	About the Experience Immerse yourself in history, gardens and breathtaking views while staying in this unique Italian villa rental in Tuscany, close to Florence. Located on the same estate as the Villa Settignano, with its beautiful, world-famous gardens, this comfortable Tuscany vacation rental dates back to the seventeenth century. Although it is now a Tuscany villa accommodation, it originally served as an indoor ball court for palla a corda, a traditional Tuscan game which has been replaced by the game of tennis.


	Location This classic Italian rental rests on a hillside above the historic village of Settignano, considered an ideal place for rest and meditation. It is a place filled with vines and olive groves, with roots all the way back to Roman times. If you take the time to explore its streets, you’ll find the Church of Saint Maria, the New Public Square (which provides a panoramic view of Florence as well as a lovely statue), the Oratory of Vannella, the Villa Michelangelo (where the artist spent his youth), and the Villa Capponcina. There are also paths for scenic walks around the countryside. From the main square in Settignano, you can take bus #10 into Florence. Pisa: 80 km Siena: 60 km Dell'Ugolino Golf Club: 15 km Firenze/Peretola Airport: 10 km Florence: 6 km Settignano: 800 meters


	Exterior Description (Entire estate - 10,000 m2) The estate is set into a hillside with spectacular views of Florence and the surrounding Arno valley. Completed early in the seventeenth century in the traditional Tuscan style, the entire estate is a marvel of architecture and gardening. The chapel itself is located on the bowling green, with windows looking out onto the gardens and views of Settignano and Florence. You’re welcome to explore the gardens all around the villa, and (while not strictly private) the space around your apartment is large enough to ensure privacy. You also have access to a shared swimming pool, open from May to the first of October. Because of their significance, the gardens surrounding the villa are open to the public (by appointment), so your party will not have entirely private access—surely a small price to pay for inhabiting a piece of Italian history.


	Interior Description (150 m2) Ground Floor: Enter either via the bowling green or from the cypress alley. A spacious living/dining room with an antique fireplace and terra cotta floors will welcome you with plenty of space to sit and chat with friends, or share lunch together at the dining table. On either side of the room, paired doors open into the rest of the residence. On the left each door leads into a bedroom with two twin beds (80 cm wide; these can be combined to form single 160 cm beds upon request) and an attached bathroom. A third bedroom (with queen-sized, 160 cm bed that can be divided into two twins upon request) and bath opens off of the right side of the living room. All bathrooms include sink, toilet, and shower. The other right-hand door opens into a fully equipped, eat-in kitchen with microwave, refrigerator, washing machine, oven, stove, dishwasher, and iron.

Shared swimming pool (May-October), access to estate gardens, parking. Bed and bath linens changed twice a week. Extra Services: Breakfast, lunch, and dinner available upon request. All extra services are payable in cash on site. Nearby Attractions: Church of Saint Maria, the New Public Square, Oratory of Vannella, the Villa Michelangelo, and the Villa Capponcina. Florence is 6 km away. Security Deposit

• Upon arrival at the property you are required to pay to the property representative a security deposit payable in traveler's checks. The security deposit will be returned to you prior to your departure minus any extra charges or accidental damages to the property. The listed security deposit is: 250 EUR

Additional Expenses

• If available, telephone is extra and charged according to consumption.

• If you arrive outside of the posted acceptable arrival times, the following amount will be deducted from the security deposit, per hour that you are late: 15 EUR

• Extra maid service is usually available upon request and is paid locally.

• If available, heating is allowed by Italian law only from November 1 to April 1 with exceptions made for extreme weather

• Clients are expected to depart the property by 9:00 am, unless otherwise indicated.

• If available, cook service must be arranged at least two months prior to arrival and is subject to the availability of the cook.
