This lakefront villa is located ten kilometers north of Menaggio on the northwest shore of Lake Como, literally next door to a beach. Once a walled city, some remnants are still visible in Menaggio today. In the summer, it is a popular recreation area, with opportunities for windsurfing, water skiing, and other water-based activities. You could also rent a bicycle and explore the area or take a walk down the lakeside promenade, lined with flowers. Because of its central location, Menaggio is a great base for exploring the rest of the area. Drive down the lakeshore road to Tremezzo and Como, or hop on a ferry to visit Varenna or Bellagio. Known as "la perla del lago" (the pearl of the lake), Bellagio is considered by many to be the most beautiful town in Europe. Its narrow cobbled streets, breathtaking views, impeccable homes and glorious villas make it a most enchanting spot to explore. Como, located at the southernmost tip of the lake which bears its name, is perfect for a day's outing. Sights in Como include the Duomo, the austere church of San Abbondio, the Piazza S. Fedele (with many 400-year-old buildings), and the Basilica, one of the masterpieces of the "maestri comacini" (Como masters). Before leaving, be sure to take the funicular up to Brunate-- a small village with a spectacular view. While on Lake Como, you'll discover that the cuisine is based primarily on fish. Specialties include misultitt (fish desiccated in containers called misolte) and soused fish (fried and then pickled), along with more traditional dishes like rice with perch or smoked trout.

(2,500 m2) This lakefront property has a simply breathtaking view of the lake and the surrounding mountains. The house is surrounded on the front and around one side by a large terra-cotta terrace (45m x 8m) and then lawn, equipped with an outdoor dining table and chairs where you can have a meal with an incredible view. Around the side of the house is a pool. Behind the house is a parking area for six cars; across the street from the parking area is a museum devoted to ancient watercraft, called La Raccolta della Barca Lariana. To the left of the house (on the side of the pool) is a small dock area, and to the right is a public beach. A public path runs in front of the property between the front lawn and the water, so this property should not be considered secluded; the most pedestrians come during July and August.

Ground Floor: The front doors of this villa lead into an entry room where there is a closet. Directly to the left is a play room for children, with access to the terrace. Continuing straight ahead from the entryway, you will enter into a 55 m2 living/dining area with a huge wooden dining table (seating about 10-14) and French doors opening out onto the terrace. An open doorway leads into a 37 m2 living room, where there are a couple of couches and a TV. Two open doorways on either side of the television lead into a closed veranda, where there is a table and chairs in front of a couple of sunny windows, perfect for breakfast or an afternoon snack. At the opposite end of the living room, another doorway leads into a small hallway where there are two WCs and a staircase leading to the first floor. Back in the dining room, a door to the right leads into a large kitchen equipped with a dishwasher, coffee maker, toaster, oven, cook-top, and microwave.
First Floor: Upstairs, a hallway opens into a total of seven bedrooms. The first bedroom has a 160 cm queen-size bed, an en suite bathroom with a sink, toilet, and shower, and an open veranda overlooking the lake. The second bedroom has a 160 cm queen-size bed and an en suite bathroom with a sink, toilet, and shower. The third bedroom has a 160 cm queen-size bed, a view of the lake, and an en suite bathroom with a sink, toilet, and bathtub with handheld showerhead. This room has a door leading into the fourth bedroom (which can also be accessed from the hall), which has one single bed. The fifth bedroom has a 160 cm queen-size bed, a view of the lake, and an en suite bathroom with a sink, toilet, and shower. The sixth bedroom has a 160 cm queen-size bed and a door leading into the seventh bedroom. The seventh bedroom has one single bed and an en suite bathroom with a sink, toilet, and shower.

- Upon arrival at the property you are required to pay to the property representative a security deposit payable in cash. The security deposit will be returned to you prior to your departure minus any extra charges or accidental damages to the property. The listed security deposit is: 1000 EUR

- Upon request and with approval of the owner a late arrival is possible between 7:00 pm and 9:00 pm (no arrivals accepted after 9:00 pm!!) with a late arrival fee of: 50 EUR

- If available, heating is allowed by Italian law only from November 1 to April 1 with exceptions made for extreme weather
- If available, cook service must be arranged at least two months prior to arrival and is subject to the availability of the cook.

Excellent! We loved the house, the location, everything was great!
Enjoyed Most:
The house is very spacious and the location is amazing, right in front of lake Como.
Unpleasant Surprises:
Everything was fine. My only suggestions are to install air conditioning in the bedrooms and the option of heating the pool - the water was too cold!
Surrounding Area:
The lake is beautiful. For visiting the villages, a car is necessary.
Tips or Restaurants:
We loved Menaggio and Bellagio. No great restaurant finds, as we ate most of the days in the house. If guests have small kids and want to relax I would highly recommend hiring a cook. We didn't and lost precious time in the kitchen!

Overall:
What a fabulous time we had at the villa in Italy! It was everything you said it would be. The owner/keyholder was wonderful to deal with. She left us a detailed folder with all the things we needed to know and more about the villa and the area. We had perfect weather, as well. We woke up to clouds one morning, and it was snowing on the mountains. It was truly beautiful. It was mostly melted the next day, but for a short period of time, really changed the landscape. It was a very well maintained house with a good House Book.
Enjoyed Most:
Location. Loved the kitchen - it even had a microwave/convection oven! The house was spotless.
Unpleasant Surprises:
Can't think of anything. Uncomfortable furniture in the living room. The owner said that it was just temporary and would be replaced.
Surrounding Area:
We loved the small villages and the ferries, and the ability to walk along the water. The people were great.
Nearby Events or Locales:
Musso was within walking distance.
Tips or Restaurants:
Don't need to bring toilet paper, but did bring own spices and popcorn. Good restaurant find in Danco, close to the Pelican supermarket. The roads were a challenge, but by the end of the week, we could drive the "Italian" way." I highly recommend to everyone a GPS system to help navigate the roads. Getting out of the airport was a challenge.

La Baia is a great restaurant. It is great for a couple, or a family
