Located across the road from Lake Orta, this elegant villa has its own private dock and is in the lakeshore village of Crabbia (no shops). The coast road divides the property, with the villa and large garden located slightly uphill on one side, and the lake with private dock on the other side of the road. The town of Orta, where there is a wide range of shops and good restaurants, is only 3km away. This charming medieval village has wonderful palaces and lanes that lead to the ancient square facing the lake where the 16th century Palazzotto stands. This is an area rich in Romanesque and Baroque architecture. Lake Orta, to the west of Lake Maggiore, offers an escape from the busier lake scene of the larger Italian Lakes, while offering a variety of water sports, lush vegetation, and many footpaths from villages into the hills and mountains. From the train station in the village you can reach Milan in about 1 hour 40 minutes and Turin in about 2 hours.

(2 hectares) An independent Italian Lakes villa with a small private dock and row boat, this beautiful rental property has a large garden of about 2 hectares filled with trees and flowers, including a century-old wisteria. The villa is set at the back of the large garden, providing a peaceful location. Adjacent to the first floor balcony is a large patio that serves as a summer living room with sofas, armchairs, and a dining table for 10. To reach the lake and dock you must cross the coast road. Just in front of the crossing is the ferry launch and the gate to the dock with steps down to the lake and landing. At the dock there is a row boat and a ladder to reach the land when getting out of the lake. In the large garden a path has been created for wheel chairs. Another path, not accessible to wheel chairs, leads to the private dock and swimming area.

Ground floor: There is a double bedroom with a queen-size bed with bathroom (with tub and handheld shower head, sink and WC). There is also a storage room where there is a washing machine and an additional refrigerator. Three other storage rooms on this floor are closed. On the left of the courtyard there is a platform for a wheelchair elevator. Pretty stairs with pink painted walls lead to the first floor, surrounded on two sides by a balcony.
First floor (wheelchair lift): There is a spacious and elegant living room with a fireplace and large French windows. The kitchen is small, but well-equipped, and there is a breakfast room with a table for six. Also on this floor is a large bathroom (with tub, handheld shower head, sink and WC) with a beautiful wooden-framed mirror. There is a study with a sofa bed suitable for one and a collection of art and botanical books. In addition, there is a double bedroom with a 160 cm queen-size bed and a bathroom with tub (with handheld shower head, sink and WC). On the other side of the balcony (outside access) there is a large and beautiful patio with a dining table for 10, sofas, armchairs and a view of the lake. The wheel chair lift goes right to this patio from the ground floor.
Second floor (accessed via the balcony): Up an exterior staircase, the second floor has a spacious master bedroom (queen-size bed) with fireplace and windows framing the view of the lake. There is a large bathroom with a tub and a separate shower, sink and WC, as well as an antique crystal mirror. There is a passage way with a single bed (120cm) and baby bed that leads to a large attic bedroom with two twin beds.

Nearby Attractions: Swimming, boating and other water sports on Lake Orta; hiking from the villages through the forests and into the hills and mountains. Take the funicular railway from Stresa with your mountain bike to the summit and descent towards the slopes of Lake Orta. There are many riding stables near Lake Orta, and there are golf courses nearby.
Please Note: This villa has been adapted to help people with walking difficulties; however, the bathrooms, etc., are not built to be wheel chair accessible. Pets are allowed for 60 euros per week.

Surrounding Area:
Strong local flavor. Not high season, yet. Not a lot of foreign tourists, even though quite a tourist vacation area. Near to numerous areas we wished to visit.
Nearby Events or Locales:
Within walking distance of Pettenasco.
Tips or Restaurants:
Good local cheese, meat and wine store, plus good fruit and vegetable shop and bakery in Pettenasco. Also, 15 minute drive to both Omegna and Gassano where there were supermercato's.
