Overall:
It was a great value and one of the quietest places we stayed all vacation.
Enjoyed Most:
The location in proximity to all the hilltop towns. We did day trips to all of them during our one-week stay. We enjoyed our evenings on the patio sipping vino from our day journeys among the olive trees on the 100 acres of Simonetta. Nelly, the owner, and Bruno, the grounds keeper, were like family. Looking back over the 3-week trip, our week in Tuscany was the best.
Unpleasant Surprises:
The lighting in the house is dark, the beds were quite firm, and the one bathroom had no water pressure.
Nearby Events or Locales:
Asciano, a very quiet town, is not within walking distance.
Tips or Restaurants:
Not many restaurants in Asciano- The best restaurants are in the surrounding areas.
Check In Out:
Let renters know that need to bring a copy of their passports.

Overall:
The house was well taken care of and the grounds were well maintained. You should probably have a flashlight handy as it is quite dark at night. There is an exterior light on a sensor, but it has a tendency to go out when you least expect it to.
Enjoyed Most:
The views and the setting of the property were outstanding
Unpleasant Surprises:
We did not use the living room or downstairs area during our stay because it was necessary to access them through one of the main bedrooms. Also, there was no television as had been advertised.
Surrounding Area:
The views from the property were magnificent.
Nearby Events or Locales:
Asciano was the nearest town, about 6Km away. A little too far to walk.
Tips or Restaurants:
Bring some basic foods with you. Coffee, tea, milk, bread, salt and pepper. Bring bath soap, face cloths, paper towels and dishwashing detergent.
The restaurants in town were both convenient and the local food was quite good.
Check In Out:
Neither the owner or the caretaker spoke English. Although I spoke some Italian, it was somewhat difficult to converse. Bring an Italian English dictionary.

Enjoyed Most:
Great location to visit all the wonderful areas of Tuscany.
The farmhouse and grounds were exactly what we were hoping for from a Tuscan property. When we locked ourselves out, Bruno was there to help with a spare key.
Unpleasant Surprises:
Lighting in the kitchen and living room was poor. We had a power-outage as we had more than 3 electrical appliances on at once!
Surrounding Area:
Siena, San Gimignano, Montalcino and Montepulciano - excellent locations.
The countryside with wonderful variety and panoramic views.
Nearby Events or Locales:
Asciano - not within walking distance but a handy local town for all needs.
Tips or Restaurants:
It is only 2 hours from Rome Ciampino airport - very easy driving on the A1.
Note that there are no basic provisions provided - you will need to bring supplies of bread, milk, tea etc.
