Overall:
Anyone reading this should stay away -- I don't want any competition for reservations for my return trip!
Enjoyed Most:
The family who runs it is wonderful! Each has a special talent, and they are more than willing to share their interests, their conversation and their passion with guests. The property is well up the hill, with a lovely little grocery across the street, where the proprietors couldn't be nicer. The view is magnificent, the property is pretty private, and the setting at many times throughout the day daybreak, sunset, and evening with a full moon is spectacular.
Unpleasant Surprises:
Positano is a busy little town, in close quarters, and bustling even in the "off" season of October. Town noises aren't loud, or particularly disturbing, but they are there. Some may be put off by this. I personally found it charming. Watching the town come to life in the morning, hearing the children playing in the schooyard across the way, hearing the whine of a motor scooter, and yes, an occasional tour bus, is like playing "Sim City - Positano" the video game. There are about 500 steps to get to the beach, so get in shape before you go and you will enjoy it even more!
Surrounding Area:
The rest of the Amalfi coast is similar, but in my opinion not as nice, as Positano. Amalfi and Capri are both much more visited by tourists. Each has attractions worth visiting, as does Sorrento, and the shopping in Positano is limited compared to some of these others. Pompei is about an hour from Positano, and is definitely worth the visit.
Nearby Events or Locales:
Positano is pretty much a pedestrian only district. There is a city bus which circles the city, and it is inexpensive to ride, and pretty much runs on time. The district bus service, which allows you to ride out of Positano to Sorrento or to Amalfi is also inexpensive, but notoriously unreliable. Many people use it, and the buses are scheduled frequently, but be prepared for traffic related delays going in and out of Positano to the surrounding towns. The roads of the Amalfi coast are not for the faint at heart. Add tour buses and occasional grueling traffic and you will think twice about renting your own car. You can get taxi or limo service for prices somewhat above what you might expect to pay in the US. For example, taxi transfer from Naples to Positano about 45 to 60 miniutes runs about 100 to 120 Euros.
Tips or Restaurants:
Bring a bathing suit, a sense of adventure, and plenty of cash. There are lots of good places to eat, the wine is universally great, and you don't have to buy the most expensive bottles to find a good one. Many locals will steer you to Constantino's, though we found that to be well worth the view, but the food less than expected. Our most memorable meal by far was prepared right on site at Limoncello, by one of the family. The wine, the meal, the view and the company were all beyond description - the highlight of our trip to Italy.
Check In Out:
There are plenty of helpful porters to assist you with bags up and down the stairs. Tipping them about 18 euros total, each way is an additional charge listed on checkout from your villa rental.

Overall:
Staying in a villa is the best way to get a true experience of the Italian culture.
Enjoyed Most:
The view and host family.
Unpleasant Surprises:
Other renters could be noisy with doors, etc.
Surrounding Area:
We enjoyed the gardens and the easy access to other wonderful towns.
Tips or Restaurants:
As stated in the brochure, future renters should be over 10 and under 60 to navigate the stairs in Positano.

Enjoyed Most:
The view, the warmth of the owners, and their assistance when needed, the proximity to a great grocery store and to Positano. A very functional kitchen - pleasant to cook in.
Unpleasant Surprises:
You need to be in good physical shape to climb the stairs - this was not a problem for us. With the exception of very small bars of soap and towels of course, nothing else is provided in the bathrooms, contrary to what you would find in hotels.
Surrounding Area:
Excellent grocery store right next door. Very good restaurant about 5 minutes away. Access to "downtown" via steps - about 300 - which are right next door to the property.
Tips or Restaurants:
Bring your shower gels, shampoo etc. Restaurant Bruno about 5 minutes away was very good - excellent pasta - not too expensive - recommended by the owner
Check In Out:
We were leaving at 6:30 in the morning and the owners came up to say good bye that morning - this was a very nice gesture. For our departure, the owners ordered a driver for us - this was excellent, as we were going to Naples through very winding roads. The driver was very experienced and careful.
