Treat yourself to a unique Italian rental experience "Under the Tuscan Sun" while staying in this wonderful apartment in Tuscany, close to Florence. Located on the same estate as the Villa Settignano, with its world-famous gardens, this comfortable Italian villa rental in Tuscany is an historic 15th century farmhouse, once belonging to the family of the famous sculptor and architect Bernardo Rossellini. The estate itself is set into a hillside with spectacular views of Florence and the surrounding Arno valley. Completed early in the seventeenth century in the traditional Tuscan style, the entire estate is a marvel of architecture and gardening.
Location
This classic Italian rental rests on a hillside above the historic village of Settignano, considered an ideal place for rest and meditation. It is a place filled with vines and olive groves, with roots all the way back to Roman times. If you take the time to explore its streets, you’ll find the Church of Saint Maria, the New Public Square (which provides a panoramic view of Florence as well as a lovely statue), the Oratory of Vannella, the Villa Michelangelo (where the artist spent his youth), and the Villa Capponcina. There are also paths for scenic walks around the countryside. From the main square in Settignano, you can take bus #10 into Florence.

Exterior Description
(Entire estate - 10,000 m2) The estate is set into a hillside with spectacular views of Florence and the surrounding Arno valley. Completed early in the seventeenth century in the traditional Tuscan style, the entire estate is a marvel of architecture and gardening. The chapel itself is located on the bowling green, with windows looking out onto the gardens and views of Settignano and Florence. You’re welcome to explore the gardens all around the villa, and (while not strictly private) the space around your apartment is large enough to ensure privacy. You also have access to a shared swimming pool, open from May to the first of October. Because of their significance, the gardens surrounding the villa are open to the public (by appointment), so your party will not have entirely private access—surely a small price to pay for inhabiting a piece of Italian history.
Interior Description
(180 m2) Ground Floor: There are two entrances to the Limonaia, one from the garden and also from the road. You’ll enter into a covered courtyard before stepping into a living room with ample seating and antique decorations, along with a small TV (Italian channels). Three stairs off of this room lead into a downstairs guest bathroom with toilet and sink. The opposite side of the living room leads into a kitchen/dining room, where you’ll find a wonderful old fireplace and wall oven (decorative). The dining table seats six and the kitchen is equipped with refrigerator, stove/oven, and dishwasher.
First Floor: Upstairs from the living room you’ll find a hallway branching off into numerous rooms. There is a living/bedroom with two day beds and a couple of armchairs. Additionally, there are two bedrooms, each with two twin (80 cm wide) beds that can each be placed together to form one large bed upon request. There are also two bathrooms (accessed in the hall) containing a toilet, sink, and shower. Finally, another bedroom has a queen-sized bed (160 cm; can be divided into two twins upon request) and an en suite bath, with sink, toilet, and shower.

Upon arrival at the property you are required to pay to the property representative a security deposit payable in traveler's checks. The security deposit will be returned to you prior to your departure minus any extra charges or accidental damages to the property. The listed security deposit is: 300 EUR

Additional Expenses
If available, telephone is extra and charged according to consumption.
If you arrive outside of the posted acceptable arrival times, the following amount will be deducted from the security deposit, per hour that you are late: 15 EUR

Extra maid service is usually available upon request and is paid locally.
If available, heating is allowed by Italian law only from November 1 to April 1 with exceptions made for extreme weather
Clients are expected to depart the property by 9:00 am, unless otherwise indicated.
If available, cook service must be arranged at least two months prior to arrival and is subject to the availability of the cook.

Overall:
The caretakers at the Limonaia were really great. They had stocked our villa with milk, bread, fruit, coffee, tea, fruit juice, cookies and their own brand of olive oil when we arrived. They were extremely helpful with providing information and making reservations - a must - for museums, etc., in Florence for us. We also got a tour of the main villa which was incredibly beautiful. This is an absolute "10" as in perfect score as far as vacation destinations.
Enjoyed Most:
When we first drove up to the villa and those big gates opened up we couldn't believe we would be staying there. It was magnificent. The Limonaia may have been the original farmhouse but the owners made it extremely comfortable while maintaining the historical feel. The gardens surrounding the villa were open to the public and while we were there we heard one guide tell a group of Americans that he had lived in Italy for many years and he thought the view from the gardens was the most beautiful in all Italy. We agree.
Unpleasant Surprises:
Mosquitoes.
Surrounding Area:
We loved Settignano. It was about a 10-15 minute walk, which we did at least once a day. Settignano had everything we needed. Although he didn't speak much English and we spoke even less Italian, our grocer became our fast friend and helped us find anything we needed. There were several small pizza places where we would sit outside and have a drink while watching the world go by. There was a very nice restaurant where the owner interpreted the whole menu for us. The food was delicious and we went back several more times. We also could catch the bus for Firenze right there much, much better than driving.

Tips or Restaurants:
The Limonaia, which is part of the complex, is a perfect place to experience Florence and Tuscany. You are staying in a beautiful, historical place with access to a small, friendly town that is close to Florence and Tuscany. From the Limonaia we were able to go to Florence and take trains to Venice and Cinque Terra.
Directions:
Make sure you have a good navigator or sign reader in the passenger seat as spotting the right sign is not always easy.
Check In Out:
The staff was waiting for us at the door. They made us feel very welcome after a long plane ride and drive from Milan.

Enjoyed Most:
Coming from Rome, this property was heavenly!! The views were spectacular and the accommodations were very good. The staff was very pleasant and very helpful!!! The small pool was wonderful in the 90 degree heat.
Unpleasant Surprises:
Main bathroom did not have a shower curtain; only a hand held shower head and narrow bath tub. With the taxi strike, the walk from the village was challenging in the heat.
Surrounding Area:
The views, the restaurants Tullio's was wonderful, and the relative ease to get into the city.
Nearby Events or Locales:
Settignano, yes but hilly!
Tips or Restaurants:
Tullio's in Montebeni. Bring good walking shoes, a good book or two...plan to spend some time at the Villa and just relax!
Directions:
Staff were very helpful, taxis knew how to get there - VERY narrow roads. Without a car it was a challenge at times, but none of us really wanted to drive on the roads anyway! We want to go back!
