floor has two bedrooms with unique wall paintings and two bathrooms. Both of the bedrooms have timber-beamed ceilings, worn terracotta floors, wrought iron bed frames, and a lovely view of Florence in the distance. The “East Painted Bedroom” has two twin-beds (each 80cm wide). The “West Painted Bedroom” has a queen-size bed (160cm). Both of the bathrooms are newly remodeled and each one has a shower (both showers have wall-mounted showerhead and handheld showerhead), WC, and a basin.

Overall:
We loved being in an authentic historic villa with character and charm, yet modern conveniences. Three couples traveling together needed the generous spaces the villa provided, including three bedrooms with large beds, 3 baths/three showers, and spaces to eat/relax. We enjoyed the variety of experiences that we could reach in various directions--train to Florence, drive to Vinci, the Chianti loop, Siena, San Gimignano, etc.
Enjoyed Most:
The view across the valley to Pistoia is spectacular and we were able to enjoy it during many meals on the terrace under the large umbrella. Our hosts, were extremely helpful, friendly, and fun! The kitchen was well-equipped, had a dishwasher and a microwave, plus a good stove. The house has WiFi, which we appreciated.
Enjoyed Least:
One must be prepared for lots of steps to get to the bedrooms and baths, but that was clearly stated in the description. Though we were close to highways, it is quite a drive to the hill towns of Tuscany. We also knew that. The showers could have benefitted from the new curved shower rods used in US hotels. In two of the baths, the showers were small enough that one couldn't get away from the clinging shower curtains! Hot water didn't last through 6 people's showers--not too surprising.
Surrounding Area:
We liked going into Pistoia for some meals and gelato--we ate that everywhere! It was nice to be able to take the train from Pistoia into Florence. In addition to the towns and tours mentioned above, we also liked visiting the American Cemetery. It is beautiful and moving. We visited Pisa/Lucca on our way to the villa from Cinque Terre so they are relatively close.
Nearby Events or Locales:
Pistoia is not exactly a small town and it wasn't within walking distance. There is a small grocery that is a short drive away.
Tips or Restaurants:
We expected to find the items in the welcome basket as stated on the web site. Most were there except for milk. I think that the list will be more accurate in the future. If you're looking for a friendly English-speaking guy, try Danny at Caffe Ristorante Gli Artisti in Pistoia. We had a really good lunch at Ristorante Montebuoni, up a hill near Tavarnuzze, not far from the American Cemetery. Good lunch with great pasta at Bada Canzo in Volterra and a lovely meal in Florence at Ristorant Paioli SRL on Via dei Tavolinni.
Directions:
We went to the wrong number villa when we first arrived. It is easy to miss the number as you travel up the narrow, gravel road. We used a GPS all through our trip and it was very helpful. I wouldn't go without one.
