Located in southeastern Sicily in the province of Ragusa, this villa is just 1 km from the charming medieval village of Modica (with great shopping, boutiques and restaurants). The city of Modica, with its Baroque architecture, splendid views, history, art treasures, churches, palaces and decorated portals, has been designated a World Heritage site by UNESCO. There is a warm, protected beach in nearby Marina di Modica, 20 minutes by car. The Baroque city of Noto is 30 minutes east of the property.

ExteriorDescription

(500 m2) The villa was partially constructed in 1850 and then completed in 1978. Outdoor amenities include a nicely landscaped garden with a gazebo and Roman-style swimming pool (6m x 12m, 1.3-4m deep, open all year). For child safety, the three entrance points to the pool are gated. There are three exterior verandas, including one enclosed in glass. Automatic wrought iron gates control access to the property. Although there is access road 50 m from the villa, there is virtually no traffic noise. There is private parking for 10 cars.

InteriorDescription

Ground Floor (300 m2): From the central veranda, a small step leads up into the living room. The living room is furnished with leather sofas, a satellite TV, VCR/DVD player, and a CD player. On the left hand side of the living room there is an eat-in kitchen with a large American-style refrigerator, a dishwasher, and seating for 8 people. Off the kitchen there is a laundry room with WC and washing machine. An adjacent supply room leads to a large covered patio with barbecue and chairs. A staircase leads down to the lower veranda and swimming pool. There are also four bedrooms and two bathrooms: The first bedroom, to the right of the living room, has a 180 cm king-size bed and access to the veranda. To the left of the living room, the second bedroom has two twin beds, air conditioning, and access to the veranda. A separate bathroom has two sinks, a toilet, and a shower. The third bedroom also has two twin beds, air conditioning, and access to the veranda. The fourth bedroom has a 180 cm king-size bed, air conditioning, and a balcony overlooking the valley. The second, largest bathroom has a marble sink, toilet, bathtub, and shower.

Apartment 1 (83 m2): Attached to the villa there is another self-contained apartment with a living room, a bedroom, and a kitchen. The living room has a fireplace, a pool table, treadmill, and stationary bike. The kitchen is well-equipped with a 4-burner stove, oven, toaster, and coffee maker. The bedroom contains two single beds that can be joined upon request. A bathroom has a sink, toilet, bidet, and shower.
There is no air conditioning in this bedroom.
