	Exterior Description This is a delightful, meticulously maintained villa with a beautiful garden and pool (13 m x 6.5 m) area. All of the rooms face south. There are views of the sea through the pine trees. It is an enclosed property in a nice neighborhood of secluded villas. There is ample outdoor furniture. It is a short drive to the beach (about 2.5 km), and Cannes is located 15 minutes away by car. The Nice airport is 25 minutes away. There is a three-car garage, an automatic gate, and an alarm system. The house is entirely air conditioned.


	Interior Description (400 m2) Ground floor: The entrance leads into a beautifully furnished sitting room (with cable TV, VCR, DVD) with sofas and a fireplace. There is a dining room with big windows opening onto a terrace facing the pool and sea. There is a well-equipped kitchen with a large refrigerator, dishwasher, and microwave oven. There is a laundry room with a washing machine and dryer. Off the kitchen is a lovely terrace with a table for outside dining. There is an office with a fax machine, telephone and copier. There is also a WC. The master bedroom has a king-size bed, terrace, and a large en suite bathroom with a tub and shower. There is also a TV and stereo. First floor: There is a queen bedroom with bathroom and shower (no WC), and terrace access. There is another queen room with terrace access. Across from the bedroom is a bathroom with tub, separate WC. This bathroom is also used by the studio apartment. There is a twin-bedded room (the beds can be made together) with an en suite bathroom with shower and WC. The studio apartment has a living area with a futon-style bed and a single bed, a small kitchenette (ideal for a babysitter), and a wonderful terrace. There is a telephone is each room. There is a 3 car garage, automatic gate, and alarm. The pool has a barbecue area and outdoor furniture. Maid service 3 hours, 3 days a week are included. Extra service upon request: extra maid service, cook and babysitter.
